SECTION NO. 1

INSTRUCTIONS TO TENDERERS & GENERAL CONDITIONS

1. Tenders :

The work comprises of the construction, completion and maintenance of a warehouse, ancillary building, external
works and external services complete with all finishing and fitting out, electrical, air-conditioning, plumbing, ancillary
works, drainage as described on drawings and other tender documents.

2. Visiting the Site:

Tenderers shall at their own expense, visit the site of the works and obtain for themselves, on their own
responsibility, all information that may be necessary for making a lump sum offer and entering into a contract
including ascertaining means of access, conditions affecting the supply of labour, availability of water and electricity
and all other matters likely to affect their price.

No claim arising from want of knowledge will be entertained. Tenderers must examine the contract documents and
inspect and consider the site and its surroundings before submitting their tender.

3. Lump sum Contract:

This is a lump sum contract. Tenderer is requested to study the drawings, conditions, specifications and other related
documents carefully. Any discrepancies, doubts, missing details, confusion etc. should be clarified from the Consultant
prior to submission of the tender. Any deviation arising there from, having been not clarified, will not be accepted and
entertained, as this is deemed to have been accounted already in pricing the related items of the work, before tendering.

4. The tenderer should note that their tender is not bound to be accepted even if lowest; and that their tender may be rejected
without assigning any reason thereof. Consultant may deduct suitable, proportionate amount from the tendered amount,
if found necessary in his opinion.

The Consultant reserves right to drop/omit or cancel whole or part of any item/section of the tender, at any time if
required; and therefore, the tenderer should consider this aspect while tendering the work. No compensation towards this
aspect will be entertained.

5. Submission of Tenders
The Tender Documents complete, including the Form of Tender with attached Appendices, Drawings, Conditions of
Contract, Specifications and Schedules of Rates completed as required must be enclosed in a sealed cover as deposited
in the office

6. Lump Sum:

Tenderers are reminded that this is a LUMP SUM BID and that they are responsible for calculating their own quantities and
must take into consideration all such items of work that in their opinion, are necessary to complete the works, whether
stated in the Schedule of Rates or not.

7. Other Conditions:
During execution of work, the contractor shall not be allowed to deviate any item from the drawings and specifications. If
found so, Consultant's decision on this, will be final and binding solely to the Contractor.

9. Detailed particular sketch dimensioned blown up details shall supersede related items in general architectural drawings.
Contractor should take care to procure any detail, instruction from the Consultant prior to carrying out such item. Any work
done without such details and if found deviated or unacceptable, the same should be removed and corrected in
accordance with the Consultant's requirements without claiming any extra cost and time.

10. Any major deviations in the drawings and specifications in accordance with the requirements of Consultant and Client shall
be studied and the decision of consultant shall be final and binding to the Contractor.

11. The Contractor shall carry out and complete the work including maintenance in every respect, in accordance with the
Drawings, Contract, Specifications, consultant's instructions and directions from time to time, in a best workmanlike manner
to the reasonable satisfaction of the Consultant.

12. The main Contractor is responsible for all builder's plan and details on all related M.E.P. services like mechanical, electrical,
plumbing, air conditioning, and other elevation treatment work. The provision of such services in accordance with the
requirement of the sub contractor/nominated sub contractor/ supplier etc., deemed to have been incorporated, co-ordinate
and included in the prices of the main contract. No extra cost or service charge, overhead, profit etc shall be paid to the
main contractor.

13. Generally, the contractor shall not be allowed to break any part of the concrete structure, prior to approval of the
Consultant. Any consequence/cost implications raised out of such requirement on missing provision by the main
contractor, shall be whole responsibility of the main contractor, and all expenses on this shall be born by the contractor
without claim.

14 Contractor is required to report in writing, any claim on deviation of work, interruption of progress or any legal cause within
14 days of occurrence of the event/ instruction of the Consultant. Any claim made by the Contractor after such stipulated
time, shall not be accepted and entertained in any circumstance.

15. Contractor is required to submit detailed break-up of all items of his offer along with the tenders at the time of submission.

16 The Contractor shall not appoint any sub contractor without the consent/approval of the Consultant. The main contractor
shall be responsible for good workmanship and quality of work carried out by such sub contractors or nominated sub
contractors.

Delay occurred due to default or slow progress by the sub contractor or nominated sub contractor shall be the sole
responsibility of the main contractor.

17. The Contractor shall prepare and submit BAR CHART WORK PROGRAMME with Cash flow and MAS & DAS within 15
days of issuance of work order, for the approval of the Consultant.

18. The contractor shall be responsible for obtaining timely approval (within 3 weeks) on all shop drawings, and materials locally

purchased or imported, in order to maintain the work progress according to approved programme. Any cost or time
implication caused due to this, will not be accepted.

19. The contractor is required to submit the following security within 15 days of the start of work.

a. A performance bond (10% of the Contract amount) from a recognized approved bank and valid till final handing over of
the work.

b. C-A-R. Policy for an assured amount equal to the total amount of the tender with additional 10% amount against
payment to Consultant' supervision in prolonged period of the work. This policy shall also cover a third-party accident cover
of assured amount equal to Dhs. 500,000/= per incident or the total cost of the damaged property whatever the case may
be in a single event for unlimited events, during the entire period of execution and handing over of the project including
maintenance.

All the insurance covers shall be clearly made in favor /beneficiary of the owner of the work. In case of the contractor's company's
full comprehensive insurance, general policy, an endorsement to the effect of said amount in favor of the owner of the work to be
made.

20. Period of work:

a. Mobilization: 30 days from date of mobilization NOC


Execution 7 months from date of obtaining building permit from DDA.
b. Maintenance - 12 months after issuance of Completion Certificate from DDA.

21. Retention:

a. 10% of the total tendered amount including additional varied work cost, to be recovered from all interim
payments.

b. 05% shall be refunded on the issue of the completion certificate, permanent connections & facility handing over,
whichever is later

c. 05% rest shall be retained with the Owner for the entire period of maintenance till issuance of the end of
maintenance certificate from the Consultant. Any call from owner for maintenance shall be attended within 07 days,
if failed, the owner shall have full right to get rectified the problem at the risk & cost of the Contractor & shall be
recovered such cost from the retention amount.

22. No payment against material ordered or stacked at site shall be payable in this contract.

23. Interim payment shall be made every month from date of start, assessment shall be made on the work completed in all
respect 5 days before end of such payment time, and Consultant shall require 7 days to issue payment certificate.

24. The Owner of the work reserves 7 days for payment after receipt of the payment certificate from the Consultant/or as agreed
upon by the bank or agency appointed by the Owner for disbursement.

25. Penalty:

a. DHS.3000/- PER DAYTO THE CLIENT


b. DHS. 1000/- PER DAY TO THE CONSULTANT

Note: If work is delayed more to cause a total penalty beyond 05%, the Consultant has right to hold full or part of the amount
due or to be due to the Contractor from the beginning of assessment of such delay.

26. Contractor is required to include in his prices all preliminaries, mobilization and demobilization and a site office for
Consultant sufficient for office work/meeting etc. with proper arrangement of electricity, water, toiletry, air conditioning,
telephone and car parking. Contractor should bear the consultant supervision/inspection charges for working beyond
normal working hours.

27. Service Connection:

a) Temporary service connection of Power, Electricity, and Telephone etc shall be arranged by the contractor.

b) Permanent service connection of Power, Electricity etc shall be arranged by the Contractor by processing all
formalities of the statutory authorities and shall notify Consultant and Owner for making payment by the Owner.

Contractor shall be entirely responsible to arrange all such Permanent service connection within the stipulated contract
period. Delay due to this shall be considered leviable under penalty clause.
PART II

SPECIFIC CONDITIONS OF CONTRACT

28. The conditions of Contract shall be the “Conditions of Contract (international) for Works of Civil Engineering Constructions”,
Fourth Edition, 1987, prepared by and obtainable from the Federal International Des Ingenieurs Conseils (FIDIC), P.O. Box
86, CH 1006, Lausanne, 12-Chaily, Switzerland.

Part 1

29. General Conditions:

The General Conditions shall read in conjunction with the following conditions of Particular Application which shall extend,
over ride or modify the General Conditions.

Bill of Quantities means the priced and complete Schedule of Rates to be submitted with the tender price.

31. Language & Law

The language of the contract shall be English which shall be the language for all contract correspondence.

32. Remedy on Contractor’s failure to Insure.

It shall be duty of the contractor to notify the insurers of any of the insurances hereof any matter or event which by the terms
of such insurances are required to be so notified the Contractor shall indemnify and keep indemnified the Employer against
all losses, demands, proceedings, costs, charges and expenses whatsoever arising out of or resulting from any default by
the contractor in complying with the requirements of this sub clause whether as a result of the avoidance of such insurance
or otherwise.

33. Compliance with Statutes Regulations

The Contractor shall liaise with the various authorities in respect of permanent service connections for the project. The
number and size of main connections shall be obtained by the contractor from the Engineer. The Contractor shall give all
notices, make arrangements for and collect all permits, obtain approvals, etc and must allow for the cost of this work in his
tender.
The Contractor when appointed must liaise with and comply with all requirements and directions of the local public security
(police) office and with all persons who have authority likely to affect the carrying us of the works.
The contractor shall collect the building permit, NOC’s and approval from authorities such as Civil Defense, DEWA etc
payments of related fees etc for the purpose shall be allowed in his tender.

34 Labour

34.1 Rates of Wages Conditions of Labor

The Contractor shall pay rates of wages and observe conditions of labour not less favorable than those established for
the trade or industry where the work carried out. In the absence of any rates of wages or conditions of labour so
established. The contractor shall pay rates of wages and observe conditions of labour which are not less favorable than
the general level of wages which are not less favorable than the general level of wages and conditions observed by other
employers whose general circumstances in the trade industry in which the Contractor is engaged are similar.

34.2 Employment of Persons in the Service of others.

The contractor shall not recruit or attempt to recruit his staff and labour from amongst persons in the service of the
Employer or the Engineer.

34.3 Repatriation of Labor

The contractor shall be responsible for the return to the place where they were recruited or to their domicile of all such
persons as he recruited and employed for the purposes of or in connection with the contract and shall maintain such
persons as are to be so returned and shall maintain such persons as are to so returned in a suitable or, in the case of
persons who are not nationals of and have been recruited outside the UAE shall have left the UAE.

34.4 Housing for Labor

Save in so far as the contract otherwise provides, the Contractor shall provide and maintain such accommodation and
amenities as he may consider necessary for all the staff and labour, employed for the purpose of or in connection with the
contract including all fencing, water supply (both for drinking and other purposes) electricity supply, sanitation, cook
houses, fire prevention and fire fighting equipment, air conditioning, cookers, refrigerators, furniture and other
requirements in connection with such accommodation of amenities. On completion of the contract, unless otherwise

agreed with the Employer, the temporary camps, housing provided by the contractor shall be removed and the site
reinstated to its original condition, all to the approval of Engineer.

34.5 Accident Prevention – Accidents Officer.

The contractor shall have on his staff at the site an officer dealing with questions regarding the safety and protection
against accidents of all staff and labour. This officer shall be qualified for this work and shall have the authority to issue
instructions and shall take protective measures to prevent accidents.

34.6 Health & Safety

Due precautions shall be taken by the Contractor and at his own cost, to ensure the safety of his staff and labour and in
collaboration with and to the requirements of the local health authorities to ensures that medical staff, first aid equipments
and stores, sick bay and suitable ambulance service are available at the camps, housing and on the site at all times
throughout the period of the contract and that suitable arrangements are made for the prevention of epidemics and for all
necessary welfare and hygiene requirements.

34.7 Measures Against Insect & Pest Nuisance

The Contractor shall at all times take the necessary precautions to all staff and labour employed on the site from insect
nuisance, rats and other pests and reduce the dangers to health and the general nuisance occasioned by the same. The
contractor shall provide his staff and labour with suitable prophylactics for the prevention of malaria and take steps to
prevent formation of stagnant pools of water. He shall comply with all the regulations of the local health authorities in
these respects and shall in particular arrange to spray thoroughly with approved insecticide all buildings erected on the
site. Such treatment shall be carried out at least once a year or as instructed by the Engineer.

34.8 Epidemics
In the event of any outbreak of illness of an epidemic nature, the contractor shall comply with and carry out such
regulations, orders and requirements as may be made by the Government, or the local medical or sanitary authorities, for
the purpose of dealing with and overcoming the same.

34.9 Supply of Food stuffs

The contractor shall arrange for the provision of a sufficient supply of suitable food at reasonable prices for all his staff and
labour or his subcontractors for the purposes of or in connection with the contract.

35 The Contractor agrees to indemnify and hold harmless the Employer in relation to any costs, claims, expenses, losses,
liabilities (other than loss of profit for which the Employer’s remedy is the receipt of liquidated damages which the
Employer may suffer arising out of or in connection with the failure of the Contractor to complete the works or any section
thereof within its Time for Completion.

36 Taking over Certificate

The works will only be considered as ‘substantially complete’ and necessary certificate issued when all final mains
services connections have been completed and commissioned, unless in the opinion of the Engineer these connections
have been excessively delayed for reasons beyond the control of the contractor. It is the contractor’s responsibility to
arrange all mains connections as necessary.

37 Variations

Omit any such work (but if in case, in the opinion of the engineer, the quantity of such omission has a considerable effect
on the price of contract end works, then after due consultation by the engineer with the employer and the contractor,
there shall be added to or deducted from the contract price such further sum as may be agreed between the contractor
the engineer or failing agreement, determined by the engineer having regard to the contractor’s site and general
overhead costs of the contract. The engineer shall notify the contractor of any determination under this sub-clause with
a copy to the employer.

38 Quantities

The Contractor shall calculate the quantities of work required based on the scope of works in the contract drawings and or
specifications and shall provide the Engineer with detailed quantities and a priced schedule of rates upon request. The
items/quantities for modification works in existing facility should be calculated separately & quoted accordingly.

39 Arbitration

After all arbitration procedures have been exhausted them all disputes shall be finally settled by the UAE courts.

40 Novices to Employer and Engineer

41 Increase or Decrease of Costs

The contractor price is fixed and no adjustment will be made in respect of fluctuation in the cost of plant, labour, material
or any other matters affecting the cost of executing the works.

42 Contractors Guarantee

The contractor hereby guarantee that all work executed under this contract will be free from faults resulting defective
labour and materials for a period of ten years from the date of Defects Liability Certificate.

Any faults resulting from defective labour materials occurring within five years from the date of the Defects Liability
Certificate shall be rectified by the contractor without charge to the employer. And the contractor hereby indemnifies the
Employer against any claims or liabilities occurring as a result of such defective labour and materials.

