a survey was carried out on the site in order to provide insight on-site  Available facilities and their standards
with the aim of extracting information relating to adjoining land use
These objectives serve as a guideline for a series of activities to be

availability of facilities relating to water, electricity, road network, etc
and the standard of those facilities. Further analysis was carried out in
order to identify the likely physical, social, and economic effects on the
site or vicinity as well as likely sustainability issues in relation to the
site. All this necessary information was gathered throughout the course
of the survey in order to provide insight and understanding of the
functionality, importance, and adverse effects of industrial estates as
well as effectively using adequate planning methods through the course
and process of industrial design.

 ELEGANZA INDUSTIAL COMPLEX
The industry covers a vast land area and boasts of having one of the
largest plastic manufacturing plants in Nigeria and are well known for
producing coolers, luggage boxes, diapers, plastic chairs, hair
threads and footwear This industrial complex is large and has different
lines of production and distribution units though some of their
factories are barely operational.

Other parts of the industrial complex are used as warehouses which are
rented out by other companies to store various products.

PRESENCE OF LABOUR FORCE:

Labour is an active factor of production. It is the factor that starts

production. The availability of labor or skilled workforce is the success

ACCESSIBILITY:

Transport offices, by and large, impact the area of industry.

Transportation modes, i.e., water, street, and rail assume a significant
part. So the intersection points of streams, streets, and railroads become
murmuring places of modern action. This allows for ease of movement
of industrial goods and services to and from the various industries to
their point of need. The 2 major road channels being Mobolaji, Kudirat
Abiola way which majority of the industries are sited along due to ease
of traffic allowing for ease of transportation of industrial goods.

FACTORS THAT MIGHT HAVE

INFLUENCED THE LOCATION OF
INDUSTRIES ON SITE

NEARNESS TO MARKET
For the growth of all industries. Due to the industry cited within Ikeja
which is the capital of Lagos and also its central business district, there
is a concentration of labour force within the area further influencing the
citing of industries within close proximity to it. Also the adjourning land
use which are mostly classified as commercial and residential serve as
patronize the products from these industries.

SITE:
Available facilities and their standards
Site requirements for industrial development are of considerable
significance. Sites, generally, should be flat and well-served by
adequate transport facilities. Large areas are required to build factories POWER: Regular supply of power is a prerequisite for the
and these favorable site influence Industries to develop at the place of localization of industries. Industries tend to need the power to be able to
their original establishment which is referred to as inertia carry out their day-to-day activities and majorly to make their machines
functional. Due to the fact that electricity in this area is not stable, they
generated their own power to make them functional and functional 24/7
SUSTAINABILITY ISSUES in order to smoothen the production process through the use of industrial
Pollution: generators and micro power plants.

An observation within the study area was a presence of noise and air
pollution from the different factories within the area due to the use of
industrial generators to generate power to factories as a result of
inconsistency is power supply

WASTE MANAGEMENT

Most refuse within Oregun are dumped in the Olusosun dumpsite which is
a 100-acre dump in Lagos, Lagos State, Nigeria. It is the largest in
Africa, and one of the largest in the world. The site receives up to 10,000
tons of rubbish each day. Though there is a means of treatment it is not
as effective and in very close proximity to industries and businesses
within the study area. There has also been several complaints of water
contamination and air pollution. Industrial generators present in an industrial factory (Eleganza

ROAD NETWORK/DRAINAGE: adequate road network
condition which enhances the transporting of products and as well as the
drainage system, is well managed. Some streets in this area have double
drainage systems which work effectively while other streets suffer from
flood during raining season due to lack of drainage system or one-sided
drainage

STORAGE FACILITIES:
There are landed areas set aside to serve for storage of
industrial products. These facilities are in forms of
warehouses like present in the Eleganzer industrial complex.

WASTE DISPOSAL:

The Olusosun dumpsite is a 100-acre dump in Lagos, Lagos State,

Nigeria. It is the largest in Africa, and one of the largest in the world.
The site receives up to 10,000 tons of rubbish each day. Waste from
around 500 container ships is also delivered to the site, adding a
substantial portion of electronic waste. Some of this material is treated
with chemicals to extract reusable products resulting in toxic fumes
being released this dumpsite also accommodates for the refuse of the
various industries.

Likely effects of the estate on the
vicinity

POSITIVE:

 Improve the presence of job opportunities due to the

presence of industries and commercial sites

 Economic enhancement which is brought about by the

level of revenue generated within the study area

 Reduction in social vices due to the availability of job

 Pollution: This is prevalent on site by the number of vehicles and

WATER SUPPLY: The water supply in the industries are
heavy machinery used within these industries. The pollution caused
boreholes which they dug themselves because of their high water usage
within the study area is classified under noise and air pollution.
due to the unreliability of the water supply and hygiene

 Atmospheric changes: this is caused due to the release of

WASTE DISPOSAL: The industries make use of waste
greenhouse gases from industries into the atmosphere causing
management trucks for their waste disposal and they have certain days
adverse effects on the environment and leading to climate change
that they are done. There is also a presence of a disposal site toward
the southern portion of the study area (Oregun)
