2. Rent
The Tenant agrees to pay Landlord as base rent the sum of $6500 per month in, due and payable
monthly in advance on the 11th day of each month during the term of this agreement.
3. Method of Payment:
The Tenant agrees to pay their rent in the form of a bank direct deposit or an online Transfer (EFT)
made out to the following account details:

4. Bond
The Tenant must pay the bond of $8000 which is equivalent to 6 weeks rent by the
commencement date of this agreement.
In accordance with the Residential Tenancies Act 1997, the Landlord/agent must lodge the bond
with the Residential Tenancies Bond Autghority (RTBA) within 10 business days after receiving the
bond.
If Tenant does not receive a bond receipt from the RTBA within 15 days of paying the bond, tenant
should contact the RTBA immediately on 1300 13 71 64.

5. Period
The Tenant agrees to lease the premises for a fixed term of 5 months.
The period of the agreement commences on 11 / 07/ 2022 and ends on 10 / 12/ 2022 unless the
agreement terminates in accordance with the Residential Tenancies Act 1997.
b. if the Landlord owns or controls the common areas, take reasonable steps to ensure that the
common areas are maintained in good repair.
a. The Tenant hereby acknowledges that the Premises and its furnishings are in a good condition
and the Tenant agrees to take reasonable care to avoid damaging the Premises, its furnishings
or any common areas.
b. After moving in, the Tenant agrees to report any damage or faults in the Premises to the Agent
within 3 days of taking possession of the Premises. The Tenant agrees that the failure to notify
the Agent of defects is legally binding proof that the Premises is in good condition at the time of
occupancy.
c. During the Tenant’s occupation, if the Tenant becomes aware of any damage to the Premises,
they must give notice to the Agent as soon practicable in writing.
d. The Tenant agrees to leave the Premises in a reasonably clean condition upon the expiration of
this agreement, subject to a standard check out clean.
e. The Tenant acknowledges that it will be liable to pay for any additional cleaning and repairs to
the Premises and its furnishings should the Premises be left in a lesser condition than the
condition of the Property at the commencement of this agreement.
a. The Landlord must ensure that the Premises are in a reasonably clean condition on the day on
which it is agreed that the Tenant is to enter into occupation of the Premises.
b. The Tenant must keep the Premises in a reasonably clean condition during the period of the
agreement.
9. Use of premises
a. The Tenant shall not use or allow the Premises to be used for any illegal purpose.
b. The Tenant shall not use or allow the Premises to be used in such a manner as to cause a
nuisance or cause an interference with the reasoanble peace, comfort or privacy of any
occupiuer of a neighbouring property.
The Landlord must take all reasonable steps to ensure that the Tenant has quiet enjoyment of the
Premises.
a. The Tenant must not assign or sub-let the whole or any part of the Premises without the written
consent of the Landlord. The Landlord’s consent must not be unreasonably withheld.
b. The Landlord must not demand or receive any fee or payment for the consent, except in respect
of any fees, costs or charges incurred by the Landlord in relation to the preparation of a written
assignment of the agreement.

Special Conditions
13. Smoking
The Tenant must not smoke inside the Premises. You may smoke on the balconies but must
dispose of all cigarette waste lawfully.
14. Alterations
The Tenant must not make any alterations, decorations, additions, or improvements (Alterations)
in or to the Premises without the Landlord’s prior written consent. If any Alterations are made by the
Tenant, such Alterations shall become the property of the landlord and shall remain upon, and be
surrendered with said Premises at the end of the term hereof.
15. Access
The Landlord reserves the right to enter the Premises at reasonable times to inspect, make
necessary repairs, supply services, or show it to prospective guests. Whenever practicable, a two-
day notice of the Agent’s intent to enter shall be given to the Tenant.
The Tenant acknowledges that the Premises is subject to an Owners Corporation and all occupants
of the Premises are subject to comply with the rules and procedures of the Owners Corporation.
This includes:
• keeping all common areas in a clean and good condition (common areas includes the
building’s lobby or foyer, lifts, all hallways, garage and rubbish rooms);
• complying with specified rules of conduct when enjoying common facilities (including
swimming pools, spas, saunas, gyms (if any)); and
• respecting the privacy of occupants in neighbouring apartments.
Breach of Owners Corporation rules may result in the issuance of a breach notice and fee from the
Owners Corporation. In the event of non-compliance by the Tenant of any Owners Corporation
rules and the issue of such a notice or fee, the Tenant is responsible for payment of the fee (if any)if
the breach is caused by the Tenant or its invitees.