This guarantee does not however in any manner relieve the Contractor of his liabilities under the Municipal Regulations
which shall remain applicable in addition.

43 Final Approval from Authorities

The contractor shall complete the works to the satisfaction of all Government Departments. The Taking over Certificate
will only be issued subject when the Contractor has obtained certificates of approval from the Municipality Departments
including Water, Electricity, Health and Civil Defense Departments etc.

44 Monthly Progress Report

The Contractor shall submit to the engineer and monthly progress report detailing the works carried out during the
proceeding month in relation to the programme. The contractor shall submit with this report 10 Nos. colored
photographs clearly showing the progress of the work as directed on site by the Engineer.

45 GENERAL ITEMS

45.1 Use and Protection of Site

The contractor shall be responsible for the site including his own and subcontractors work, plant, materials, etc and the safety of
public and adjoining property and shall be liable for any claims arising for any loss or damage suffered.

The contractor shall keep all persons including those employed by subcontractors under control and within the boundaries of the
site. He will be responsible for the care of the works generally and their completion.

The contractor shall protect the site during the course of the works as directed by and to the entire satisfaction of the Engineer.

All temporary buildings and work areas such as the offices, workshops, stores, building and yards, living accommodation, mess
room etc shall be constructed inside the contract limit line in positions approved by the Engineer.

The contractor shall confine his apparatus, the storage of materials and operations of his workmen to limits indicated by law,
ordinance, permits or directions of the Engineer. The contractor shall erect suitable temporary fences as required by the Engineer.

The contractor shall not load or permit any part of the structure to be loaded with a weight that will endanger its safety.

Areas surrounding the latrines shall be deodorized.

45.2 Scaffolding

The contractor shall provide, erect, maintain, dismantle and clear away at completion proper and adequate scaffolding
including that require for subcontractors and specialists. Put log holes should be made good to match the adjacent
surfaces as the scaffolding is dismantled. The contractor shall be entirely responsible for all safety precautions in
connections with the scaffolding and for its entire sufficiency for the work.

45.3 Protection of the Work and the Public

In pursuance of his obligations under the Conditions of Contract the Contractor shall wherever required or directed by the
Engineer cover up and protect the Works from the weather and from damage by his own or other workman performing
subsequent operations. He shall provide all necessary dust sheets, barriers and guard rails etc, and clear away same at
completion. The contractor shall responsible for any damage arising out of non compliance with this clause. The
contractor shall take all reasonable and proper steps for the protection of all places on or about the work, which may be
dangerous to his workmen or any other persons or to traffic. The contractor shall provide and maintain warming signs,
red warming lamps and barricades as necessary in all such places.

45.4 Local Authority Workman

The contractor shall at all times give access to workmen employed the local or other authorities and provide with proper
sufficient and if required special scaffolding, hoists and ladders and provide them with water and lighting and leave or
make , holds, grooves, chases etc without extra charge.

45.5 Keeping the Site Free from Rubbish

The contractor shall keep the building and the site free from rubbish during the progress of the work and at completion,
including that of subcontractors and local authority or special tradesman. All materials condemnated by the Engineer are
to be removed immediately and replaced at the contractor’s expense.
45.6 Engineers Temporary Office

Immediately his tender is accepted the contractor shall provide temporary weatherproof offices for the sole use of the Engineer
and to his entire satisfaction complete with office furniture. The floor area shall be a minimum of 15 Sq.mt.

The accommodation shall have electric lighting and power sockets and shall be fitted with a 1.5 ton air conditioning unit. The
contractor shall clean the office daily and clear away at completion and make good all work disturbed.

Samples & testing of Materials

Prior to ordering of delivering any material or manufactured items to the site the name or names of the manufacturer(s) and,
where required by the Engineer, adequate samples, schedules and manufacturer’s certificates of all the materials and goods to
be used in works shall be submitted to the engineer for approval and in the case of rejection further samples until such are
approved.

If judged necessary by the Engineer, the samples shall be tested for compliance at the Contractor’s expenses. All such tests
shall be carried out at the Dubai Municipality C.Q.C. & R Section, only such tests shall be allowed to be carried out by
independent labs, for which the facilities are not available at the C.Q.C & R section.

45.7 Water for the Works

The contractor shall provide water for the works including that required by the subcontractors, pay all charges and provide all
necessary temporary pipe work, pumps, storage tanks etc and remove on completion, and making good all work disturbed.
Any cost for importing water by water by tanker and storing on site, should this prove necessary, shall be allowed for by the
contractor. No extension of time will be granted due to failure of and dependence upon a mains water supply.

45.8 Electricity for the Works

The contractor shall provide electric light and power for the works including that required by subcontractors pay all charges and
provide all temporary installations and remove on completion and make good all work disturbed.

45.9 Safety Regulations

The contractor and all persons employed by him on the site in or about the execution of the works shall conform in all respects
with the provisions of all Acts and Orders and Regulations made by any competent authority that shall be applicable to the
works or any temporary works and binding upon the contractor or persons employed as a foresaid and in particular but without
prejudice to the generality of the foregoing such matters as concern the safety health or welfare of persons working on the site.
The Engineer may require the immediate removal from the works of any persons who in the opinion of the engineer, fails
properly to observe the positions of this Clause and such personal shall not be again employed upon the works without the
permission of the Engineer. The propositions of this Clause shall apply to and be binding upon any subcontractor employed by
the contractor.

45.10 Accidents

The contractor shall properly report by telephone and a writing to the Engineer any accident whatsoever arising out of or
in connection with the performance of the work whether on or adjacent to the site which caused death, personal injury or
property damages, giving full details and statements.

If any claim is made by anyone against the contractor or any subcontractor on account of any accident the contractor

shall promptly report the facts in writing to the Engineer giving full details of the drains.

45.11 Cleaning at Completion

The contractor shall clean the whole of the buildings at completion to the Engineers satisfaction and leave the work and
the site tidy.

The contractor shall arrange for professional cleaning of the window glazing and all the marble or granite works. The
complete works including the structure and associated works shall be left in a clean and tidy condition. The surrounding
areas, if affected, shall be left in an acceptable condition.

46 As Built Drawings

Provide 3 sets of as built drawings and one set of copy Negatives of the Architectural, Structural, Mechanical and
Electrical Engineering installation. The ‘As Built’ drawings are to show how and where they are actually installed.

These should be submitted on completion of the works and prior to the issue of the Completion Certificate.

Make “As Built’ drawings at least equal in number, scale and scope to the contract drawings and together with their
method of presentation to the approval of the Engineer.

Except as otherwise specified (any additional requirements contained in the particular Trade Specification shall apply) as
built drawings for the Mechanical and Electrical work are to consist of one set of negative showing:

1. The complete installation, including the sizes and runs of the cables and conduit and trucking and their contents,
and the size and runs of all pipe work the precise location of all pipe work which may be burned within the structure.

2. The position of all underground services including electrical, cold water, telephones, gas, drainage and sewerage
services on the site together with their depths and the locations of switch and fuse gear and isolating cocks, the
positions of all other apparatus.

3. Thermal or other protecting envelopes around buried services.

4. The geographical location and identification number of each fuse board, distribution board, isolating devise and
control valves.

5. The manufacturer’s name. Model and type numbers, duty and rating of all plant including thermostatic control
equipment.

Fixing a point of each as built circuit and layout diagram securely to the inside of the hinged front of the main electrical
control panels as appropriate or as agreed with the Engineer and protect by non-flammable material. Where inadequate
space exists reduce the prints to an agreed site.

47 Mobilization Period – Contractors Work

47.1 Submission for Approval

The contractor shall submit the following items for approval and perform the work described below during the mobilization
period. Permission to commence permanent works will not be given until the following is completed. The items listed are

intended to be the minimum required. The Engineer may instruct the contractor to carry out additional work within the
mobilization period.

47.2 Works to be Performed

1. Clear the site of rubbish and superficial obstructions.

3. Erect temporary accommodation, workshop, stores etc
4. Provide temporary water, electricity and telephone
5. Erect sign boards.
6. Provide the concrete batch plant and bring to the site sufficient materials to immediately commence the works,
e.g. sand, aggregates, cement, steel reinforcement, filling material etc.
7. Bring to the site plant and equipments for the permanent works.

The above submission and works to a performed shall first be approved by the Engineer.

GENERAL DISCRIPTION

It is proposed to construct a showroom, service station & offices (G+M) on PLOT NO 5320608 at DIC..

The project comprises showroom, service station & offices (G+M).

Additionally, the development of the plot infrastructure including asphalt roads, pavements, landscaping, compound wall and
fencing are also to be undertaken.

3.1 Scope of works

The contractor shall be solely responsible for the design of the works and shall carry out the necessary studies and
surveys, produce all drawings, schedules and all other documentation necessary and provide adequate supervision
to ensure the proper design, construction, completion and making good of defects in the works within the approved
programme.
The scope of design work shall include but not be limited to the following stages:

3.1.1 Details design stage

The detailed design stage shall include all data, calculations and drawings relevant to the architectural and
engineering design sufficient for the submission for and obtaining of Building Permit from DDA. It shall include but
not be limited to the following:-

a) Full architectural drawings including site plan, floor plans, sections and elevations.

b) Full structural design and drawings supported by calculations including all layouts, sections, structural detail
drawings and bar bending schedules.

c) Full construction drawings, including details for concrete and reinforced elements, all joinery details,
metalwork, internal and external finishes, signs, color schedules etc.

d) Full service drawings including water supply, drainage and water storm, telephone, electrical supply
distribution, emergency power, fire alarms and fire fighting and any other drawing that might be required by
DDA, DEWA or Etisalat.

e) Full design and drawings for external works including paving, fencing, drainage and lighting.

3.1.2 Design Supervision

It is the duty of the contractor to interpret drawings and specifications and construct the works in accordance with the
contract documents. The contractor shall be liable for the consequences of any defects in the construction of any
part of the Works where such defects are due to any error, omission, negligence or failure in the part of the contractor
or his staff or his sub-contractors in the design of the Works provided that such defects become apparent during the
period of ten years from the date of the Performance Certificate of the Works.

3.2 Drawings by Contractor

3.2.1 In addition, the Contractor shall prepare the following drawings, schedules and all other documentation necessary for
the construction of the Works.

a) Workshop Drawings

The Contractor shall provide workshop drawings where applicable, or when requested by authorities. and the Employer’s
Representative. The workshop drawings shall clearly show all dimensions, details, specifications, connections or

joints to other trades, incorporation of the work of other trades etc.

b) Builder’s Work Drawings

The contractor shall provide coordinated drawings showing the exact dimension and locations of all holes, ducts,
recesses, access points etc. These drawings shall also specify all necessary Builder’s Work in connection with
movement precautions, sound and thermal protection etc.

c) As Built Drawings and Working and Maintenance Instruction Manuals

The contractor shall provide to the Employer’s Representative at the time of completion “As Built Drawings” for the
works together with working and Maintenance Instruction Manuals where required by the Employer’s Representative.

The drawings shall also indicate the position of all access panels for encased works. During the preparation of these
drawings the contractor shall agree with the Employer’s representative a logical system of switchboard distribution
and circuit reference numbers, and these numbers shall be shown on the As Built Drawings. The contractor shall
provide the Employer’s Representative with 2 bound sets of Working and Maintenance Instruction manuals for all
services, installations and equipment installed under the Contract. The Working and Maintenance Instruction
Manuals shall contain all manufacturers’ operating and maintenance instructions and detailed drawings of all
equipment supplied. The detailed drawings do not require being specially prepared, and can comprise copies of the
Manufacturer’s workshop drawings with suitable titles and reference numbers added. The exact scope and details of
Operating Instructions shall be agreed with the Employer’s Representative. The provision of the above Working and
Maintenance Instruction Manuals shall form part of the Contract, which shall not be deemed to be complete until they
are received.

3.3 Contractor’s Responsibilities

3.3.1 The Contractor shall be responsible for the co-ordination of all Drawings including those produced by CED, DEWA &
DU, so that the work of each may be installed in such a manner as to ensure proper performance and adequate
fixing to the structure and to avoid conflicts in the positioning of the various ducts, pipes, cables, other items of
service installation and other items.
3.3.2 Any amendments to the Drawings consequent upon the co-ordination shall be made by the Contractor prior to such
drawings being submitted to the Employer’s Representative for review.

3.3.3 All drawings prepared by the Contractor shall be submitted at the appropriate time to the Employer’s Representative
by the Contractor and this will be the only accepted and contractual method. The Employer’s Representative shall
review these drawing in a reasonable time and issue them to the Contractor as “approved for construction”. Such
approval shall not relieve the aforementioned parties of responsibility for any discrepancies, errors or omissions in
their submittals.

3.3.4 If the Employer’s Representative shall instruct the re-drawing, alteration of amending of any of the submitted
drawings which, in his ole opinion, do not properly interpret the intent of the contract or for any reason do not comply
with D.M. Regulations or good building practice then the Contractor shall ensure the carrying out of the Employer’s
Representative’s instructions and no claim for extra payment shall be allowed for any reason in this respect.

3.3.5 The Contractor shall check and verify all site measurements to enable the preparation of shop drawings. A copy of
all such information shall be given to the Employer’s Representative.

3.3.6 Should the Employer’s Representative instruct the alteration or amending of any drawings then the Contractor shall
ensure that this is done immediately in order to avoid any delay to the construction programme and no claim for extra
payment or extension of time for completion of the Works shall be allowed for any reason in this respect.

3.3.7 At the same time as he submits a detailed construction programme, the contractor shall submit a detailed programme
for the production of the drawings and information required. The programme, which will be subject to the scrutiny of
the Employer’s Representative who may alter or amend it as he sees fit, shall be compatible with the programme for
the construction works. The programme shall show for each section of the works the following in detail:

a) Commencement of the drawings (one day after signing the contract).

b) Submission date of the drawings to the Employer’s Representative (20 days after signing the contract).

No orders shall be placed, manufacture commenced, or work put in hand until drawings and other necessary
documentation is approved in writing by the Employer’s Representative.

3.3.8 All drawings by the Contractor shall be prepared in a clean and proper manner, with adequate lettering size so that
the drawings will be easily legible even when reproduced in a reduced scale. They shall be drawn in black on a white
background to facilitate printing bearing at the bottom right comer the approved contract reference, title block and
number.

3.3.9 Notifying the location or area of the Works to which they apply. They shall also bear indication and make reference
to the geographic co-ordinates of the Site.

3.3.10 When a drawing is revised, the particulars of the current revision shall be clearly marked or circle, to facilitate
checking. All prior revision numbers and references of drawings possibly superseded by the current issue shall also
be clearly shown.

