Respected Sir,

We thank you for having given us an opportunity to offer our services to you for the above-mentioned
project. It shall be our endeavor to provide you with best services.

We have been actively designing and getting executed Architectural Projects since 1992. We are a
multidisciplinary Architectural Firm. We have been designing,
1. Architectural Projects
2. Interior Projects – Design and Turnkey both Residential and Corporate
3. Town Planning Projects
4. Landscape Projects.
We have a good team of Architects, Civil Engineers, and a panel of Contractors to execute your job with
required expertise.

We have designed and got executed similar bungalows for professionals like you in and around Pune, a
few of them in your society itself. A list of a few of them for your perusal is given below.

We would herein like to state the scope of our services and the scale of charges payable to us for the
same as under:

Scope of Services:

a. Taking your brief, providing conceptual design proposals for your approval.
b. Obtaining approval from the local authority.
c. Initial Estimate and Providing detailed working drawings and specifications.
d. Selection of Contractor.
e. Periodic supervision of work as per progress.
f. Assisting in selection of material and Certifying of Bills.
g. Obtaining Plinth Checking and occupancy Certificate from the local authority.

All the documents required for submitting the proposal to the local authority shall be provided
by you. If the same are to be procured by us it will be at extra cost as per schedule. Providing
designs for structural system, shall not be part of our services and shall be paid by you directly
as per terms agreed upon mutually.

Our charges shall be 5% of cost of project.


These Charges are to be paid as per the following stages

a. Initial Retainer Rs.20,000/-


b. On providing conceptual designs 10%
c. On finalisation of design and
d. Submitting proposal to PMC 10%
e. On obtaining Sanction from PMC 10%
f. On providing set of WD1 10%
g. On obtaining Plinth Checking 10%
h. On completion of R.C.C.work 10%
i. On completion of brickwork 10%
j. On virtual Completion of work 10%
k. On obtaining Occupancy from PMC Balance

Note: The above fee does not include service tax @ 14.50% on total fees, and will be charged
separately.

We hereby request you to kindly release the initial retainer so that we may proceed with
making alternative designs etc. Also attaching herewith a list of documents required before
submission to local authority.

List of documents required for submission to local Authority.

1) 7/12 Extract or Property Card within 6 months


2) Demarcation Certificate within 4 years
3) Tax NOC
4) Zone Certificate
5) Title search report
6) ULC order if applicable
7) NA Order if available
8) Society NOC and allotment letter if Plot is in a Society
9) Previous sanctioned plan and commencement certificate if there is existing building.
10) Copy of Layout Plan if plot is part of a layout
11) Development .Agreement and POA if proposal is being submitted by developer
