Welcome to Festival’s Edge. I am so excited that you will be joining
our vibrant student community in 2023.
We want you to have the best stay with us and hope that choosing
to make Festival's Edge your home, will be the foundation for a very
successful year for you.
As the Property Manager of Festival's Edge, it is my privilege to
provide you with an excellent living space and conducive
environment while you enjoy making friends, having fun and
working towards your degree. Festival's Edge does not only offer
you a convenient place to stay, but it will also allow you to become
part of our community.
This booklet will assist you to make the best use of your new home
and give you all the information to make life here easy and
comfortable. Please refer to the relevant topics contained herein to
familiarise yourself with the processes of the building and to know
where to find the assistance you will need
throughout the year.

As the Student Life Executive, I oversee the Student Life programmes in all our
buildings, where we not only want to offer you a comfortable living but a well-
balanced student life. We want you to leave Festival’s Edge after your studies with
much more than just a degree.
This booklet invites you to start looking forward to the Festival’s Edge experience! It
contains valuable information to ensure that you are well-prepared and know what to
expect.
The Student Life Manager at your building will be your go-to person for any form of
assistance and emotional support. Navigating through this phase can be daunting, so
you are more than welcome to approach her whenever you need help.

As Student Life Support Coordinator, I am responsible for skills development and
psychosocial student support in Festival’s Edge.
Student Support believes in early education and access to psychosocial and
mental health information. It includes early identification of signs of mental
health symptoms, early risk recognition and ensuring the delivery of suitable
care and support, including treatment. Managing these factors supports our aim
to develop additional competencies and skills in our students. Equipping
students to flourish in the challenging post-school world and to become leaders
embracing diversity and making a difference in their communities.
Our focus is on creating an atmosphere in our buildings that is conducive to
personal growth and enabling our students to develop into confident, resilient
and unique individuals to thrive, after university.
With dedication and perseverance, you can reach your goals and create a
successful career after university.

your life: being a student! There is nothing like being a student: no longer a child, not
yet a full-blown adult with all the extra responsibilities, but you have enough freedom
to do what you hope and dream to do.
Here at Festival’s Edge, we hope to make your stay with us as memorable as possible
and to set you on your path to make those dreams come true. I am the Student Life
Coordinator responsible for the Student Life programme in Festival’s Edge and I hope
that you would find a spot in our programme where you can flourish.
Along with your Student Life Manager and the Student Life Intern team, we focus on
running a programme that will help you experience a ‘home away from home’, make
new friends, have fun, excel academically and develop yourself in all spheres of life.
Our programme aims to create a space where any and every student can become part
of a fun, inclusive and developing community.
There will be socials, sports, cultural events, academic workshops and tips, wellbeing
support, clubs to join, opportunities to serve the greater community, workshops to
prepare you for your life after graduation and so much more. To make the most of
your student life experience make sure you join in the fun. You have nothing to lose
and so much to gain!

experience here at Festival’s Edge, is one filled with excitement, well-being and
growth. As your Chairperson, I am thrilled to have you be part of our family and
hope that you one day leave Festival’s Edge an improved version of yourself.
Remember to pack your sporting attire and equipment as we are about to embark
on an action-packed journey. We look forward to your participation and don’t

# Tip 1 – use microwave-safe containers (some plastic containers can melt

# Tip 4 – check for leakage – do not use a microwave if the door seal, hinges
etc. aren’t closing properly.
# Tip 5 – keep the microwave clean by cleaning any spillage after use.
# Tip 6 – Leave microwave door open after use, to allow excess steam to
escape. This will prolong the lifespan of your microwave reducing rust.
This can be done with a metal scraper (avoid any other materials that might
melt or catch fire). Make sure the blade is not broken or chipped and remains
in place while pressure is applied. This will help ensure you don’t scratch the
surface. It is best to do this when the surface is still a bit warm, especially if
sugar, plastic, or acidic foods/materials have fallen on the stovetop.
2. Spray or drop a few drops of your solution directly onto the cooktop.
Once the stove has cooled, you will then want to use a ceramic or glass
cooktop cleaner. White vinegar will also help clear any water spots from the
surface. Do not use abrasive cleaners or scouring agents, as these will harm
the cooktop instead of clean it. These include (but are not limited to) chlorine
bleach cleaners or other bathroom products, dishwashing agents, powdery
cleaners and caustic cleaners.
Use a damp, microfiber/soft cloth or paper towel to wipe the solution and
clean the surface. You will then want to use a clean cloth to dry the cooktop
off. Do not use metal or foil pads or abrasive scrub sponges to wipe down.
Important Notes:
Check the type of ceramic /glass the manufacturer of your induction cooktop
uses and use the recommended solutions to clean.