3.3.11 When drawings are submitted for approval without complying with these requirements, they may be rejected.

3.3.12 The Contractor shall submit to the Employer’s Representative two prints of each drawing or document. If the drawing
or document is approved, one will be returned to the Contractor bearing the “Approved for Construction” mark. If the
drawing is not approved, one will be returned to the Contractor, bearing the “Not Approved” mark for resubmission.

3.3.13 Re-submission of drawings not approved shall be made using the same procedure as in the original submission.

3.3.14 The Contractor shall ensure that drawings, etc. submitted for approval are forwarded in sufficient time to allow the
Employer’s Representative a reasonable time to examine them.
3.3.15 The Contractor shall ensure that drawings are submitted at regular intervals, on an even flow basis, with sufficient
and reasonable time prior to the date required for approval to permit amendments to be made.

1. PRELIMINARIES

1.0 General

Preliminaries comprise of miscellaneous activities pertaining to site investigation, establishment, storing, preparation of
the project execution, operational activities during execution and during contractual maintenance.

1.1 Mobilization & Demobilization

This includes

a) To make fencing all around in accordance with EHS AND DDA regulations.

b) To make site office for contractor and consultant with sufficient facilities for meeting, discussion, referring drawings, sample
storing etc. with water, electricity, telephone, AC, toiletry, parking, etc.

c) To arrange temporary water supply, electricity & drainage, for ablution, etc to facilitate all constructional activities, testing &
commissioning of all required equipment.

d) Workshop at site, material storage etc.

1.2 Site Facilities to Other Parties

Sufficient storing facilities, loading offloading & stocking material delivered by the suppliers, nominated subcontractors &
nominated suppliers.

1.3 Builders Drawing & Builders Work

Main contractor is summarily responsible to co-ordinate all activities related to the project and to incorporate all such
requirements in the project, on a blown up drawing for consultants study & approval. Contractor is solely responsible for
all builders work like providing sleeves, boxing out in the concrete structure, providing & fixing in position all requirements
made by subcontractors, nominated subcontractors & suppliers.

1.4 Shop Drawings & Material Approval

All shop drawings, fabrication details etc to be prepared & incorporated with all coordinated items and to be approved by
the consultant.

Contractor to submit material approval schedule, & drawings approval schedule within 15 days from the date of
agreement.

1.5 All preliminaries, arrangement, procedure, and payments required with statutory local authorities for obtaining permanent
services connection. The owner of the project is responsible for all such deposit/estimate payments. The consultant shall
certify this payment as back-to-back payment in the preceding valuation certificates.

1.6 All service charges required for builder's work, procurement of supply made by nominated sub-contractor/supplier in
terms of banking charges or any relevant levy, including demurrages, transport, loading, offloading, storing etc are
presumed to be included in preliminaries.

02. FOUNDATION & SUB-STRUCTURES

2.0 General

Contractor to take, utmost care to protect the adjoining neighbor’s property by making necessary precautions and
temporary retaining structures and any method suggested and approved by DDA without claiming extra cost & time. It is
the contractor’s responsibility to check manually & carefully any line services passing through the plot and to inform the
concerned authority immediately and pay compensation to repair damaged services by the contractor, or any payment to
reroute the line services as deemed fit by the concerned authority.

Contractor to check all N.O.C fresh and proceed with the work in accordance with the regulations of DDA Contractor to
arrange for plot demarcation & re-demarcation from DDA when substructure is complete and submit certificate of re-
demarcation to the consultant.

2.1 Excavation includes cutting in any kind of strata, dewatering, shoring & strutting and keeping foundation trenches free of
ground water till structure is complete cured and protected by waterproofing etc.

2.2 Formation level of foundation to be prepared by proper consolidation & watering as directed by the Engineer and level
should be got checked by the Engineer before making lean concrete.

2.3 A permanent Bench Mark to be established by making solid block pillar of 16"x16"x32" and plastered well and marked +
0.00 level in accordance with the DDA Bench Mark.

2.4 Grid lines & Axis of all footings shall be prepared on all four sides by a strong life mark stand (KHANJEERA) to be
approved by the Engineer.

2.5 No site mix concrete shall be allowed. For normal purpose where structural stability is not accounted, site concrete by
mixer machine shall be allowed with design mix to be submitted by the contractor and to be checked and approved by the
Engineer.

2.6 Lean concrete M. 250-20 thickness 100 mm and projection minimum 100 mm. Otherwise as detailed on the structural
drawings.

2.7 All reinforcement in sub-structure shall be Qatar steel grade 60.

2.8 Refer general notes from the drawings and details of structural drawings.

2.9 Washed white sand from D.M. approved wash plant shall be used as fine aggregate and, in all plaster, render and mortar mix.
No dune sand shall be allowed. Black sand shall be used for cushion under interlock tiles and with mix of block work mortar as
mentioned in above (2.7).
2.10 G.I tongued (16 G) hold fasts shall be used to bond the block wall with concrete column at every 2nd layer.

2.11 Expanded metal (Expamet from Emirates Specialties Co) shall be used with 200-mm wide band at every junction of block
wall and concrete structure.

2.12 Curing of all sub-structure concrete shall be for a minimum period of 7 days.

2.13. Selected subkha shall be used as fill material, to be evenly spread, watered and compacted every 250 MM thick layer
wise layer for plinth filling compacted to 98% M.D.D.

2.14 minimum 250 mm thick road base layer well watered and well compacted over filling shall be provided to receive 1000
gauge polythene sheet two layers for ground floor concrete (M. 300-20).

2.15 A BRC steel mesh specified on the drawings to be placed in center of ground floor concrete for temperature
reinforcement shall be 50MM below top level.

2.16 Polypropylene fibers to be added to the ground floor slab concrete as per suppliers recommendations.

2.17 Recommended concrete mix cement contents

2.18 Anti termite treatments for the entire project shall be done by approved Pest Control Company duly certified and
registered with JAZFA.

3. SUPER STRUCTURE

3.0 General

RCC framework structures are designed for their true shape and size of each member and therefore all sides free
formwork shall be used for concreting purpose, to achieve perfect shaped structural members.

Approved scaffolding and shuttering materials with steel jacks only shall be allowed for all form concrete purpose. New
waterproof-filmed surfaced 18-mm thick plywood shall be used for maximum 3 to 4 times for all super structures.

3.1 Approved ready mix concrete supply shall be used for all concrete purpose the design of mix shall be got approved in
accordance with details specified in the structural drawing for necessary compressive strength.

3.2 Reinforcement steel to be used in all structural concrete shall be from Qatar or as approved by the Consultant with grade
60. No rusted steel shall be allowed.

3.3 Curing of all concrete shall be minimum 07 days.

3.4 Structural expansion joint shall be filled with Flexel sheet as filler material and internal & external joint surface to be sealed
by BCR THIOSEAL 4254 WITH APPROVED PRIMER.

3.5 No service pipe shall be allowed in columns.

3.6 Necessary sleeves, boxes of appropriate size and locations in accordance with approved builders plan shall be allowed
before concreting. No breaking of concrete shall be permitted.

3.7 Minimum period of keeping shuttering in position after concreting.

24 hours for columns & beams sides only.

10 days for soffit of slabs & lintel beams.
20 days for soffit of beams.
25 days for cantilever beams/slabs provided they are loaded for balanced weight.

4. BLOCK WORK AND RENDER

4.0 General

All blocks shall be of concrete & from D.M. approved automatic block factory. Mortars to be used shall be in cement and
sand (1:3) and sand shall be 50% block sand & 50% white washed beach sand.

4.1 All block wall shall have first setting bottom layer of solid concrete block.

4.2 All opening sides shall be made of solid concrete block or hollows filled with same mix of concrete.

4.3 No block wall shall be allowed for more than 1.5-meter height at one time.

4.4 G.I tongued (16 G) hold fast shall be fixed by gunshot to concrete column surface at every second layer.

4.5 Gap between top layer of wall and soffit of beam/slab shall be maximum 30 mm to be filled with concrete only. The block
course shall be adjusted to minimize such gap to 30 mm only.

4.6 No junction of block wall without tooth key bond shall be accepted.

4.7 External wall shall be 250 mm thick and other internal partitions shall be 100 mm thick unless otherwise specified.

4.8 100 mm thick partition wall shall have Expamet mesh at every alternate layer and shall have 6 mm dia. M.S. bar at every
2nd layer.

4.9 12 mm plywood boxes of required size shall be fixed at the time of block work for any service opening. No breaking of
wall for opening shall be allowed.

4.10 Curing of block wall shall be for minimum seven (7) days.

4.11 Plastering/Rendering shall be allowed after one week of complete drying after curing is stopped.

4.12 Dummy column and beams shall be made in wall of more than 14 m2 area without concrete surface. Reinforcement of
such columns & beams shall be minimum of four (4) Nos. 12 mm bars for full wall thickness.

4.13 The sub frame for wooden door shall be of 20 mm marine plywood for full width including finishing of both sides of wall
and shall be erected and fixed at the time of block work with minimum 6 hold fast for each door. Hold fast shall be of 16
gauge G.I. sheet 30mm thick fixed to sub frame with minimum 2 screws to each holdfast.

4.14 Plaster to ceiling shall be 10mm thick, to walls internal surface shall be 12mm and external surface shall be 15mm to be
made in cement sand mortar (1:4) sand shall be only washed white sand from D.M. approved wash plant.

4.15 No plaster shall be accepted without level marks, and which is found not in true line and plumb.

4.16 No hand mix mortar for plaster shall be allowed.

4.17 Areas above all false ceiling shall be well plastered.

4.18 Wall of all ducts and air wells shall be properly plastered and painted as specified in external paint.

5. WATER PROOFING-DAMP PROOFING

5.0 General

All waterproofing work shall be carried out by the approved Supplier & applicator of the product with a written
comprehensive guarantee of 10 years for products as well as applications.

External & exposed water proofing work shall not be allowed in rainy season or in wet condition. Application of water
proofing shall be tested for a minimum of 48 hours of full water filled (minimum 100 mm deep).

5.1 Damp proof course shall be applied to all base surface and vertical & HORIZONTAL surface of Substructure in contact
with soil filling.

5.2 Damp proof course shall be carried out as per manufacturer's printed instructions. The surface shall be treated by
application of a solvent based Bitumen primer to B.S. code 3416 type 1 at the rate of 0.2 liters per square meter minimum
followed by the laying of one layer of 1.5 mm thick self adhesive bituminous water proofing membrane.

A protective tanking layer of 8mm plywood to be used in places where plinth filling is more than 1000 mm deep as
directed by Engineer.

5.3 Damp proof course in two layers as stated above (5.2) shall be provided over all plinth beams & base footing of all
Superstructure walls in full length and full width.

5.4 Tanking for Substructure below water table level shall be carried out as stated above. The tanking membrane must be
fully bonded to horizontal or vertical surfaces and all overlaps shall be pressed firmly to ensure a total bond between
overlaps. Subject to site conditions as may be required by Engineer, a protective layer of cement sand screed 25 mm
thick on horizontal surfaces and 3 mm thick protection board vertically over the membrane prior to casting of reinforced
concrete and/or back filling respectively.

5.5 Terrace Water Proofing

To prepare the roof surface for waterproofing all the parapets, walls of air wells, up stands of all services, sleeves, ducts
etc shall be prepared as directed by the Engineer and should be inspected. Any foundation if recommended to lay on
roof slab should be laid in first and minimum 300 mm up stand surface to be prepared for water proofing. It is
recommended that all the service pads and foundation for Antenna, Dish, AC equipment, other mechanical equipment
should be done only after roofing tiles to avoid disturbance to water proofing.

Minimum 01% slope towards drain outlets to be made by making screed bunds as directed by the Engineer and then light
weight concrete (Minimum 40 mm thick) of density, not less than 850 Kg/CMT should be laid smooth without interruption
and should be cured for minimum 3 days.

After the light weight concrete is cured, the surface should be immediately treated with one coat of solvent based bitumen
primer. 4 mm thick 200 gms/Sqmt polyester based approved modified bitumen torch on waterproofing membrane having
minimum elongation factor of 40% fully bonded to primed surface to be applied in strict manufacturer's instructions.

All vertical surface and up stand should be provided with screed fillet of size 300 M x 300 mm and similar treatment of

water proofing should be carried out.

Testing should be made by filling water to minimum 100 mm deep to be stagnant for minimum 48 hours for inspection
and approval. If any leak is found the suspected area to be opened minimum 1000 x 1000 mm square and to be carried
out the same process by the water proofing subcontractors.
After the successful testing the surface should be dried completely and one layer of 140 gm/Sq.mt Geotextile loosely laid
or 2 layer of 1000 gauge polystyrene laid and 5 cm thick polystyrene board placed and but jointed as insulation layer,
before cement and screed for roof tiles.

Mosaic tiles of 300 mm x 300 mm x 30 mm size should be laid with 2 mm joints grouted with white cement & making
expansion bays of 3000 mm x 3000 mm maximum size.

5.6 Expansion Joints/Structural Joint Sealing

An approved bitumen impregnated expanded flex of minimum 20 mm thick to be filled fully and the top 20 mm should be
scrapped out and the gap of 25 mm x 25 mm to be injected with rubberized mastic sealant for all internal and external non
accessible area and with mineralized bitumen filling shall be applied to all roof expansion joint subject to wear and tear of
pedestrian traffic.

Recommended Material

Joint filler - Flexell 20 mm.


Rubberized Bit mastic Sealant- Thioflex 600 from FOSROC.
For roof tile expansion joint- Colpar 200 from FOSROC.

6. WALL FINISH

6.0 General

Wall finish internal as well as external shall comprise mainly of plaster & painting, the specifications related to these shall
be referred to detailed finishing schedule in the Particular Specification.

6.1 Marble & Granite Marble

The wall cladding in marble or granite marble in internal wall surface shall be carried out by dry fixing system. The finish
shall have design & pattern for cut to size marble. The details shall be provided by the consultant in consultation of the
Owner.

Fixtures & fastening for wall cladding shall be of brass pin fixed with special adhesive & embedded on cement paste
mortar prior to laying of successive layer. No joint shall be allowed. The cladding panel shall be fixed in true line and
level in accordance with the pattern, mine bedding waves etc. No undulation and level difference shall be allowed. The
contractor shall replace the cladding if found not properly fixed or if found not cut properly and polished or if found broken
or defective. An approved water proofing chemicals recommended by FOSROC or BCR shall be applied on rear face of
all cladding to prevent water seepage on front facing. Necessary cutouts for service access shall be properly measured
and located in co-ordination with the MEP subcontractor & shall be got approved by the Engineer.

