DEED OF ABSOLUTE SALE 

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
 
        NOEMI PIA LARONG, of legal age, married, Filipino, and with residence and
postal address at Tagumpay, Binuangan, Maco, Davao de Oro, hereinafter referred to as
the SELLER 
-AND-

       CHRISTHYL OMBOROSA DURBAN and ANTHONY LUMANSAG, both of legal


age, single, Filipino and with residence and postal address at Masunurin, Binuangan, Maco,
Davao de Oro, hereinafter referred to as the BUYERS. 

WITNESSETH; 
 
       WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located at Binuangan, Maco, Davao de Oro and covered by Transfer Certificate of Title No. C-
16489 described as Lot D, Psd-28692, containing a total area of ELEVEN THOUSAND
SEVEN HUNDRED EIGHTY-FIVE (11,785) SQUARE METERS, more or less, and more
particularly described as follows: 
TRANSFER CERTIFICATE OF TITLE NO. C-16489
 
A parcel of land (Lot “D” of the subdivision plan Psd-28692, being a portion of the land described on plan
H-37503, LRC Record No. ), situated in the Sitio of Binuangan, Barrio of Hijo, Municipality of Tagum,
Province of Davao. Bounded on the N., along line 1-2, by Lot “B”; on the E., along line 2-3, by Lot “E”,
both of the subdivision plan; on the SW., along lines 3-4-5, by Binuangan Creek; and on the W., along line
5-1, by Lot “C” of the subdivision plan. Beginning at a point marked “1” on plan, being N. 83 deg. 46’E.,
3, 054.36m. from B.L.B.M. 1, Bo. Of Hijo, Mp.. of Tagum, Davao.

Containing an area of ELEVEN THOUSAND SEVEN HUNDRED EIGHTY FIVE (11,785) SQUARE
METERS. All points referred to are indicated in the plan and are marked on the ground as follows: points 4
and 5, by Old Stakes; and the rest, by P.L.S. Cyl. Conc. Mons.; bearings true: date of the original survey,
Aug. 16, 1924, and that of the subdivision survey, Sept. 28 and 19, 1949, and approved on Nov. 22, 1950.
       
WHEREAS, the BUYERS have offered to buy and the SELLER has agreed to sell THREE
HUNDRED (300) SQUARE METERS of the above-mentioned property, specifically Lot no.
D-10-N thereof, for the amount of One Hundred Eighty Thousand Only (P 180,000.00)
Philippine Currency;
 
       NOW THEREFORE, for and in consideration of the sum of One Hundred Eighty
Thousand Pesos (P 180,000.00) Philippine Currency, hand paid by the vendee to the vendor,
the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto
the said BUYERS, their heirs, and assigns, the certain parcel of land together with all
the improvements found thereon, free from all liens and encumbrances of whatever nature
including real estate taxes as of the date of this sale.