speed is provided as a best-effort service and network capacity and
performance is subject to contention for services from users. This means that a

Your visitor may be signed in and out at the reception. You may not sign in anybody else’s
visitor.
Visitors are only allowed between 7:00 and 24:00 . Should a visitor sign out after 24:00 it
will be deemed to be an illegal sleepover.
You are responsible for your visitor(s) and their actions at all times. Your visitor may not be
unaccompanied in your room or any other communal area of the building. Visitors who
break the house rules will be asked to vacate the premises immediately and sleepover slips
will not be reimbursed. Depending on the transgression, visitors may be banned from the
building at the discretion of the Student Life Executive and/or Student Life Manager.
No sub-letting or co-occupation is allowed.
VISITORS
1. Only Occupants are allowed to stay on the Accommodation. No sub-letting or co-occupation is
allowed.
2. All visitors must be signed in and out at the reception by the Occupant - Occupants may not sign
another Occupant’s visitor in, or on behalf of another Occupant.
3. Visitors are only allowed between 7:00 and 24:00
4. Should there be a need for a visitor outside visiting hours, the Occupant must obtain a sleepover
slip from the admin office within office hours (Monday to Friday).
• Only a limited number of free-planned sleepovers will be granted per month.
• Planned sleepovers exceeding the abovementioned number will be at a cost of R300.00
per sleepover.
• Emergency sleepovers (not obtained during office hours), can be obtained from the
security/reception desk and will be at a cost of R400 per sleepover, regardless if the
Occupant still has free sleepovers available.
• Sleepovers have to be paid within 24 hours (or the next business day) at the admin office,
failure to do so will result in the amount being billed to the Occupant’s account, with an
additional administrative fee of R100.00.
• Permission will only be granted up to 4 times per month (provided that all terms and
conditions are adhered to relating to the sleepovers, and the account is paid up to date).
• Sleepover rules may be amended from time to time if necessitated by specific COVID
protocols and at the Lessor’s discretion.
5. The Occupant is responsible for their visitor(s) and their actions at all times. The Occupant’s visitor
may not be unaccompanied in the Accommodation or any other communal area of the Building.
6. If security or management becomes aware of a visitor that is signed in or sleepover for more than 8
days in a specific month, it will be considered as sub-letting or co-occupation, regardless if the
visitor is signed in by different Occupants, which will constitute a material breach of these rules and
the lease Agreement. The visitor will be banned from visiting the Building and the Occupant(s) will
be disciplined in accordance with the disciplinary code.
7. Visitors who break the house rules will be asked to vacate the premises immediately and sleepover
slips will not be reimbursed.
8. Depending on the transgression, visitors may be banned from the Building at the discretion of the
Student Life Executive and/or Student Life Manager.
9. Sleepovers are only permitted for visitors OLDER than 16 years (Identification will be required to
prove the age of the visitor).
House Rules
NOISE
1. Noise (including, but not limited to, music, loud conversation and shouting) must be kept to a
minimum to not cause a disturbance of any kind.
2. Quiet time will be between 22:00 and 10:00 Sunday to Thursday. Quiet time will start at midnight
on Fridays and Saturdays with due consideration for the municipal by-laws requiring quiet from
22:00 till 10:00
3. A 24-hour compulsory quiet time will be maintained during examination periods, starting two
weeks before the start of exams.
4. On occasion, an Festival's Edge social event, approved by the Student Life Manager, may exceed
the 22:00 time limit.
5. If the Occupant uses any equipment continuously to disturb an atmosphere conducive to study and
rest, it will be confiscated and returned to the Occupant at the end of the semester.
CONDITION OF ACCOMMODATION/UNIT
1. The Occupant is responsible for the condition of the Accommodation/unit and for keeping it clean
and tidy. Cleaners will only clean communal areas and the Occupant may not request any cleaner
to clean their Accommodation. Special attention must be given to the hygiene of bathrooms.
2. All garbage must be disposed of properly in waste/garbage containers available throughout
Festival's Edge and in the refuse area located on each floor. No litter or other items may be thrown
out of windows.
3. Accommodation/Unit may not become a health risk to fellow Occupants. Any cleaning that may be
required as a result of any act or omission of the Occupants or the Occupant’s visitor, will be for
the Occupant’s account.
4. The Accommodation/unit must be returned in the same condition in which it was found when the
Occupant vacate. Should the Occupant fail to do so, the Occupant will be held responsible for any
costs incurred for replacement or repairs in this regard. There will also be a charge for cleaning the
Accommodation/unit if it is vacated and not returned in a clean state. Refer to Clause 12.8 of the
House Rules.
5. Please note that scheduled and random Accommodation/unit inspections will be held to ensure
that the abovementioned rules are adhered to.
DAMAGES
1. Any damages in the Accommodation must be reported as soon as possible through the intranet
portal or at the admin office.
2. The person responsible for the damage will be responsible for the cost of the necessary repairs or
replacement.
3. The Occupant may not make any alterations or additions in or on the premises. The Occupant may
not drive any nails into the walls, ceiling or furniture or make any holes or attachments, or use
sticky tape on the walls.
House Rules
PRIVATE PROPERTY
Lock the Accommodation at all times when out. It is strongly recommended that the Occupant obtain
insurance coverage for their personal property at the building, as Festival's Edge is under no
circumstances responsible for damages or loss. Including any property that was stolen in the communal
areas, including the laundry areas, IT Lab or any other communal area. Staff will not be required to
check CCTV footage in the case of negligence from the Occupant.
PARKING
1. Vehicles may only be parked in the allocated rented parking bays as set out in the Lease Schedule.
If a vehicle is parked in the wrong parking bay an R500.00 penalty fee will be charged.
2. Please ensure that vehicles do not drip oil or brake fluid onto the common Property or in any way
deface the common Property.
3. Occupants must update security with their most recent vehicle details (registration number, make
and model).
4. Use of the parking area is at Occupant’s own risk. Festival's Edge will not be liable for the theft or
damage to vehicles parked on the Property. Insurance of vehicles, motorcycles and bicycles is the
owner’s responsibility and vehicles must be locked at all times.
5. Only those in possession of an official Festival's Edge parking access card or similar proof of access
notification, card, parking disk or token, may enter the parking levels. No friends or visitors may
enter the Building via the parking levels.
6. Visitors may make use of the parking, IF AVAILABLE, subject to payment for the duration of the
visit. Parking is R100 per day.
House Rules
FIRE SAFETY
1. Fire sensors, fire alarms and smoke detectors may not be covered or tampered with. This includes
fire censors in individual Accommodation/units. Any person who tampers with or misuses any
safety equipment will be guilty of a criminal offence. If the Occupant’s actions result in the Fire
Department attending the premises due to a false alarm, the Occupant will be liable for any costs.
2. Fire escape doors and emergency exits may only be used in the event of a fire or similar
emergency. These may not be used as normal exits or entrances to the residence.
3. No person may light any fire outside, break any fire glass, set off any fire alarms without cause, or
misuse fire extinguishers or hoses.
4. No open-flame devices (including all space heaters, open-bar heaters, paraffin or oil lamps or
stoves, alcohol burners or gas stoves as well as candles of any kind) are allowed and will be
confiscated. Burning candles, oil burners, incense burners, bar/oil heaters etc. are prohibited at all
times.
5. Fire drills are mandatory for accreditation with the University and Fire Safety Regulations and
Certifications. Please note that it will be done as and when needed without prior confirmation or
warning. Participation in fire drills is NOT optional.
COMMUNAL AREAS
1. All persons residing in Festival's Edge can make use of communal areas such as the games room,
lounge/TV Room, study area and IT labs. Bookings for specific events must be done in the office
during office hours with the Student Life Manager.
2. When making use of the communal living areas please do not cause any excessive noise, undue
inconvenience, or disturbance.
3. Communal study areas should be kept neat and everything must be returned to its original position
after use.
4. Any cleaning required in communal areas due to Occupant behaviour (including but not limited to
vomiting), will be for the Occupant’s account. Please note after hours rates may apply.
5. Please note that when in the communal areas of the Building you must be dressed appropriately,
sleeping wear is not allowed in communal areas.
6. Manage the time the Occupant spends using computers in a considerate manner. Silence must be
maintained in the study centre at all times and group discussions must be taken elsewhere.
7. No food or drinks are allowed in the study areas and IT labs. All items in the IT Lab (Screens,
desktops, keyboards and mouses) are the Property of Festival's Edge and may not be removed. A
fine of R1000 will be imposed if it is removed and the replacement thereof will be for the
Occupant’s account.
8. Interference with the air-conditioning systems in the IT labs is strictly prohibited.
9. Communal kitchen and bathrooms must be cleaned by the Occupant immediately after use. Any
dirty kitchen items (including cutlery, crockery, pots and pans) will be confiscated and a fine
imposed as per the fine schedule.