6.2 Ceramic Wall Tiles

Toilet:

All walls shall have ceramic tiles up to full (ceiling) height with boarder design and decor pieces. Size shall be 200 x 300
Mm size glazed color with pattern to be approved by the Engineer for matching with toilet fittings.

Joints shall be matching with floor tiling and shall be 2 mm wide to be filled with approved Feb-grout. No damaged or
defective tiles shall be allowed. Direction of pattern for fixing shall be followed as per manufacturer's instruction.

7. FLOOR FINISH/SKIRTING

7.0 General

All floor finish level shall be generally same otherwise mentioned on the drawing to avoid stepping and to avoid cost of
special threshold.

The joints of floor tiling should start from entry point of the unit and should continue towards both directions in all rooms
through access opening. This is in particular to get an esthetical view and to ease the installation method.

The joints of tile sizing to 300 mm shall be 2 mm and tile sizing 300 mm to 500 mm shall be 4 mm.

7.1 Marble & Granite Marble

The flooring in marble or granite marble shall be carried out on cement screed (1:6) freshly laid with maximum depth of 40
mm for marble tile of 20 mm thick. If the finish level is high, then a concrete screed (M 300-20) grade to be laid to perfect
level and cured for 2 days before starting the marble flooring work. In no circumstance the bedding of freshly laid mortar
shall increase more than 40 mm.

The boarder of the floor pattern shall be laid first and then base part shall be done. The entire marble tile back shall first
be treated with approved water proofing chemicals and then basalt grit of size 3 mm - 8 mm to be spread and stick by
adhesive on the rear surface before setting in position. The entire marble tile shall first be selected for its appearance
pattern, mine bedding waves and a pattern trial to be made first before fixing floor marble.

The entire marble backside shall be first treated with waterproof chemical pasted on full surface and white cement paste
to be applied to pure white marble like Pentalikon, Satwario, and Arabskerto etc.

7.2 Ceramic Floor Tiling

All ceramic floor tiling shall be fixed on freshly laid cement sand (1:6) screed of 30 Mm thick only. If the floors finish level
is high, then concrete screed (M 300-20 grade) to be laid to perfect level and shall be cured for minimum 2 days before
starting the tiling work.
The joint panels shall be strictly in accordance with the specification 7.0 above and as directed by the Engineer. The
color & design of tiles shall be matching with the wall pattern & matching with toilet fittings etc. and as directed by the
Engineer to be approved by Consultant/Owner.

The size of ceramic tiles are recommended as 400 x 400 mm in all rooms, lobby, passage and 300x300 mm size in the
common corridors & 200 x 200 mm size in all toilets and other services area.

7.3 All the floor of the open to sky air well and ducts are to be finished with cement screed giving proper slope to floor drain,
close covering around all service pipes, ducts, cables etc, and to be waterproofed as specified for toilet & pantry floor in
sunk slab and to be tested for 48 hours by filling water mini. 100mm deep.

The surface after successful testing of water proofing, shall be covered by another layer of cement screed (1:3) minimum
50 Mm thick in true shape & slope and shall be cured for minimum 3 days, as directed by the Engineer.

7.4 Steps & Risers

Steps & Treads: Shall be made of one or combination of more than one pieces having minimum 1200 mm length, the
width shall be according to the site condition with 30 mm clear projection nosing, & 10 x 10 mm chamfer at top of nosing
with corner grove of 20 mm wide to house the risers. Non slippery groove 3 mm x 3 mm size minimum 3 numbers to be
made and filled with heavy duty rubber grip. The thickness of tread shall be 30 mm.

Step Risers : Same as above for length wise and shall be 20 mm thick one piece similar to tread.

Material: Granite (P.C) Dhs.350/- Rmt.

7.6 Skirting

All the rooms where ceramic floor tiles are specified, shall have 75 mm high coved ceramic skirting of 400 mm long to be
approved by the Consultant and shall be matching with the floor tiles.

The surface where skirting shall be fixed shall be thoroughly scrapped out all plaster and paint & shall be well treated with
chemical bond before fixing with cement paste. The back of the skirting shall be well butt finish with wall surface perfectly
and all skirting shall be in one level, and line and all gaps with wall and floor tiles shall be properly grouted by
"FEBGROUT".

The size of skirting shall be 100 mm high and 400 mm length or as approved by the Engineer.

7.7 Granite Tiles

Shall be RAK, Italian or Spanish make 300x300 from approved manufacturers and shall be free from all defects. Color
and pattern shall be selected by Owner later date. Cost
Dhs. 45/- M2.

The fixing of these tiles shall be as per specification No. 7.0 and similar to wall ceramic tiles in bath and toilets. The joints
shall be only 2 mm wide grouted with color grout (FEBGROUT) to approval of consultant and matching with tiles.

In wall tiling all exposed corners shall have moulded PVC corner to consultant approval and color to match the tiles. If
matching color not available, the white PVC corner shall be oil painted to match the wall tiles. Expansion joints shall be
covered by approved aluminum expansion cover on the tiles.

The joints of the entire wall tile shall match the joint of floor tiling.

Design, mixing pattern and decor as selected by Owner and as approved by consultant shall be fixed in wall as well as
floor.

The wall tiles shall all be polished and floor tiles shall have mixture of polished & non polished (80-20%) or as directed by
the Engineer.

7.8 Thresholds

All toilet, pantry, service access door and main door of flats threshold shall be of marble one piece of 20 mm thick to be
fixed in cement paste as directed by the Engineer with full width of both side wall finishes.

8. CARPENTRY & JOINERY

8.0 General

All works related to carpentry work shall be in accordance with the approved schedule of doors & windows of the drawing
documents, and as directed by the Engineer.

All the wooden doors shall have sub-frame of film faced (marine) plywood of minimum 20 mm thickness prepared in one
piece for vertical and top unit and shall be fixed with face of wall by 3 holds fast (16-gauge G.I. tongued) with minimum 2
screws on frame side and embedded in concrete. The main contractor is responsible for supplying & installing such sub
frame in position with correct line and plumb before plaster work is commenced. Provision of sub frame is the scope of
main civil contractor.

8.1 The frame of the door shall be minimum 50 mm in thickness after finishing, and full width of wall thickness and wall
finishes of both side. The architraves shall be of one piece of same wood as of frame with minimum size of 50 mm x 10
mm design to be approved by the Engineer and shall be fixed partly on frame and partly on wall finish in the same flush
line with the frame. Fixing of architraves shall be made by shrunk head nails and head portion to be filled in wood sealer.

The frame joints shall be dovetail type minimum 02 Nos. in each joint & screwed by brass screws and not nailed.

8.2 The door shutter shall be either paneled or flush according to the approved schedule. Paneled door shall have bottom
style of minimum 200 mm width, top style shall be 120 mm and vertical side style shall be 120 mm wide. The style shall
be joined by wooden plugs & finished heads smooth. The panel shall be of one piece dressed decoratively as per design
approved and shall insert minimum 10 mm into slots of styles.

The door shutter shall be kept 10 mm above the floor to accommodate carpet etc.

8.3 The flush shutter shall be of solid core (100% in fill) of white wood & covered by either plywood or veneered plywood as
per schedule. The commercial plywood (Minimum 6 mm) shall be used when pigmented finish is scheduled and teak
veneered plywood (Minimum 4 mm) to be fixed on both sides where polish finish is scheduled. The beading edge shall
be of teakwood minimum size 10 mm thick after finish, on all sides of shutter.

8.4 The pigmented finish or clear lacquer finish shall be applied with compressed air for minimum two times after complete
surface preparation. An approved paint shall be used for lacquer clear and lacquer paint of approved pigment.

8.5 Ironmongeries shall be as per approved schedule. The hinges of the door shall be heavy duty 4"x3" Indian make with
stainless steel pivot rod without bearing ring. The brass screws of appropriate size to be used. All shutters shall have 03
Nos. of heavy-duty hinges and shutters of more than 900 mm wide shall have 04 Nos. of hinges.

8.6 Aluminum mill finish plain sheet of 2 mm thickness shall be fixed behind the door shutter of all pantry & toilet for full width
of shutter and minimum 600 mm from bottom. The fixing shall be by aluminum screws only.

9. ALUMINIUM & METAL WORK

9.0 General
All the details of aluminum doors, windows and railing shall be followed in accordance with the schedule of doors &
windows other related details on the drawing documents.

Heavy duty section shall be used for all doors, sliding doors & windows having more than 2.50 square meter area.
Curtain wall shall have special box section for curtain wall. Medium duty section shall be used for all windows &
ventilators having less than 2.5 Sq.mt areas.

9.1 Finishes
.

a) Bronze/Gold finish. Shall be factory made with minimum 22 micron & shade shall correspond to the darkness of
shade as specified on the drawings.

b) Powder Coated. Powder coating shall be done by an approved company and the shades of color from "RAL"
range according to the approval of the Consultant Engineer.

9.2 Accessories
The locks shall be concealed flush type with lock hook on frame side made in Italy and shall be approved by the Engineer
before placing the order.

If the lock having slot hook in the frame side than a protective cover slot shall be used to prevent dents & damages to slot
sides in the frame.

Handles shall be also flush type for all sliding panes, & handle type to be approved by the Engineer for open able
shutters.

9.3 Door Closer


Shall be 'DORMA' or 'HOPA' as approved by the Engineer.

9.4 Fly Proof Screen


Aluminum fly net of heavy duty shall be fixed with double twist and shall be griped properly into section to avoid
stretching.

9.5 Glazing
All internal facing shutters shall have Belgium make first quality opaque vision glass.

All external facing shutters shall have approved color & pattern uniformly.

Reflective glazing shall have minimum 60% glazing from approved manufacturer like Solar ban, American Ford , Glavel
or as otherwise mentioned in the schedule.

All glazing in elevation to be double glazed with outside tinted and inside clear glass with 8mm air gap.

Glazing for the windows of rooms opening towards factory area to have 8mm toughened glass.

Any windows opening outside should be provided with fly screen.

9.6 P.V.C. Grip

All glazing grips shall be heavy duty gasket (E.P.D.M) or from DOW CORNING U.S.A., and shall be fixed on both side of
the glazing.
9.7 All the windows shall be double sliding with double locks & handles.

9.8 Pantry window shall be one sliding one fixed and top section shall be fixed having provision of extract fan.

9.9 All toilets shall have fixed top with exhaust fan and open able inside bottom hung lower part.

9.10 Staircase railing shall be of powder coated aluminum handrail of standard section only as per drawing.

10. ELECTRICAL INSTALLATION & FIRE DETECTION

10.0 General

This work shall be carried out by experienced electrical subcontractor licensed by DEWA only. Contractor to submit pre-
qualification of such subcontractor and qualification of electrical engineer & working staff.

A detailed load schedule shall be prepared incorporating all possible load requirements including that of air-conditioning,
pumps and other electro-mechanical equipment in the project. Necessary provision of spare power in each Distribution
Board (20%) U/V relay, power factor, capacitor bank etc. in accordance with latest regulations of DEWA issued from time
to time.

Fire detection installation shall be installed by an approved & licensed subcontractor by Dubai Civil Defense Authority and
all materials, control panel, cables, accessories and equipment shall be approved and acceptable by civil defence
authority and shall be from U.K. only.

10.1 Scope of Work

a) Detailed shop drawing, line diagram of load distribution, load schedule and to obtain final approval of DEWA
prior to commencing of work.
b) Installation of work as per approved shop drawing.
c) Use of all approved material.
d) Testing all circuits by Magar Test and to obtain O.K. certificate from DEWA.
e) Providing & laying of main incomer from Sub-station RMU & Panel (L/V side) to M.D.B. (always bottom
incomer).
f) All feeders & sub feeders from MDB to SMDB & DBs.
g) Conduits & wiring with wiring accessories.
h) Arranging of all light fixtures for approval.
I) Installation of all light fixtures, fans etc.
j) Providing & installing all power isolators for air-conditioning, booster pumps, transfer pumps etc, and all
necessary wiring, connection, and termination.
k) Arrangement, procedure, formalities & movements with all statutory authorities for obtaining permanent power,
water, telephone etc. Necessary estimated fees for this shall be borne by the owner. This work shall be
completed as scope of work within the contractual time period.
l) All work stations to have twin socket, data point and telephone point
m) Cable for machineries should be terminated from nearest DB

11. PLUMBING, DRAINAGE & FIRE FIGHTING

11.0 General

Contractor shall prepare shop drawings with blown up details (1:50 scale) for toilet fittings layout and details of water supply
arrangement of hot & cold supply with riser diagram. All such drawings shall get approved by the Consultant prior to
commencement of the footing/foundation.

Contractor shall be responsible for size & location of all services sleeves, boxes & ducts in the structure for all water supply,
drainage etc. Contractor shall co-ordinate all related service and supply to determine all such provisions in the structure.

Contractor shall also be responsible for fire-fighting work, by obtaining approval on workshop drawing for dry and wet risers, fire
fighting, pump, landing valve, breech valve etc, by civil defence department, prior to commencement of work. Any changes
suggested or insisted by fire department shall be incorporated in the scope of work without claiming extra.

The fire fighting installation shall be done by licensed approved subcontractor by FIRE DEPARTMENT.

11.1 All the transfer & booster pumps with standby shall be horizontal, centrifugal type stainless steel shaft & impeller to be
approved by the Engineer for total power & head.

11.2 All distribution & header pipe running up to incoming control valve of individual toilet & pantry shall be 50 mm dia to 25
mm dia G.I pipe class 'B' Indian make and shall be painted with Sadolin/Hempel oil paint. These pipes shall be thermal
insulated minimum 15 mm thick and protected by canvass as approved and as directed by the Consultant.

11.3 There shall be a main incoming meter for total consumption followed by consumption meters in accordance with latest
regulations of DEWA.

11.4 All internal hot and cold-water supply shall be Copper pipe Wensburry with protective coat "PROTEC 2000" and
installation shall be as per manufacturer's instructions & all pipe fittings shall be "PEGGLER" U.K. only.

11.5 All supply outlets of hot and cold water shall be fitted with angle valve for easy maintenance, except for shower
connections.

11.6 Gravity test for all drainage line shall be done by erecting a feeder pipe of not less than 2000 mm high filled full of water
and kept for 24 hours for leakage observation.

11.7 All pressure pipes shall be tested with hydraulic pressure pump at a pressure of not less than 10 BAR for 24 hours before
concealing of pipes.
11.8 All supply outlets shall be closed by threaded block heads and not by paper bunch.

