    TENANCY AGREEMENT

    THE PARTIES AGREE AS FOLLOWS

    1. In Consideration of the rent reserved and the conditions contained herein the
    Landlord hereby LETS TO the Tenant the Apartment Number …… for a term of …. ( )
    months/years with effect from the …… day of ……………… 20…... PAYING THEREOF
    the yearly/monthly rent of …………………………. Which rent shall be subject to review
    after every ………. Year(s).
    2. That this Agreement stands renewable only on the condition that the Tenant has
    proved himself/herself to be of good behavior and conduct and same shall be
    subject to the terms agreed upon by the parties.
    3. That the Tenant shall pay all utilities (i.e. water and electricity) and other outgoings
    payable by the occupier of the premises during the term granted.
    4. That the Tenant shall not let, assign, charge or part with possession of any part of
    Apartment being rented.
    5. That the Tenant shall not make any alterations or new fixtures in the Apartment
    without the prior written consent of the landlord.
    6. That the Tenant shall not do or cause to be done anything that will cause annoyance
    or nuisance to the adjoining neighbors of the Tenant.
    7. That any fixtures damaged by the Tenant during the subsistence of the term shall be
    repaired or replaced at his or her own expense and under the supervision of the
    Landlord.
    8. That the Tenant shall pay the cleaning fee of ……………………… ( ) per month, such
    fee to be paid in advance of the rent reserved.
    9. That the clearing of the compound of the house and its surroundings shall be the
    responsibility of all and sundry.
    10. That this Agreement permits recovery of the Apartment from the Tenant by the
    Landlord for self-occupation and that of his family.
    11. That if the Tenant fails to observe or perform all or any of the conditions contained in
    this agreement, the Landlord reserves the right to eject the Tenant subject to the
    giving of at least three (3) months prior written notice.
    12. That either the Landlord or Tenant may terminate this agreement at anytime
    provided either party gives not less than three (3) months written notice to the other
    party of intention to do so.
    13. Generally to perform and observe all the implied covenant in Section 50 (1) of the
    Land Act, 2020 (Act 1036) as if the same were set out in extenso in this agreement.
