BACKGROUND OF THE COMPANY
Vision:

Change the way you dream

Mission:

They live by the word “Anuva” -which means “New Beginnings” and hope to give
the Filipino a better and more quality alternative to the current condos and housing in the
market. They aim to upgrade the standard of living through living spaces you can live in,
quality materials used in construction, safety features that give you peace of mind,
practical facilities that make sense and amenities that make you feel first class.

Objectives:

A themed, residential enclave featuring mid-rise towers set amidst sprawling


amenities, nestled in one of the Metro’s prime spots. A secure and serene community
despite the hustle and bustle of the city life.

History of the Company:

SOC Resources' recent divestment of non-core businesses resulted in significant


liquidity. As a result, the company began looking for new business opportunities. SOC
Land Development Corporation was established in December 2010 after the company
decided to venture into property development (SOC Land).
The new venture is aimed not only at increasing the company's shareholder value,
but also at meeting Filipinos' need for better housing products, specifically affordable
quality homes that will elevate their lifestyle while staying within their means. Housing
developments have large multiplier effects on the domestic economy, with every peso
spent on construction generating several more pesos in our GDP. More housing
investment and production translates into more jobs and sales for allied industries.

Projects
SUMMARY AND ABSTRACT

SOC Resources' 100 percent-owned land bank includes prime urban properties,
including the site of its first project, Anuva. They believe that through their new venture,
they can make a significant difference in the lives of many Filipinos by making it possible
for them to own a home. SOC Land's access to the Puyat-Reyes group's diverse related
expertise and resources results in a total synergy that benefits even the most practical
home buyer.

Competitive Rivalry

Megaworld, Vista Land and Ribinsond Land Corporation are just a few of Soc
Land's main competitors because they are also in the property and land development
business. These companies may have a higher reputation and revenue, making it even
more difficult for Soc Land because these companies have more resources that allow
them to engage in more critical marketing strategies to gather more clients.

Threat of New Entry

As new companies enter the industry, more and more people will be looking for
the best deals when it comes to the property transaction. However, existing companies
already have a stronghold on this industry since they are highly trusted by the people who
patronize them; therefore, may not necessarily want to change because they know how
to provide high-quality services while maintaining competitive prices
Supplier Power

A company that can preserve the quality of its project is able to save more
resources so they can better utilize them in creating more profitable projects. Having a
separate subsidiary company that helps with the projects of another subsidiary company
helps them save a lot of money and increase their profits.

Customer Power

As one of the company's main missions is to provide all its customers with high
quality products and services, they are also aiming to provide additional features that
cater to their varied customer bases. They aim to raise the standard of living by providing
livable spaces, high-quality construction materials, safety features that provide peace of
mind, practical facilities that make sense, and amenities that make you feel first-class.

Threat of Substitutes

Housing development has a large multiplier effect on the domestic economy, with
every peso spent on house construction generating several more pesos in our GDP. More
housing investment and production translates into more jobs and sales for allied
industries. SOC land’s projects surpasses user’s expectations with all its amenities having
space in mind. Anuva Residences is a condominium type housing while Althea
Residences is the first house and lot project of SOC Land. Each of these have different units
and models, facilities, and amenities that would fit the lifestyle of the potential tenants of the
property.
