A-Z of Specific Health and Safety Regulations

Relevant to Building Management


Almost every workplace is covered by the general duties of the Health and Safety at Work Act 1974*, essentially to protect both employees and
anyone else who could be at risk. In addition, topic-based regulations made under the Act impose extra responsibilities; the ones most relevant
to building management are listed in the table below – along with three of the most important action points in each case.

Asbestos Control of Asbestos ■ Know what asbestos you have on your site, log it and have a

■ Make sure all electrical work is done by competent people.
■ Never work live except where there is no alternative – and then
take stringent precautions (insulating mats, gloves, approved test
equipment).
Fire Regulatory Reform ■ Check you have an up-to-date fire risk assessment.

■ Check all controls are clearly marked, and that it’s possible to stop
the equipment immediately in an emergency.
■ Implement a checking regime to ensure all machine safety features,
such as guards and interlocks, remain in full working order.

Work at Height Work at Height ■ Use the proper equipment – improvised access such as using a