11.9 The finished line of wash basin shall be 850 mm maximum; bathtub shall be 450 mm maximum from finish floor level.

11.10 Pantry sink shall be not more than 900 mm above the finished floor level.

11.11 All drainage pipe shall be "TERRAIN" or "HEPWORTH" in accordance with B.S.

11.12 All drainage fittings, gratings, FD, FCO, etc shall be of "TERRAIN" only.

11.13 All dry manholes under cover shall be "TERRAIN" (U.K) only as approved by the Engineer.

11.14 All manholes cover shall be heavy duty C.I. cover (Indian make) R.S.I. class "A' double seal and all gully trap covers shall
be R.S.I. class 'B' single seal as per B.S. 497.

11.15 Last manhole for sewerage connection shall have additional fiberglass tray seal in the manhole below the C.I. cover as
per the requirement of DIC/D.M.

11.16 Water tank shall be covered from all four sides and top by aluminum cover sheet sloping roof to drain out rainwater
sufficient space shall be allowed for maintenance and air circulation.

11.17 Wall mounted outlet shall be at 500 mm height & floor mounted shall have raised pipe of 50 mm from finished floor level.

11.18 Every toilet & pantry shall have 12-gallon water heater double glass line "ARISTON" or "NOVA" vertical type or horizontal
type according to the site condition.

11.19 Every toilet & pantry shall have incoming water supply control valve 1" dia C.P. Grohe (Germany) located at 6'6" height
from FFL & open to access easily.

11.20 Toilet Sets

a) Wash Basin: Counter sunk type for vanity unit of minimum 1000 mm length Royal Perlato marble shape size &
fixing shall be as directed in miscellaneous item No 21.1 without underneath cabinet.
b) W.C: European type with backlite cover and twist handle type flush tank.
c) Accessories: Soap dish for tub, wash basin (02 No’s) Towel rod for tub & wash basin (24" long & 18" long respectively)
with ceramic hold. Cloth hanger (Ceramic)
d) Mirrors: Belgium make heavy duty first quality beveled at all sides, sizes full width for vanity counter, height
not less than 2000 mm clipped and screwed on wall.
e) Spray hose: (Shattaf) 900 mm long chromium plated hose with hand control hand hose (Grohe) Flexible
chromium plated heavy duty PVC pipe from Grohe.

Sanitary ware shall be as mentioned in particular specifications. Fittings & accessories all from
'GROHE' including bottle traps etc. Cost of each such set shall be referred in particular specification.

f) Shower Mixer wall mounted concealed with hot and cold mixer with adjustable wall mounted shower rose
(GROHE).
11.21 Fire fighting shall be in accordance with the civil defence department and their regulations.

All dry & wet risers shall be G.I. class 'B' pressure pipe (Indian make). All breech, landing valve, air release valve etc shall
be as approved by C.D.A.

Dry & wet riser exposed and concealed shall be painted 'RED' color Sadolin paint.

Breach valve shall have cabinet with fire proof wired glass with shutter and locking arrangement
Landing valves, fire extinguishers & fire hose reels shall be kept in closed aluminum cabinet with fire proof wired glass
shutter, locking arrangement etc., to be approved by the Consultant

12. FALSE CEILING

12.0 General

The false ceiling shall be metal suspension type, ceiling unit shall be of size 600 x 600 mm concealed type either
decorative metal-imposed sheets or plain polished stainless-steel sheet.

12.1 Suspension System

The 600 x 600 tiles shall be hanged in main and subsidiary grid running at 600 mm ordinate with T-flange metal
suspension heavy duty, fireproof G.I. factory made clip in type concealed fashion.

The main grid shall run from wall to wall in shorter span & subsidiary shall run in longer span as directed by the Engineer.
G.I. 18-gauge wires shall be hooked from concrete ceiling and shall be anchored to main grids, at interval not more than
1000 mm.

All the ceiling mounted accessories having more than 200 Gms weight shall be separately hanged by separate
suspension wire from ceiling in order to avoid load on suspension.

Wall angle shall be first marked with perfect level and screwed to wall from vertical flanges. Joints shall be perfectly
matched, leveled and made smooth to avoid unwanted gaps.

12.2 Access Panel

In unit suspension system, clipped in ceiling tiles each shall act as access panel.

12.3 Ceiling Unit Sheet


This shall be factory moulded plain stainless steel polished or otherwise decorative imposed design or projected metal
type, as selected by the Owner.
No sheet, having dent, defects, bends, improper edges, shall be accepted.

12.4 Cutting of ceiling sheet for housing ceiling mounted accessories shall be done by special cutting device and care shall be
taken not to make dent, or uneven corners of cut. The size and location of cutting shall be obtained from the concerned
subcontractor in co-ordination with the main contractor and shall be geometrically perfect marked and got approved
before cutting.

12.5 Cost of false ceiling shall include all materials required for providing complete set of finished products, including all
material required for suspension and preparation of suspension from the existing structures.
It shall also include a 12 month free maintenance guarantee and 5 years guarantee for all manufactured goods involved
in the false ceiling.

13. INTERNAL PAINTING

13.0 General

Internal wall plaster surfaces shall receive washable fenomastic paint from JOTUN. The color shade shall be selected by the
Owner. Exposed ceiling shall have tecospray finish and paint spread on finish surface. This paint shall also be from JOTUN or
SIGMA.
All the internal walls towards the factory side to have ceramic tiles. P.C. cost Dhs.30/-per Sq. mtrs.

13.1 All the wall plaster surface shall be prepared for receiving primer by removing all plaster undulations, well repaired all cracks,
holes & cuts and shall be cleaned dust proof.

13.2 The processing of paint shall be in strict compliance of manufacturer's instructions with following recommended coats.

a) Primer Coat.
b) Sealer coat (Minimum 2 coats)
c) Base coat (1 No.)
d) Final paint coats (2 Nos.)

Note: The last of final paint coat shall be carried out only after all installation including light fittings, wiring accessories etc.

13.3 The contractor shall be responsible for giving stain proof finishing and therefore if any stain is found, the whole surface shall
have one more final coat at the risk and cost of the contractor.
13.4 The ceiling shall first be checked for all irregularities. All the opening, joints shall be first filled up with cement grout prior to
commencement of Tecospray. The base of tecospray shall be prepared in true level and shall cover all undulation &
unevenness. This should be got checked by the Engineer before starting of final spray.
13.5 The contractor shall prepare a full mockup sample in one complete room as directed by the consultant & the sample shall
be inspected & approved by the Owner/Consultant.

14. EXTERNAL PAINTING

14.0 General
All external surfaces shall be plastered smooth to true line and level and no undulation shall be allowed. External paint
shall be weatherproof and shall bear the guarantee of good workmanship.

14.1 The external paint shall be "Weather hard Epoxy paint of approved manufacturer and with approved texture coat.

14.2 Contractor to obtain quotation from the specified agency and include in his pricing of tender. No price rise or varied
amount on the external paint shall be accepted, as this is part of scope of work under lump sum contract.

14.3 Area of Application for Epoxy Paint

The Epoxy finish shall be applied to front side of elevation faces and open columns in ground floor parking, and stair
tower walls including all parapet inside and outside faces and inner & outside of Compound wall.

14.4 All other service area in external surface shall receive "Epoxy paint" medium texture epoxy coat glossy from the official
supplier & applicator of approved paint.

14.5 Area of application for Epoxy Medium Texture

All the wall surface of open to sky shaft, duct walls, air wells, and all parapets of the service shafts.

14.6 The color selection shall be done at later stage by the Owner/Consultant.

15. SOIL INVESTIGATION

15.0 General

Generally, soil investigation is carried out during preparation of design of foundation. However detailed load testing,
condition of soil, sub-strata, subsoil water level etc shall be checked and ascertained for the compatibility against
requirements of the foundation.

15.1 Contractor shall cover up all soil investigation survey in his scope of work, and shall if required, carry out all soil
investigation tests prior to commencement of foundation work. Contractor shall include all such expenses in his pricing of
tender and shall not claim any extra on this.

15.2 Consultant shall guide and advise the testing method and the source of testing (laboratory) to the contractor for carrying
out field test.

15.3 If soil strata and sub-strata are of unacceptable quality contractor shall arrange all necessary materials and method to
stabilize the soil condition to make it compatible for foundation without claiming extra.

STRUCTURAL STEEL WORK


1 GENERAL

Introduction

This standard specification covers the supply, fabrication, delivery, erection and painting of structural steel work.

Approval

Whereas Consultant’s approvals are included in this document, it shall mean that the CONSULTANT reserves the right
to approve. However, the Consultant may elect to walve approval of certain aspects as will be informed in writing.

Standards and References.

The fabrication and erection of structural steel work shall comply with the requirements of the latest edition of the
following codes, regulations and standards, except as otherwise specified herein or as approved by the CONSULTANT.

Should the CONTRACTOR wish to deviate from any part of this specification, he shall obtain the Consultant’s authority
in writing before proceeding with the deviation.

The CONTRACTOR shall be responsible for the quality and compliance with the Contract specification of all items to be
supplied whether manufactured by him or by others.

The CONSULTANT may carry out inspections of goods purchased by the CONTRACTOR, but these inspections shall
not relieve the CONTRACTOR of his Obligation under the contract.

1. MATERIALS

All materials shall be of new stock.

Structural steel shall be mild steel and comply with the requirements of BS EN 10025, Grade S 275 JR and sections
shall be to BS 4.

All materials shall be free of seams, cracks, flaws, laminations, injuries and other defects of any kind.

Steel for fabrication shall not be more heavily pitted or rusted than Grade C of BS 7079 Part A1(Swedish Standard SIS 05.59-
00).
Certified Mill certificates shall be provided by the CONRACTOR with each batch of steel, at the CONTRACTOR’S
COST AND SHALL COMPLY WITH bs en 10025 and shall include a chemical analysis. As per Mill Test Certificates, the heat
numbers of the structural members shall be traceable.

Notwithstanding the fact that test certificates will be submitted, the CONSULTANT may request to have independent
tests performed to inspect material prior to fabrication.
In addition to the special provisions made hereinafter as to the sampling and testing of materials by particular methods,
samples of all materials and workmanship proposed to be employed in the execution of the works may be called for at any
time by the CONSULTANT.

All bolts, nuts and washers shall be galvanized in accordance with BS 729.

All bolts shall comply with the requirements of BS 4190 & 3692, normal series.
Metal washers for bolts shall be in accordance with BS 4320.

High strength friction grip bolts shall comply with the requirements of BS 495 & 4804.

Mild steel reverts shall comply with requirements of BS 4620.

The number of spare site bolts, nuts and washers to be supplied by the Contractor shall be:

In the case of high strength friction grip bolts, a sufficient number of additional spares over and above the percentage quoted
above shall be provided to enable calibration tests to be carried out.

Plates & Sections – the dimensions of rolled steel sections shall comply with BS 4, Part 1 and BS 4848. The dimensional
tolerances for plate shall be as referenced in clause 2.2 of BS EN 10025.

Plates with a thickness greater than 25mm shall be through thickness tested to BS EN 10164.

The steel shall be stamped or marked with a private mark for the purpose of identification as may be directed by the
CONSULTANT.

Impact tests are required and shall be in accordance with clause 7.4.2 of BS EN 10025. The maximum test temperature shall
be 20 degrees Centigrade. These requirements shall be specified in the material order.

The Consultant’s attention to be drawn to cases where the Steel maker is unable to supply material with such impact

properties and the Consultant’s approval obtained before any alternation is made.
Substitution

It is found necessary to substitute alternative sections for any of the steel sections specified the written approval of the
CONSULTANT to the substitution and to the detailed drawing showing the substitution shall be obtained before
fabrication is put in hand.

For all substitution cases, the CONTRACTOR shall prepare and submit supporting design calculation, test reports and all
necessary documents for approval. After approval of the changes, the CONTRACTOR will be permitted to continue.

Ancillary Steelwork

Steel plate for flooring, stair treads and other platforms staff is non-slip chequered plate with a “Durbar” pattern and shall be
galvanized and painted as specified.

Handrails shall consist of 34 mm outside diameter steel with a minimum wall thickness of 5mm and with forged standards of
steel to BS EN 10025 Grade S 275 JR or equivalent and shall be supplied with all jointing materials, fixing bolts, nuts,
washers, clips etc.

Handrail’s standards and components other than bolts, nuts and washers shall be galvanized and painted as specified on the
drawings, nuts and washers shall be given protective coatings and painted as specified on the drawings.

Sag rods shall be made from steel to BS EN 10025 Grade S 275 JR or equivalent. The diameter shall be as specified on the
drawings and the rods shall be threaded both ends for a length of 4 diameters and be supplied with two nuts and washers at
each end.

Holdings down bolts shall be made from grade 4.6 steel to BS 4190 and shall be securely anchored in the foundations by
washer plates or other methods specified on the drawings (UNO).

Holdings down bolts and assembles shall be dispatched to the site in advance of the main structural steel work in order that
they may be cast into the foundation.

Steel forgings shall comply with the requirements of BS 29.

Steel castings shall comply with the requirements of BS 3100.

Stainless steel shall comply with the requirements of BS 970 Part 1 or BS 1449 Part 2, and the quality shall be either 302 S25
or 321 S20.

Electrodes

Electronics for use in the metal are welding of mild steel and medium tensile steel shall be covered rods in accordance with
BS EN 499 and be suitable for the work on which they are to be used.
The types of electronics to be used shall be selected by the CONTRACTOR in accordance with the requirements of BS EN
499 to suit the particular grade of steel to be welded and the required properties of the joint formed.

The types of electrodes proposed shall be submitted to the CONSULTANT for approval specifying the locations where each
type of electrode is to be used.

All electrodes shall be stored in accordance with the manufacturers instructions and particular care shall be taken to ensure
that such instructions are strictly adhered to when dealing with Hydrogen controlled electrodes, which shall be stored in

special events, supplied by the CONTRACTOR.
Storage of Material

All materials to be used in the Permanent works shall be stored on racks, supports, in bins under cover etc, as appropriate, to
prevent deterioration or damage from any cause whatsoever.

2. WORKMANSHIP

The fabrication and erection of the works shall generally be in accordance with BS 5950.

The CONTRACTOR will be responsible for the design of all connections, the preparation of fabrication drawings for approval
by the CONSULTANT and the submission of as-built drawings on a computer 3.5” diskette.

The drawing shall be produced on a CAD system and shall be to BS microfilm standards.

The CONTRACTOR shall arrange for corresponding parts of each unit manufactured from the same drawing to be
interchangeable as far as economic manufacturing conditions permit and shall advise the CONSULTANT of the precise
arrangements made in this respect.
Two copies of all detailed working drawings, fabrication drawings and calculations prepared by or on behalf of the
CONTRACTOR shall be submitted to the CONSULTANT for approval. The drawings shall include full details of and
dimensions of all the various joints, connections and welds required to complete the work. Joints extra to those shown will not
be allowed without permission. The shop drawings are to indicate clearly the types, dimensions, lengths and welding
procedure of all welds.