MEDICAL EMERGENCIES
1. Any serious injury, physical condition, indisposition, disability or illness must be reported to the
security desk immediately, who will refer it to the Student Life Manager and seek medical
assistance if necessary.
2. The Occupant must ensure that all medical information, medical aid information and emergency
contact information is up to date at all times, by updating such on the intranet.
3. If the Occupant arranges an ambulance the Student Life Manager must be notified.
GENERAL
1. At no time is it acceptable for the Occupant to be abusive towards any other Occupant, cleaner,
security or staff of Festival's Edge in order to resolve disputes. Disputes must be reported to the
management office or online via the intranet. Any form of abuse, verbal, physical, emotional
behaviour, or bullying towards ANY person is strictly prohibited.
2. Any form of racism, sexism, homophobia, transphobia, xenophobia, ethnic chauvinism, religious
intolerance, unfair discrimination, hate speech, sexual or gender-based violence or any disrespectful
behaviour is prohibited.
3. Nothing may be thrown out of the windows of the Building. This includes, but is not limited to,
bubble gum, cigarette butts and fruit peels.
4. Personal items such as bags, suitcases and bicycles must not be left in the communal areas. Any such
items will be removed by the cleaners.
5. No equipment or furniture may be removed from the Accommodation/units or the communal areas.
6. Any abuse of equipment in the Building (TV rooms, lounge, IT lab, games room, braai areas), will be
a material breach of this Agreement and will result in the closing of the facility.
7. The Occupant will not be allowed to tamper with or damage the plants, trees or
door/gate/mechanism. Any damage due to such action will be charged to the Occupant’s account.

