Seri Melur Apartment is an apartment complex located above a resort island on the east
coast. The apartment complex has 10 apartment buildings where each building has 200
apartment units which is rented. Each apartment building is equipped with an office affair.
The apartment complex is also complete with all basic amenities. The rental system for each
apartment unit is as follows and all business can be done at any business office located in
each the apartment building. "The tenant will need to sign a rental agreement form.
Information about the tenant will be filled into a special form. The form will be sent to the
Processing Division. The data and so on are entered into the tenant’s file. A tenant card will
be created and the card is given to the manager. First month's deposit, rental payment and
the last month payment will be requested from the tenant and all payments must be made
with using a cheque. The card along with the tenant’s payment check is sent to the Accounts
Division. The cheque will be deposited into the bank. Overdue payment and rental reports
will be generated at end of each month. Notice will be sent to the tenant if the rental is not
paid.”

1. Tenant will need to sign a rental agreement form. Information about the tenant will be
filled into a special form. This is based on law of tenancy in Malaysia. This agreement
will be use in court or police station if any problem occur with the tenant. Once the
agreement has been signed, it means you agreed to all of the conditions and rules
stated in it.
2. The form will be sent to the Processing Division. The data and so on are entered into
the tenant’s file. They need to have all information about the tenant so that in future if
there is some problem, they easily can trace out a solution. After tenant moved out,
they will close the file and transferred it to another folder.
3. Tenant card will be created and the card is given to the manager. As the apartment is
based on this technology, and some sort of to keep the people safe inside the
apartment area. If they don’t have the access card, they could never go inside the
building area.
4. First month's deposit, rental payment and the last month payment will be requested
from the tenant and all payments must be made with using a cheque. In Malaysia,
rental deposits should be 2 + 1 = 3 months’ rental payment. Adding the utility bills for
1 month also is a compulsory. Before they leave the apartment, tenant need to settle
down all his outstanding balance such as utility bills and take their deposit. If they
failed to do so, the Account Division has the rights to deduct the outstanding balance
from their deposits.
5. The card along with the tenant’s payment cheque is sent to the Accounts Division.
From there, they will process the cheque and check it with the bank. Some tenant will
try to do fraud. For safety purpose, they use these type of transaction.
6. The cheque will be deposited into the bank. And the bank will update them if there is
something suspicious with the payment.
7. Before moving out from the apartment, tenant need to give back the access card to the
manager so that they cannot enter the building again without any permission from the
manager. They also need to keep the house clean and neat as how they entered the
house before. If there is any damage, management will deduct the costs from the
tenant deposits.
8. Based on tenancy agreement, tenant need to inform 1 month earlier before the date he
or she want to move out. So that management department can prepare the process and
find a new tenant. Some places tenancy agreement, they will be charged if they late in
informing the moving out date. It’s very important for a tenant to read the whole
agreement and understand them.
b. If this system is to be developed, it is implemented in the environment network, where

each business office (10 offices) is networked, specify the best network architecture for this
system and also specify the specifications hardware and software required to implement this
system. (15 marks)
Computer networks can be classified by a number of different properties such as capacity,
authorization, structure, technology, organizational purpose, etc. However, the most common
network classification method is the physical or geographical extent. I would have chosen
WAN in order to connect the whole system.
WAN stands for wide area network. A wide area network is a large computer network, which
connects groups of computers or communication devices over large distances. Unlike a LAN,
it is not tied to a single geographic location. WANs are generally used by businesses to
connect their office networks located at multiple geographical sites. Each of the offices
typically has its own LAN, and these LANs are connected via a WAN.
