As an important element of the resort hotel property, landscape provides the setting or framework for the built elements of
the site, unifying the various amenities and providing footpaths, roads, and views as linkages.
The grounds provide a transition from the “real world” into the created world of the resort.
Landscape materials and features contribute to a cohesive visual identity for resort hotel properties by setting a “design
theme” or “flavor”. By helping to provide an “impressive visitor experience”, landscape also helps create guest loyalty.

Seventy percent of respondents name the hotel’s public spaces as one of the top ten benefits. This includes both “general
architecture and landscaping”

With this mission, the implementation of ecologically performative landscape practices should be prevalent among
landscape architects.

● ISLAND RESORT
Truly far from the madding crowds, island resorts offer a charm of their own. Island
resorts are popular with those who really relish the sea. And of course, resorts
where the water is very clear offer a treasure trove of its own.

● SPECIALITY RESORT
Speciality resorts are on the rise. Lake resorts, Spa resorts, Casino resorts,
ecotourism resorts, theme based resorts are resorts that target niche tourists.

● ECONOMY RESORT
Economy resorts provide all the basic utilities at a low cost. However, they might
provide some amenities that are commonly shared by everyone, like a common

of a hill station is that the air is cooler compared to places that are sea level.

The most obvious advantage of a beach resort is that is near the ocean. One can take a
dip in the sea, frolic in the sand or just take in the grandeur of the sea.

● RIVER RESORTS
One more popular location for a resort is near a river or backwaters of a dam. Being close
to a water body allows the resorts to provide water sports like kayaking, rafting, boating
and other water sports.
● LUXURY RESORTS

Luxury resorts provide almost everything a vacationer wants, all at


one place. Most luxury resorts offer great value given all the
amenities, entertainment options and activities available.

INTRODUCTION

The vision for Kondan Resort goes beyond the primary purpose of
providing hospitality with modern amenities at a scenic location, and
seeks to address concerns related to its social, regional and
environmental context.

Located on a slope along the backwaters of a lake, only a fraction of


the site has been developed, and where construction was
undertaken, footprints were optimized to respond to topography,
exiting trees and natural waterways, with portions of the natural
surroundings either contained or revealed as views.

RECEPTION AND RESTAURANT
Imagined on the lines of a historic citadel, the site is
subdivided into zones of increasing privacy, stepped down
along the hillside and defined by eight intersecting walls,
each with a unique character specific to its purpose. The
resulting interweaving of enclosed, semi-open and open
spaces cater to different activities.

● Every effort was made to utilize natural open spaces.
● Build smaller and scattered structures.
● Varying functions are grouped around courtyards forming clusters.
● Connection between the clusters are made through pathways that follow natural
contour.
The main swimming pool, in three different levels, is based inside a small valley. Open air

Conscious of the
dominant presence of
nature, architects let the
plan be guided by site
contour and built small
and scattered structures
on the slopes. Structures
were built on stilts with
minimal contact with the
ground and therefore, it
kept the topographical
balance intact.

● The aesthetics of the resort always prioritized nature over built structures. Intrusion was kept to a minimum during placing
structures on the contour site and surrounding green.
● Structures are built at the base of hillocks at a low height to highlight green in the background.
● In the buildings large openings with folding windows invite nature to come inside and let guests enjoy the spectacular and
uninterrupted view of the surrounding landscape from their dwellings.
● The natural drainage flow was left undisturbed as most buildings were placed on stilts. Two existing ponds were left unaltered and a
lake excavated in the lowland of the site. Rainwater can pass naturally as little changes had been done along the way.
● The contour site posed as a constraint as well as adding diversity to the project. The hilly site on the natural setting urged for the
wilderness to be untouched whereas building on such setting with usual techniques could offset its natural setting. Following the
indigenous construction style and technique; the longer structures were broken into smaller ones matching contour.
● The land was deep into the woods and populated with tall sal trunk trees. It was difficult to find any buildable space. The villas had to
be placed in between trees. These trees actually governed to shape out the final layout of this resort.
DETAILS OF LANDSCAPING
Existing trees shape out the setting of the villas. Herbal trees were unharmed and ground coverage shrubs were retained. The resort is
designed by cautiously considering the natural setting and contour site. This resort allows the guests relish the essence of living within nature.
The landscaping technique caused least interruption in the natural setting and helped merging the structures with its surrounding. Villas are
placed around a courtyard, and the path loops around it that leads to the end of the complex. The eco-friendly resort offers the
experience of the spirit of tropical forest, tea garden, and hillocks.

Sal Trees (existing trees)


- Only 7 trees were removed during the construction and
the wood was also used into structures.
- Sal possesses clean, cylindrical and straight stems and a
darkish-brown bark.
- Sal is of deciduous origin with a height of about 50
meters high