8. Upon moving out of the Accommodation an inspection has to be done to confirm that the
Accommodation is in the same condition as received. Note: A minimum cleaning fee will be charged
when moving out. The cleaning fee will a minimum of R300.00 – the amount may change
depending on the cost of cleaning, increases in the cleaning company rates or related rates. All
repairs will be for the Occupant’s account if not noted on the entry inspection sheet. Please visit our

9. Review the Sexual Harassment Policy and any other policies specific to the fair stay of each
Occupant. These policies are available on the intranet
(www.festivalsedge.co.za/www.thriveportal.co.za) and form part of these rules and the Lease
Agreement and if breached will constitute a material breach of the rules and the Lease Agreement.
10. The disciplinary process and guidelines (available on the intranet -
www.festivalsedge.co.za/www.thriveportal.co.za) will be followed in the event of any Occupant’s
transgression of the house rules.
11. Any mass meeting or protest must adhere to the Mass Meeting & Protest Policy as published on the
Intranet, a fine will be imposed if it is not followed. Refer to the Fine Schedule.
12. Festival's Edge is a cashless site and all purchases and rental payments (where applicable) may only
be done via card payments.
13. ONLY IF APPLICABLE AND WHERE PROVIDED WITHIN THE LESSOR’S DISCRETION, ABILITY AND
ALLOCATED SPACE: The canteen/kiosk operator is a Third-Party that may or may not (as per the
third-party operations requirements) accept cash or card payments. The provision of a
canteen/kiosk is done so on a contract basis and the operations thereof are at the management
and/or owners’ discretion. – Where applicable
14. It is each Occupants responsibility to purchase electricity when the allocated, included or monthly
purchased electricity runs out. In sharing rooms proper agreements relating to the additional
purchase should be adhered to. If one of the sharing Occupants does not purchase electricity that
results in an unfair financial disposition of the other roommate, electricity will be loaded on the
meter and charged to the roommate that is failing to make the appropriate purchases together with
an administration fee of R50 per purchase.
15. ONLY WHERE APPLICABLE: Provision of meal vouchers is either part of the Lease Agreement (where
such is stated) or by purchasing meals directly from the supplier or operator.
16. Not the Occupant nor any other service provider, without the prior written consent of the Lessor,
may market (add signage), sell or promote any products or services in the Building.

1. From time to time and during events that are attended at Festival's Edge photographs might be
taken. Such pictures might be used in presentations or social media without prior notice.
2. Festival's Edge makes use of WhatsApp Groups to communicate with Occupants, please ensure that
the Occupant is added to the applicable group. Permission to be added to the group is done by
accepting the being added to the group and in doing so the Occupant is making their contact
details publicly known. All liability towards Festival's Edge, the owner or agent is waived relating
to the use of the publicly known contact details.

3. Festival's Edge is under constant CCTV surveillance and by entering Festival's Edge it is agreed that
such surveillance may be used, where applicable for safety and awareness purposes.
4. In the event that such surveillance needs to be used to determine any violation of any kind
whatsoever it will be done within the CCTV Policy of Festival's Edge, which is available on request.
5. In the event of any misconduct of whatever nature an Occupant and/or management may request
to have CCTV surveillance viewed to determine the specifics of an event. The request must be given
through to Security and the Property Manager or Student Life Executive will be informed to review
the footage and provide confirmation that the footage is free of POPI Act violations to give such to
the police or management for further investigation.
6. No Occupant may review CCTV surveillance footage.
7. No Occupant may interfere with the duties of security or be behind the security counter, without
permission.
8. No Occupant may have any form of weapon or firearm in the Building or use any item(s) as a
weapon of any kind whatsoever.