All joints shall be designed to resist the moments and forces specified on the contract drawings and where insufficient
information is provided reference shall be made to the CONSULTANT for clarification. The arrangement of the fixings at joints
shall be designed to take into account the distribution of stress and any eccentricities arising from the disposition of welds or
bolts groups relative to the axis of the member.

The erection drawings, which shall be submitted for approval of the CONSULTANT, shall indicate the identifications marks to
be pointed on the steel work and shall include and complete list of bolts showing the sizes, types and locations where they are
to be used.

The containers in which the bolts are delivered to site shall be marked to correspond with the bolt lists.

The CONSULTANT shall have access at all reasonable times to all places where the work is being carried out and shall be
provided by the CONTRACTOR with all the necessary facilities for inspection during construction.

Fabrication and assembly shall be done in the shop to the greatest extent possible.

Structural steelwork surfaces to be site welded shall be prepared in the shop and contract surfaces of friction type high
strength bolted connections shall be surface treated e.g., by girl blasting or burring.

All materials shall be clean and straight, shearing, flame cutting, and chipping shall be done carefully and accurately. Finished
members shall be free from Urdu twists, bends warping distortion and other irregularities. Holes shall not be made nor
enlarged by burning. Material shall be properly marked and match-as shown on the drawing.

Templates for the work shall be steel-bushed were considered necessary by the CONSULTANT. Where actual materials from
the work are used as templates for drilling similar, pieces, the CONSULTANT will decide whether they are fit for use as part of
the finished structure.

Care shall be taken to ensure that the specified clearances are adhered to. The erection clearance for dieted ends of
members shall not be greater than 2mm at each end. The erection clearance at the ends of beams without web cleats shall
not be more than 3 mm at each end, but where for practical reasons this clearance has to be increased, the seating shall be
suitably designed.

Where black bolts are used the holes may be made not more than 2mm greater than the diameter of the bolts up to 24mm
diameter and not more than 3 mm greater than the diameter of the bolts over 24mm diameter.

Structural sections cut to ‘exact’ lengths are to be accurately cold sawn or machined. Hot sawing or machine gas cutting will
be permitted for the ends of beams and other parts not bearing compression. Hand cutting in lieu of machine gas cutting
where the latter is impracticable, may be used for the wall ends of beams, but is to be otherwise employed without the
CONSULTANT approval.

The cutting of slabs, notches in joints and perforations in plates etc. by gas cutting machines, will be permitted provided the
edges are ground smooth, burrs removed and radi smoothly formed.

Where the CONTRACTOR requires making close butted joints they shall be indicated on the drawings and the abutting end of
the parts shall be machined to ensure close contact when the joint is made. Close contact shall be deemed to have been
achieved when 90 percent of the area is in close contact and the remaining 10% has clearance not exceeding 0.2mm.

Light structural sections, such as angles etc. may be cut by copping provided the ends are dressed to a smooth finish, true to
shape and free from burns and lags.

Where plates or flats are used as part of a built-up section with their edges exposed, such edges shall be true or planed true.

Drilling of bolt holes shall be in accordance with BS 5950 Part 1, table No. 35. Generally, all the allowable tolerances shall be
as per the relevant codes and standards.

The CONTRACTOR shall make provision for the drilling of holes for building onto existing steel work on site. The size of
holes will be as given on the drawings and will be formed by portable power tools which shall comply to the specified safety
requirement.

Due to the nature of the work position of anchor bolts will vary according to the actual position of existing steel columns onto
which permanent support brackets will be bolted. Therefore, the CONTRACTOR must check the as built position of anchor
bolts before drilling anchor bolt holes in base plates.

Holes through more than one thickness or material in Built up sections shall, where possible, be drilled after the members as
assembled and tightly clamped or bolted together. Punching may be permitted before assembly, providing the holes are
punched 2 mm less than the required diameter and reamed after assembly to the fill diameter. The thickness of materials to
be purchased shall not exceed 15mm.

Holes in members built up welding that be drilled after welding has been completed.

Holes which are drilled through two or more separable parts shall have burn removed after separating the parts.

No holes shall be punched full size without the Consultant’s approval.

Matching holes for rivets and black bolts shall register with each other so that a gauge 2mm less in diameter than the hole will
pass freely through the assembled members at right angles to such members.
Holes for close tolerance and barrel bolts shall be drilled to diameter equal to the nominal diameter of the shank or barrel
subject to a tolerance of + 0.15 mm and

- 0mm.

Parts to be connected with close tolerance or barrel bolts shall be firmly held together by tracking bolts or clamps and the
holes drilled through all the thickness in one operation and subsequently reamed to size.

All holes drilled though all the thickness in one operation shall be drilled to smaller size and reamed out after assembly.
Where this is not practicable the parts shall be drilled and reamed separately through hard bushed steel jigs.

Holes for countersunk bolts shall conform to the precise requirements of the countersunk bolt heads and the countersunk shall
be concentric with the shank holes.

Holes in supporting steelwork for floor plates shall be drilled 3 mm over size.

Bolt heads shall be dressed flush where necessary.

Holes for rivals and bolts shall not be formed by gas cutting.

Stanchion splices and but joints of compression members dependent on contact or the transmission of compressive stresses,
shall be accurately prepared to build, by matching, so that the permitted stress in bearing is not exceeded nor eccentricity of
loading created which would induce secondary bending in the members.

Slab bases and slab caps, except where cut from material with true surfaces, shall be accurately machined over the bearing
surface and shall be in effective contract with the end of the stanchion. A bearing face which is to be grouted direct to a
foundation need not be machined if such face is true and parallel to the upper face.

To facilitate grouting, check holes shall be provided where necessary in stanchion bases for the escape of air.

Component parts shall be assembled in such a manner that they are neither twisted nor otherwise damaged and shall be
prepared so that the specified cambers if any are provided. Where camber to trusses is not indicated due allowance for a
suitable camber should be made in setting out.

All tubular members shall be sealed to prevent the ingress of moisture to the inside of the members.

All bolts shall be provided with washers under the nuts and heads of bolts and washers shall be tapered or otherwise suitably
shaped to give nuts and heads of bolts a satisfactory bearing.

The threaded portion of each bolt shall project not less than 2 full threads through the nut after lightening.

After erection the ends of the bolts shall be burred to prevent removal of nuts.

In all cases where the full bearing area of the bolt is to be developed, the bolt shall be provided with a washer of sufficient
thickness under the nut to avoid any threaded portion of the bolt being within the thickness of the parts bolted together.

Where a tubular member is chilled to take bolts or studs, provision shall be made to prevent the access of moisture to the
interior of the tube. For example, a transverse sleeve has to be inserted where a bolt passes through a tube, or grommets
have to be used under heads and nuts.
Stiffening angles, or plates to brackets, flanges of joists etc are to be accurately ground to fit the profile of the member
stiffened.
Burning in welding, filling or plugging up of defective work will not be permitted without sanction of the CONSULTANT in
writing.

Each piece of steel work shall be distinctly marked before delivery, in accordance with a marking diagram and shall bar such
other marks as will facilitate erection. All markings shall be a minimum of 50 mm high in a contrasting color.

Slotted holes for movement connections shall be provided with shouldered bolts, spring washers and flat washers. The
diameter of the hole in unslotted member shall be less than the width of the slot and the shoulder of the bolt shall bear against
the facing surface of the unslotted member enabling the bolt to be tightened on this member. The spring washers shall be
located under the heads of the bolts.

Camber and Deflection

1) When members are to be cambered the amount will be specified on the drawings and the means of achieving the
correct amount of camber shall be agreed with the engineer and shown on the shop drawing.

2) When portal frames are to be fabricated with an allowance to compensate for the outward spread under dead loads,
this will be shown on drawings.

In general site welding is not allowed. However, for exceptional cases if it is unavoidable, prior approval is required from the
Engineer and it should be highlighted in the shop drawings.

Structural Welding.

The specification covers the minimum welding, post weld heat treatment and weld quality control requirements for shop
fabrication of structural steel work. In general field welding is not permitted but may be allowed in special circumstances on
the approval of the CONSULTANT.

All work shall be performed in accordance with the Specification and the reference codes, standards and specifications.

Wherever a difference exists between this specification and the reference codes, standards and specification, this
specification shall govern.

Structural welds are defined as welds that are necessary for the development of strength between adjoining places of
structural steel work.

The dimensions of all welds shall be clearly specified on the working drawings using symbols in accordance with BS EN
22553. When calculating lengths of weld, allowance shall be made for end cralers.

Welding documents shall be dearly identified with the CONTRACT number and reference item or unit number.

The CONTRACTOR shall specify the application for each welding procedure.

The general arrangement drawing of each lien shall show weld locations and reference identification of the procedures to be
employed.

Brack-up rings or strips, temporary and permanent types, when used, shall be made from material of the same chemical
analysis as the base material.

All structural welding shall be in accordance with BS 5135 and his specification.

The CONSULTANT reserves the right to remove test specimens from any portion of the WORKS to verify the quality of the
welding. The CONTRACTOR shall perform the tests and repair or replace any base of filter found to be defective at his own
expense.

For structural welds, longitudinal weld seams shall be parallel to the longitudinal axis and shall be complete (100%)
penetration bolt welds. Longitudinal seams of adjoining rolled plates or pipes shall not be in line but shall be offset from other
longitudinal seams by at least five time the wall thickness of the plate of pipe.

All structural fillet welds shall have a minimum leg length of 6mm.

All welds shall be continuous and full profile, unless otherwise specified in the drawings and approved by the CONSULTANT.

Welding Procedure and Qualification.

All welding documents for items fabricated by subcontractors shall be reviewed and agreed by the CONTRACTOR before
onward transmission to the CONSULTANT for approval.

All welded joint types shall require a written welding procedure specification (WPS). All procedure specifications must be
correctly qualified according to the requirements of the current edition of BS EN 288-3 and to the additional requirements of
this specification prior to the commencement of fabrication.

all femitic welding quality procedures shall include hardness surveys.

Welding procedure specifications and qualification records for pre-qualified joints shall be provided by the CONTRACTOR for
the CONSULTANT review and approval prior to the start of fabrication.

For each welding process the CONTRACTOR shall provide all the information as stipulated in BS EN 288-3. Under the joint
detail section, the CONTRACTOR shall list all the prequalified joints that are to be welded using that particular welding
process.

Downward flat position welding is preferred. Vertical and overhead welding at site shall be avoided where possible.

In additional to the above requirements the CONTRACTOR shall show the applicable welding procedures and non-destructive
testing on his shop drawings. The NDT and weld procedure identification numbers may be shown either in the drawing notes
or the weld joint.

Welders and welding operators shall be qualified in accordance with the requirements of BS EN 267-1, except that
qualification based solely on radiographic examination shall not be permitted. The option of test specimen orientations
permitted in procedure qualification shall also apply. Performance qualification shall be verified by the CONSULTANT for the
type of material and process to be used, prior to the start of fabrication.

Welders or welding operator’s qualification records shall be made available for the CONSULTANT review at any time during
fabrication. The CONSULTANT reserves the right to require the testing or re-testing of any welder for qualification in
accordance with BS EN 287-1. All costs and materials required for qualification of welders shall be at the CONTRACTORS
expense.

Welders and welding operations qualified in accordance with other structural or pressure vessel codes may be acceptable but
shall require verification and approval by the CONSULTANT prior to the start of fabrication.

Acceptable Welding Processes.

The above processes may be used in combination, but the qualification test shall also have to be used in the same
combination and sequence of processes.

Welding Filler Materials

All filler material shall be selected to match the mechanical and chemical requirements of the base materials to be joined,
unless otherwise specified or agreed by the CONSULTANT in writing.

Filler metals for welding materials of differing strengths and toughness together; shall be required to develop only the same
strength and toughness as the lower quality member.

Tack weld shall be made with the same welding process and consumables that are used for root pass welding.

Electronics, filler wires, fluxes etc must be readily identifiable and each type kept separate from all other types of different
consumables.All consumables must be kept clean, dry and properly stored according to the manufacturer’s recommendations.
Consumables which may have become contaminated or cannot be positively identified shall not be used.

For submerged arc welding on feritic materials a neutral (non-active) flux which does not increase the alloying content shall be
used.

For submerged arc welding, the filler wire shall not exceed 5.0 mm dia. And the heat input shall be restricted so as not to
exceed 39,000 joules per centimeter (100,000 joules per inch)

Weld joint preparation.

Weld bevels may be made by machining, grinding, or flame cutting and grinding. The joint surface shall be reasonably
smooth and true. Materials that require pre-heat for welding shall be pre-heated in the same manner for frame-cutting arc
gouging and tack welding.

Parts to be joined by fillet welds shall be brought together as closely as possible. The gap between facing surfaces of lap
joints should not exceed 2mm. If the separation is greater than 2mm after straightening and assembly the leg of the fillet weld
shall be increased by the amount of the separation but the increase shall not exceed 5mm. The use of filler or packing pieces
for excessive gaps is not permitted.

Joint misalignment or excess root opening for single side welds, shall be corrected by applying weld build-up to the bevel face,
as permitted and qualified by welding procedure. On oblique intersection tubular joints the build-up shall be applied to the
minor member. The concreted root opening shall be capable of closure by a single pass of the approved electrode. Weaving
techniques shall not be employed for closure of excessively wide root gaps. Arc gouging to widen light grooves will be
permitted only when followed by grinding to bright metal.
All surfaces to be welded shall be free of paint, oil, dirt, scale, oxides, and all other foreign matter that may be determined to
weld quality.
Fit up lugs, signboards, cleats and other temporary welded attachment shall be removed by oxy-fuel gas cutting. The
attachment shall cut above the surface of attached parts and the remaining weld and metal ground flush to the parent plate.

All arc strikes, burns, gouges, and other specifically surface damage shall be dressed smooth, flush or rounded to 1 to 2mm
by grinding as instructed by the CONSULTANT.

Joint Brack\up Requirement

Permanent back-up rings or back ups are permitted on all structural joints.

When temporary backup rings or backup bars are removed, the weld area shall be dressed and examined for cracks etc,
using magnetic practice or dye penetrant examination. Cracks and other linear discontinues shall be removed and the surface
repaired.
Pre-Heat Requirements

Pre-heat is not required unless recommended by BS 5135 Appendix E, Section E3.

