EXERCISE 16 : AGREEMENT FOR SALE

FACTS:

P & D is the real estate developer and builder, located at sarjapur, Bengaluru.
HESS U.S based company who is into software developing wants to buy 20,000
sq. ft of buildup area from P & D developers and builders for the price
consideration of Rs. 5,24,00,000/- INR as part of the sale agreement deed. And it
should be executed within the 24 months from the date of execution of the said
agreement. And an advance amount of 55,00,000/- should be made on the date of
agreement and remaining amount should be made on the date of execution of sale
deed.

A construction delayed of more than 3 months, will lead to cancellation of the said
agreement and P & D developers and builders will be liable to return the advance
amount with interest of 15% of interest and the opportunity cost of Rs. 10,00,000/-
and other Incidental cost.

If he fails to execute the sale deed the P & D developers and builders can forfeit
75% of the agreement amount and any incidental cost of upto Rs. 40,00,000/-

EXERCISE 17 : SALE DEED

FACTS:

P & D developers and builders located at Koramangala Bengaluru and HESS


having its sales office Anekal Bengaluru wants to buy 20,000 sq.ft of buildup area
from P & D developers and builders for a price consideration of Rs 5,25,00,000/-
INR in sarjapur, Bengaluru.

Draft the sale deed for the abovementioned facts.


EXERCISE 18 : LEASE DEED

FACTS:

HESS a software co. located at Anekal No.622 purchased a property on via sale
deed dated __________ are the owner of the property at sarjapur.

HESS wants to lease 10,000 sq. ft of buildup area to DPC company whose head
office located in Navi Mumbai for annual lease consideration of 50 lakhs.

The lease is for a period of 5 years with rental paid in advance and DPC has to pay
2 years rental repayable deposit. If DPC co. fails to pay the yearly rental on time
then it has to pay the amount with pro rated annual interest rate of 18%. Each
party has to provide 12 months notice before pre mature termination of the lease
amount would be paid as damage.

EXERCISE 19 : MORTGAGE DEED

FACTS:

Mrs. Chandana aged about 45 years, a permanent resident of House no. 24, 2nd
cross, Kengeri Bengaluru. She has purchased a vacant resident plot, BDA
approved land in Banashankari, 8th Phase, measuring 2,400 sq.ft. (40*60) the
address if the plot is No. 82, 2nd cross 9th stage Banashankari, Bengaluru.

Mrs. Chandana wants to construct Duplex home measuring 2,000 sq.ft a total
buildup area. Mrs. Chandana doesn’t have enough financial means to fund the
entire construction. The total construction cost estimated to be Rs. 1,50,00,000/-.

Mrs. Chandana is employed in IBM Bengaluru as charted accountant. She has


savings of 1 crore.

Mrs. Chandana approaches her employer to advance her a maximum of


Rs.30,00,000/- from her career grade with an employee discounted interest of 2%
per annum for a tenure of 10 years. The loan amount would be deducted from her
monthly pay slip. Mrs. Chandana applied for a loan of Rs.30,00,000/- with her
employer which was approved immediately.

EXERCISE 20 : GIFT DEED

FACTS:

Mr. Veerendra , aged about 68 years, a permanent resident of No. 26, 8th cross, bull
temple road, Basavanagudi, Bengaluru. He has purchased a residential duplex
house in J.P Nagar , 6th stage , measuring 1200 sq.ft (30-40). The address of the
duplex house is No.62, 3rd block, 6th stage, J.P Nagar, Bengaluru.

Mr. Veerendra wants to gift the Duplex house to his son Mukhesh.

EXERCISE 21 : RELEASE DEED

FACTS:

Mr Harris aged about 64 yrs permanent resident of 29 9th cross 14th main
Yelahanka Bangalore. Expired on 26/12/2023 Mr Harris was servived by his son
Mr John aged about 38 years and daughter mrs Jenifer aged about 32 years Mr
Harris had a land of 10,000sqft in the above mentioned address with a two story
residential building, with a total built up area of 4000sqft the underlined land has 5
coconut trees 2 jack fruit trees 1 mango tree and other vegetation after the death of
Mr Harris. His son Mr John decided to release his share of his property in the name
of his sister mrs Jenifer without any conditions for no consideration.

EXERCISE 22 : PARTNERSHIP DEED

FACTS:

Mr Vinayak, aged about 42 years a permanent resident of no 22 1st cross


Seshadripuram Bangalore along with Mr. Prajwal aged about 35 years a permanent
resident of no 215 , 5th cross R T nagar Bangalore 560040. Wants to start a
busines name sri Rama chit fund

EXERCISE 27 : LEGAL NOTICE

FACTS:

Mr. Ramkumar is a government employee residing at Rajajinagar, Bengaluru. Mr.


Rajesh is a businessman owing a property in malleshwaram house no.92, who
wants to sell the property in malleshwaram house no.92, Bengaluru. Mr.
Ramkumar and Mr. Rajesh entered into an agreement on 6th july 2023. The total