Weld Color and Finish

Weld beads shall be properly contoured to permit complete fusion at the sides of the bevel, and to prevent slag entrapment.
Weld reinforcement shall be as required by the applicable code but in no case shall height exceed 3 mm.
Welds which are to be examined by non-destructive testing techniques, shall be surface finished as required by the applicable
codes and the examination technique concerned.

Fillet weld size shall be maintained to the sizes specified on the shop drawings. Over welding of fillets must be avoided.

Post Welded Heat Treatment

Post weld heat treatment is not required for structural carbon steel joints sections up to 38 mm in thickness.

For structural carbon steel joints in sections greater than 38 mm in thickness the requirements of the applicable welding and
structural codes shall apply (BS 5950/BS EN 10025).

Where the design has ‘Special’ requirements for post weld heat treatment, these will be specified on the relevant drawings and in
the CONTRACT.

General Welding Inspection

All completed works shall be inspected and found acceptable by the CONTRACTOR according to BS EN 970. Linear
discontinuities, surface porosity, undercutting, excessive weld reinforcement and other defects shall be removed to sound metal
and repaired.

Welds which are deposited using procedures differing from those properly qualified and approved shall be rejected and completely
removed from the WORKS and replaced at the Contractor’s expenses.

Cleanliness shall be maintained after completion of welding. All stub ends, rods, flux, siag and other foreign material shall be
removed from the WORKS.

The following nondestructive testing shall be carried out unless instructed otherwise by the CONSULTANT and written procedure
shall be submitted for review and approval.
1) Ultra sonic testing on 100% of full butt welds in accordance with BS 3923.

2) Dye penetration testing or magnetic practice testing on 20% of fillet welds, bS 6443, BS 6072.

Unless permanent records are required, at the opinion of the CONSULTANT any weld designated for radiographic examination
may be examined ultrasonically instead and similarly evaluated.

The CONTRACTOR shall submit for the CONSULTANT review, an outline of the quality control procedures that will be enforced by

the CONTRACTOR to ensure that only the approved welding procedures are used for all structural welding.

The CONTRACTOR shall provide continuous inspection of the total fabrication, particularly of the welding.

Non-Destructive Testing (N.D.T.) Requirements.

The CONTRACTOR shall submit for review the NDT procedure, extent and acceptance criteria intended to be applied in
establishing weldment integrity. The CONSULTANT reserves the right to request additional NDT at the Contractor’s expense.

Any weld which does not conform to this specification shall be replaced at the Contractor’s expense.

Charpy Impact Testing

When required by the applicable material specification, Charpy V-Notch impact tests of the weld and heat affected zone shall meet
the minimum requirement specified for the base metal.

When impact tested materials are used, then for both manual and automatic welding processes, impact test results shall be
included in the welding procedure qualification.

Welding Repairs

Repair of general welding defects: Defects, except cracks, in weld deposits may be repaired without prior authorization from the
CONSULTANT. Removal of the defect may be by any method which produces a clean surface for installation of the repair weld
deposit, except oxy-acetylene flame gouging. If arc air gouging is employed, the resultant cavity shall be power disc ground or grit
blasted to remove all traces of residual carbon and oxidation. Repair of cracked welds: The removal and repair of cracks in weld
deposits or base metal shall be witnessed and approved by the CONSULTANT. The crack shall be removed by grinding or arc air
gouging to sound metal (plus 50mm of sound metal on each end of the crack) as determined by magnetic practice examination. If
arc air gouging is employed, the resultant cavity shall be power disc ground or grit blasted to remove all traces of residual carbon
and oxidation. The entire weld joint shall be removed if, in the opinion of the CONSULTANT, the members cannot be properly
inspected and replaced.

Responsibility: Repair of all weld defects and faulty workmanship shall be in accordance with the approved procedures and at the
Contractor’s sole expense.

The CONTRACTOR shall submit for the CONSULTANTS approval, a plan for corrective action to be taken for each specific
instance of rejection of a major component.

Erection

The suitably and capacity of all plant and equipment used for the erection shall be to the satisfaction of the
CONSULTANT and shall be maintained at all times to the requirements of the manufacturers.

Steel work which is to be stored prior to erection shall be slacked clear of the ground with packing between parts. The stacks shall
be arranged so as to avoid the accumulation of dirt and water on the surface and if cover is provided it shall be ventilated to the
satisfaction of the CONSULTANT.

All bolts, nuts and washers for any component shall be delivered to site with that component and in a suitable container. The
container shall be clearly marked on the outside with details of its contents and the location in the works in which the contents are
to be used.

ready for erection.

The CONTRACTOR shall satisfy himself about the level, alignment etc for the foundation well in advance, before starting the
erection. Minor chipping etc shall be done at no extra cost. All fabricated steel shall be true and in its designated location with
members plumb and level, Steel base plates shall be welded, shimmed, or supported at the required elevations, set level and true,
provided during erection of steel as required for proper alignment and stability of the framing assembly. The bracing members
shall be designed and placed to carry all superimposed loads that the structure may be subjected to while construction operations
are underway. Any faulty erection carried out by the CONTRACTOR shall be made good at his own cost. Approval by the
CONSULTANT at any stage of the works does not relieve the CONTRACTOR of any of his required guarantees of the Contract.

During erection, the works shall be securely bolted or otherwise fastened and, if necessary, temporarily braced so as to make
adequate provision for all erection stresses and conditions including those due to erection equipment and its operation. Neither
permanent bolting nor welding shall be done until proper alignment has been obtained.

All stanchions are to be adequately braced until connections have been finally bolted up.

In general, all shop connections shall be welded unless otherwise instructed by the CONSULTANT. Attention is drawn to the need
with welded shop connections to consider the effect of the rigidity provided by welding on the stresses at the connection

In cleated end connection the deals shall project 2mm (nominal) beyond the end of the section unless full bearing is required when
the end shall be machined.

Load carrying connections shall be designed for a minimum load of 50 KN if welded, or if reverted or bolted shall have not less than
two rivets or two bolts.

All site connections shall be bolted, unless otherwise instructed by the CONSULTANT.

High strength friction grip or high tensile bolts in accordance with BS 4604 Part 1, shall be used for all main site connections except
that load indicated devices may be used instead of part turn or torque method. Main connections shall include main beam to
beam, main beam to column, column splices, main bracing, crane brackets and all beams carrying equipment loads, except as
noted on the drawings.

No paints or contaminants shall be allowed on the contract surfaces of High strength of High strength Friction grip bolted joints.
Only after the full permanent connections have been made and inspected shall the joint be protected in accordance with the
specification.

In general, galvanized bolts shall be used for site connections of secondary beams, purlins, light bracing, ladders, stair stringers,
and hand railing and removable in members except as noted on the drawings.

Field connections employing high strength bolts shall be checked for ample clearance for operating an impact wretch.
As a minimum at structural bolts shall be high strength bolts, grade 8.8 to BS 3692.
The computed length of all bolted bracings shall be reduced by 1/1000 to provide for draw.

The minimum sizes of permanent connection bolts shall be 20,, diameter, unless limited by the size of the connected parts or
where changing out original bolts of smaller diameter on existing structures.

Other exceptions are bolting of stair treads, ladder hoops etc when 12mm diameter bolts are acceptable.

Washers to BS 4320 parallel or tapered shall be provided under each nut.

Drilling of holes on site will be necessary in certain circumstances where attachment have to be made to existing steel work. In
these circumstances the portable drilling equipment used will require to be safety checked in accordance with the relevant clauses
of the documents.

The minimum size for anchor bolts shall be 20mm. Anchor bolts shall be galvanized in accordance with BS 729.

 All base plates with lesser dimensions greater than 600 mm to be provided with grout check holes not less than 25mm
diameter at maximum 300 mm centers.

 Grouting of pockets and under base plates shall be done only after the steel work has been leveled and plumbed.

 The top of foundations shall be cleaned free of dirt, loose particles, oil or grease, and shall be wetted thoroughly just prior to
grouting, Grouting contact surfaces shall be free from standing water and care shall be taken not to flood anchor bolt sleeves
when wetting.

The bearing surfaces of the base plate shall be thoroughly cleaned. A strong well braced form shall be held tightly around the
foundation and all joints shall be tight to prevent leakage. The form should be sufficiently high to create a fluid head which will
help to force the grout completely under the base plate, in accordance with manufacturer’s technical data sheets. Top of grout
shall be set at underside of base plate elevation.

17. PROVISIONAL ITEMS

17.0 General

The items described here are the provisional items. The scope of work, general specification etc is already described in
corresponding section of specifications.

Detailed specification, product catalogue etc. as supplied by the supplier are given in APPENDIX 3 of the documents and
quote prices are mentioned below against each item. Contractor to place the same amount of each provisional items in
their pricing of tender, and any other expenses that the contractor may feel deem necessary to include in the provisional
items along with their overhead & profits shall be covered up in the lump sum prices of the contract.

Contractor shall not be entitled to any such extra amount, or any variation on the varied prices of provisional items due to
any reason whatsoever may be, as their offer shall be a lump sum contract.

17.1 Contractor shall in further to the above, include any unforeseen items that he may feel deem necessary for complete
execution of the project including testing, commissioning & free maintenance of the contract, and all probable expenses,
cost contingency etc on such shall be included in the lump sum contract amount and no variation shall be entertained
except otherwise deliberately arise or added.

PARTICULAR SPECIFICATIONS

6.1 GENERAL

6.1.1 The particular requirements shall be read in conjunction with tender documents and general specifications and tender
drawings.

6.1.2 The CONTRACTOR shall be responsible for the design & construction of the work taking due care to comply with
all laws, bylaws, regulations etc. issued by local authorities (DDA, DEWA & Etisalat)

6.1.3 The CONTRACTOR shall supply all materials required for construction of the buildings. The materials shall be new
and of the appropriate quality and in perfect condition, all to the approval of Employer’s Representative. All materials
shall be obtained from approved sources and built-in entirely in accordance with the manufacturer’s instructions.

6.1.4 The contract period shall be as follows:

a) Preparation of Design & Drawings and mobilization to the site shall be 20 (Twenty) days from the date of signing the
construction contact.
b) Construction period shall be 7 MONTHS from the date of obtaining Building Permit from DDA.

6.1.5 The CONTRACTOR shall allow for final power, water & telephone within the construction period. Connection charges
shall be paid directly by the Employer.

6.1.6 The CONTRACTOR shall maintain cleanliness and safety at the work site at all the time.

6.1.7 Temporary office facilities as mentioned in the “General specification” shall be provided.

6.1.8 Temporary water connection to be used in the construction of the facilities shall be provided on site. All fees and
deposits to be paid to DEWA (W) shall be borne by the main contractor.

6.1.9 The construction site shall be encased with hoarding as per EHS AND DDA rules. Erection of such hoarding is at the
contractor’s responsibility.

6.1.10 Signboard shall be erected as per DDA regulations.

6.2 EXTERNAL WORKS

6.2.1 EARTHWORKS

a) The site shall be leveled/ filled in accordance with DDA regulations of bringing the average ground level higher than
the crown of the adjacent road.

b) Full area shall be leveled/filled with an ordinary back filling material from approved borrow pits. The fill material shall
be wetted & compacted in layers, max.200 mm each, by suitable equipment until maximum density has obtained, at
least 95% of maximum dry density as determined from Standard Proctor Tests (ASTM D 698)

c) Wherever there is a difference in level between two proposed finished levels (with adjacent road/ neighbor), an
adequate concrete retaining wall shall be provided.

6.2.2 BOUNDARY FENCE

The compound wall shall be provided as per the regulation of EHS and DDA. The compound wall shall be provided
and considered for the whole plot.

6.2.3 PAVEMENT CONSTRUCTION

a) The pavement comprises of 80mm. Grey interlocking concrete blocks , over 50mm thick uncompacted crushed
bedding over 150 mm Road base material (10 - 50) formation compacted to 95% of the dry density.( Drawings to be
followed for interlock layout).

b) The pavement shall be provided to the areas shown hatched on the drawing and shall be approx. 0.25 to 0.5% fall
towards the adjacent road. The whole plot shall be paved with 80mm thick interlock.

c) Edge kerbs shall be provided 400-mm away from the boundary fence and shall be filled with cobbles. These cobbles
will serve as a soak-away for rainwater collected on the surface of the paving and shall provide sweet soil for the
greenery areas as shown in the drawings.
STEPS & RAIN RUN OFF SLAB

For all doors where the difference between the finished floor level and the ground/paving level is
more than 200mm a mass concrete step/ramp shall be provided (Step: 300mm wide x 1200mm long.

d) Necessary modification in existing loading/unloading area as shown in drawings to be done by


contractor.

6.2.4 MANHOLES & DRAINAGE LINES

The following works shall be in accordance with the General Specification –plumber section:

a) All pipes to be used shall be UPVC (Hepworth make) and shall be laid in a minimum of 1:60 for 4” pipes and 1:80 for
6” pipes gradient towards the next manhole/septic tank.

b) All Manholes’ walls shall be constructed of 200-mm thick reinforced concrete or solid blocks and to be plastered
internally and externally with cement and sand 1:2. All benching shall be done in a manner that waste materials will
easily flow to the outlet pipe.

c) All manhole covers and frames shall be coated cast-iron (Indian Make), heavy duty complying with the requirements
of BS 497 (grade A)

6.2.5 FIRE PUMPS, FIRE & DOMESTIC WATER TANK & AUTO-WATER TRANSFER BOOSTER PUMPS

Complete facility must be protected with sprinkler system.

It is the responsibility of contractor to visit and inspect the site and quote accordingly.

Complete facility must be protected with fire protection system as per latest DCD regulation & requirements.

6.2.6 SERVICES

a) The electrical cables between the metering panel and main distribution board shall be buried one metre from the
ground/paving surface. All cables running under the paving shall be marked with a different color of tiles laid following
the route of the cables. Protection and markers shall also be provided as per good construction practice.

b) The telephone incomer shall be of one no.2x 4" diameter uPVC pipe laid from the junction box in the reception and
connected to the ETISALAT duct as per Etisalat NOC for the construction of this project. This shall be laid 300mm.
below the paving level.

6.2.7 EXTERNAL WALLS

a) Unless otherwise specified, all external walls for the building shall be 250 mm thick insulated concrete hollow block
set out and built to the respective dimensions and heights shown on the drawings and in accordance with the general
specifications.

b) The walls shall be plastered (12-15 mm thick cement/ sand plaster 1:2) and painted with 5 coats of epoxy system
(Jotun Paints) / Aluminum cladding as shown on the related drawings. Colors shall be decided by the employer/
employer’s representative during construction stage

6.2.8 Waste Skip

The waste skip having size of 4.5 m W x 5.4 m L x 2.0 H comprise of 200 mm thick ground slab reinforced with BRC
A 142 mesh and 1 no. of floor trap connected to soak pit of a diameter 1.0 m. Necessary water connection and shall
be provided. The walls shall comprise of 200 mm thick hollow block and shall be plastered and painted with two coats
of oil paints for internal face and epoxy paint for external face.

6.2.11 Proper compaction by water to the road base shall be carried out and interlocking works to be carried out by the
contractor

6.2.12 External focus lights to be fixed on walls of offices and warehouse.

6.3 MAIN BUILDING

a) This is a steel structure closed shed intended to accommodate a showroom and service station. The building shall be
set out and built to the respective dimensions and heights shown on the drawings.

b) The steel structure shall be pre-engineered complying with DDA ‘S regulations & BS/ASTM standards requirements
with regards to material and minimum thickness and protective coating. The protective coating shall be applied in
three layers leaving a total DTF of not less than 250 microns.

c) Foundations & Tie Beams

i) The foundations shall be designed based on a min. S.B.C. recommended in soil investigation report.
(Soil investigation report is attached along with tender documents)

ii) The concrete shall Ready-mix contains the following minimum requirements:

• A minimum cement content of 400kg/M3 sulphate resisting cement as per D.M. requirement.
• Maximum water/cement ratio of 0.45.
• Minimum 28 days characteristic cube strength of 40N/mm.
• Maximum sodium chloride content (as NaCl) in any mix shall not exceed 0.3% by weight of
cement.

iii) All foundations / tie beams shall be thoroughly cured for at least four days after casting. A minimum of three test
cubes for every batch of pour shall be prepared for all concreting works. The test cube results shall be given to
employer ‘s representative within 48 hours after testing.

iv) 75 mm thick PCC blinding consisting of 1:2:4 concrete grade 20 shall be provided below footings & tie beams

v) A single layer of 1000 gauge polthene sheet having a min. lap of 200 mm shall be laid below the blinding of footings
& tie beams.

vi) All concrete below ground level shall be protected with approved cold Bitumen paint (e.g., Master seal 410)

d) The floor slabs

i) The entire area of the building should be raised to achieve the proposed finished floor level of the building as
indicated on the drawing layout. Back filling and compactions shall be done in layers of max. 200 mm thk. up to the
required level, achieving a min. of 98 % O.D.D on every layer. Wherever the difference between the F.F.L & F.G.L is
more than 300 mm the perimeter extent of the level difference shall be provided with a reinforced concrete retaining
wall with a min. thickness of 250 mm. Anti termite treatment shall be provided below floor slab, the material shall be
approved by D.M. with 15 years guarantee.

ii) The floor slab should not be less than 200 mm thick flat slab complying to DM1 specification.

iii) The floor slab in proposed warehouse should be smooth and flat slab complying with DM1 specification.

iv) The floor slab top should be finish with epoxy coating complying with HACCP requirements.

e) Walls

i) The walls shall comprise of 200/250 mm thick insulated hollow block work, with necessary RCC beams / coping
beams. The walls shall be plastered (12mm thick cement/ sand plaster 1:2) and painted with two coats of
Fenomastic paint (Jotun make). The employer/ employer’s representative shall decide colors during construction
stage. The wall finish of warehouse building should be food grade paint system complying with HACCP requirements.

ii) Above the block work shall have powder coated Aluminum/zinc profiled sheeting installed up to eaves. The cladding
material shall be of composite panels having 0.7 mm thick powder coated aluminum/zinc profiled sheeting as outer
skin + minimum depth 75 mm thick injected PIR foam of 35 kg/cu.m + 0.5 GI inner liner sheet. These panels shall be
resistant to moisture. The material shall conform to the relevant BS specification. The paint coat shall not show any

blistering, flaking, cracking and/or color change for a period of 10 years (A warranty shall be provided). The profiled
sheeting shall be fixed on Z side rails. U value of sheeting shall comply as per green building requirement.

iii) Front facade of warehouse to be flat panel sheeting/ glazing as per drawings.

iv) The joints to walling and to columns are to be carefully formed to ensure continuity of closure and flexibility. This
requires a polysulphide sealant strip on each column flange and corner wall interfaces.

v) Where steel column meets the block work wall, on the flanges or on the webs, wall ties are required to be shot fired
or welded to every second course of block work. Wall ties shall be 3mm. thick x 30 mm. wide x 200mm. long. Shape
shall be either corrugated or with "fish tails"

vi) Interfaces of wall sheeting, roof sheeting, block work, etc. should be fully sealed and weatherproof.

f) ROOF

i) The roof cladding shall have the specification as wall cladding, (roof and wall cladding to be powder coated)

ii) Inner liner sheets to be provided on roof and wall.

iii) Sheeting shall be fully sealed. A sealer strip is to be provided to All joints/laps. Particular care in fixing the sheeting is
required to ensure watertight construction.

iv) Prior to handing over the contracted works, the roof shall be water tested. If leaks are spotted on certain areas, the
portion of the roof where leaks exist, sheeting shall be removed and re-laid. Sealer strips shall be changed.

g) DOORS

Shall be framed to the sizes shown on the drawings

i) Fire escape doors shall be provided around the perimeter as indicated on the drawings (or as per civil defence
requirements) . The fire doors shall be steel fire rated doors. The internal faces shall be painted in red color and shall
bear the following sign, the external face shall have same color as external walls or as per client selection.

FIRE DOOR
PUSH BAR TO OPEN

The fire doors shall be furnished with a push bar mechanism and lockable knob on the external faces.

h) Exposed Steel Columns

Each exposed steel column shall be encased with concrete encasement up to 1.5 m high & finished with epoxy paint
system.

i) LIGHTING

Warehouse/ production area shall be with High Bay lights designed to produce an illumination of 750 lux on ground
level.

j) VENTILATION

The warehouse shall be designed in accordance with ASHRAE Standard and shall be provided with extract fans to
produce 6 (six) air change per hour. To comply with attached drawings.

k) SOCKETS

Sufficient 15 A switched sockets heavy duty and 13 A for the warehouse. Comply with attached drawings.

DOCK LEVELLERS:

Pit type dock levelers to be provided as per drawings. Crawford or equivalent Make.

ROLL UP DOORS:

Electrically operated roll up doors with air curtains to be provided as per drawings. Crawford or equivalent Make.

6.3.1 OFFICE ( G+M)

❑ Office facility shall be set out in steel structure with decking slab.

a) SLABS:

i) Mezzanine floor and first floor slab in the office shall be in 150 mm thick concrete slab reinforced with one layer of
BRC A-193 mesh and shall be constructed with necessary construction joints.

b) WALLS

i) Internal walls for offices shall be 100 mm thick double skin dry wall gypsum board partition. The cavity of the walls
shall be filled with 50 mm thick rock wool insulation board. The walls shall be painted with Fenomastic paint “Jotun
Paints”. Comply with attached drawings

ii) External walls shall be 200-mm thick block walls. The walls shall be plastered (12 mm thick cement/sand plaster 1:2)
and painted with five coats of epoxy paint “Jotun Paints”.

iii) All wet rooms (toilets & pantries) shall be 100-mm thick block walls. The walls shall be plastered and covered with full
height (up to false ceiling) glazed ceramic tiles. Supply cost Dhs. 40/- per sq.mtr.

c) CEILING

False ceiling for offices shall be gypsum tiles 600x600 mm with aluminum foil backing with vinyl face on exposed
suspension system at 2800mm from FFL. (Rock wool insulation blanket shall be laid on the top of false ceiling for
offices only).

d) FLOOR FINISHES & SKIRTING:

i) Toilets, Pantry: Ceramic tiles 200 x200 mm S.C. Dhs. 35/sq.m

ii) Offices shall have Granite/Ceramic tiles 300x300 mm S.C. Dhs.45/- per sq.mtr.

e) SANITARY WARE & FIXTURES

Sanitary ware shall be RAK Ceramics, General Ceramics or equal approved and shall be installed with taps, bottled traps,
floor drains, mixers and adjustable sprays, hand spray, toilet roll holder and wall mounted soap dispensers. Sanitary
fixtures shall be chrome plated by Grohe’ L.S = Dhs.3000/- per set.

f) DOORS:

Main entrance door to be as per drawings.

i) Flush door shall be semi solid core, faced on both sides with 6 mm ash wood veneer and lipped with hardwood. The
frame shall be ash wood.

ii) All doors shall be provided with door stopper and complete door locksets ( S.C Dhs. 250 / set)

iii) All toilets main doors shall be equipped with automatic door closer from 'Dorma' Or 'Hopa'

iv) All secondary toilet doors shall be provided with aluminum louvers at the lower portion of the door for fresh air intake.

g) ALUMINUM WINDOWS & LOUVERS

i) All Aluminum section shall be from Gulf Extrusions Co. - Dubai only and no other make shall be allowed. All Aluminum
section shall be powder coated and the shade of color from "RAL” range according to the approval of the Employer &
Employer’s Representative.

ii) The works shall be carried out to the respective dimensions and heights shown on the drawings. The windows shall
be of medium duty aluminum with double glazing 6 mm thick clear glass +12 mm air spacer + 6 mm thick 60 % solar
reflective toughened glass. 6/8 mm clear glass for internal windows.

iii) Heavy duty section shall be used for all doors & windows having more than 2.50 sq. m area.

h) LIGHTING

All offices, changing room, store & dining room shall be provided with 4 X18 W florescent lights with louvered covers
designed to produce an illumination of 400 lux per Sq.mt to. Wet area shall be provided with decorative incandescent
light.

i) SOCKETS

Sufficient 13 A twin switched sockets outlets with computer and telephone outlets for all office. 13 A & 15A for dining
& store.

j) CABINETS

Supply and installation of wooden kitchen cabinets with double bowel sink (Blanco make) & necessary accessories.

6.3.2 STEEL STRUCTURE

a) The steel structure works shall be Pre- engineered, supplied and erected by specialist supplier / contractor (
approved suppliers are EBS/ Kirby/ Mammut/ Roofing Middle East)

b) Steel structure shall be designed in accordance with the latest codes acceptable to DDA.

c) Supply and erection of structural steelworks, secondary members and holding down bolts is the scope. The following
design loads shall be considered.

• Live load 0.60 kN/m2


• Wind speed 45 m/ sec.
• Collateral load (shall be considered for all services such as sprinkler system, extract Fans, lighting, etc….)

d) The steelworks shall be of a Pre-engineered design complying with the ‘DM/ DDA REGULATIONS’ with regards to
material minimum thickness and protective coating requirements. The protective coating shall be applied in three
layers leaving a total DFT of not less than 250 microns.

e) The steelworks may also be proposed to with BS 449 or BS 5950 in respect of stability and minimum thickness of
metal and the ‘DM/ DDA REGULATIONS’ in all regards. Materials specification shall comply with BS 4360.

f) The steel supplier shall furnish shop drawings defining the materials, marking plans & elevations, sizes & shapes,
dimensions, cutting lists, etc. These drawings shall be provided and approved by the Employer’s Representative prior
to commencement of any fabrication works.

g) Skylights: translucent reinforced polyester material profiled skylights shall be provided.(Coverage as per D.M/ DDA.
regulations.

h) Additional load to be considered in the structure in order to accommodate A/c. units.

6.3.3 ELECTRICAL WORKS:

a) This includes the supply and installation of the Consumer panel installed near the front boundary fence.

b) Details of electrical room and L.V. panels to be followed as per tender documents.

b) The service of a qualified electrical engineer is to be provided for this installation and supervision.

c) The Consumer panel, Main Distribution board and Sub Distribution boards shall be IP55 rated.

d) Switched socket outlets shall be located at a distance of 500mm from the finished floor level for office and locations
shall be as per project requirements.

e) Light switches shall be located at a distance of 1500mm from the finished ground level.

f) All electrical wiring in the office area shall be concealed on walls by PVC conduits. Electrical wires running above the
ceiling void shall be encased on PVC conduit and PVC junction boxes. All electrical and fire protection wiring in the
warehouse shall be within exposed galvanized steel conduits with support clips at 1.5 metre intervals vertically.

g) Lighting is to be hung to the purlins by means of a proprietary system to avoid future corrosion of the galvanizing.

h) Rounding of the building shall be done by the contractor and test shall be performed prior to DDA. and DEWA
inspection. The test result shall not be less than 0.5 (ohm). Two 300mm x 300mm ground manhole pits shall be
provided with class “D” cast iron cover.
i) The kVAR demand shall be re-checked at the main distribution level (MDB) prior to installation and ensure to provide
Power Factor capacitor panel to achieve and maintain the power factor at 0.9 lagging or above up to unity.

j) A 600mm x 600mm x 800mm deep access manhole shall be provided directly under the MDB panel where the main
incomer cable from the Consumer panel is to be drawn.

k) A 150mm x 200mm x 75mm deep main pull box with PVC cover connected to the telephone lead-in pipe shall be
provided for the telephone system.

l) All telephone outlets shall be provided with ETISALAT approved 8 core wires independently linked to the main DP
box (item R.13) with 1/2”  PVC conduits.

m) All computer outlets shall be independently linked to the main Communication room with 1/2”  PVC conduits.
Wiring/cabling to these outlets shall be provided by the Owner.

n) Weatherproof lights to be provided on External walls of the warehouse. Contractor to supply and fix 20 no’s light
fixtures for external area lighting.

6.3.4 FIRE PROTECTION/DETECTION:

a) It is contractor responsibly to design and produce drawings in accordance with NFPA 20 and civil defence
requirements. (The sprinkler system shall be ESFR type )

b) The equipment supplier and installer is to be a firm recognized and included in the Dubai Civil Defence list.

c) All workmanship in this section shall conform at all times to the requirements of the Fire Officer Committee (FOC)
rules.

d) The fire alarm and detection system shall be linked via "Scantronic" system.

6.3.5 AIR-CONDITIONING:

a) The Air-conditioning works to be carried out strictly in accordance with tender drawings.

b) The air-conditioning system shall have at least 5% treated fresh air facility.

c) The wiring shall be installed above the ceiling in office, avoid dropping on adequate conduits so that these will be
concealed when viewed from inside.

d) The compressor units shall be mounted on vibrator isolator on ground outside or as mentioned in
drawings. Necessary civil works for installing chiller unit to be carried out by main contractor.

e) Prior to installation of the fan-coil units and plastering the walls, a network of 25-mm dia drainpipes shall be installed
on the walls. The inlets where the condensate drains are to be connected shall be flexible to receive the outlet pipe
from the fan coil units. A rodding eye shall be provided to each drainpipe to be connected to the soak ways

f) The fan coil units in warehouse and service areas to be hanged from steel structure.

6.3.6 MANUFACTURERS/SUPPLIERS:
