Preface:

Quality is a prerogative of workmanship and good workmanship is a function of discipline.


Tangible quality management is a challenge when it comes to documentation, accountability and
resource deployment. Intangible parameters of site execution and construction sites pose as challenge in
front of professionals deployed on site. Fair and acceptable quality is a requirement in all types of
construction project and specially housing projects where occupancy is of 24*7 nature, as the
acceptability of repeated repair and maintenance is almost zero in nature and should be avoided at all
the times.
Construction is a one-time activity; any second effort to redo anything and it comes under the
category of damage control. Such a situation if repeated again and again acts as a collateral damage to
the reputation of promoter as well as to the already constructed structure. Stage wise verification, sign
off and Documentation of site execution is one solution to this problem. Although various national and
global standards already set parameters for maximum and minimum quality assurance but it is majorly
limited to properties of material while acting independent , baring a few . Bringing more than two or
more independent construction material results into complex situation which can generate something of
value worth only when it is supervised with an intention to achieve flawless results. Determination and
efforts in this direction are needed to organize and document project site execution on daily basis so as
to assure execution of acceptable quality. A good and responsible mechanism is must for fixing
accountability of construction works; this will help the organization, regardless of its size, size of project
or the size of business. Sign-off mechanism and fixing managerial responsibilities of the team members
will not only develop the team expertise but also help management team to identify and analyze
performance of the employee over the time.
It is very important to understand that any construction project is a capital investment of
different scale, in its nature. While investing in a project the promoter or developer expects that the
closure will be satisfactory and all the stake holders move out satisfied while the occupier moves in with
utmost confidence.

Introduction:

An effort is made to streamline documentation process of construction site execution.


Nature of documentation is kept polite, and divided into 3 naturally accruing phases of construction
activity: inspections to be done before start of work, checks to be done during execution and post
construction checks. Quality control manual /Checklist are prepared for packages such Electrical works,
HVAC works, Plumbing works, Fire instruments and Civil & Interior works.

Implementable to any project size ranging from 2 housing units and to any scale and
number, such quality control checklists can be used by new as well as seasoned promoters for effective
control on construction site. Construction project quality standards are dependent of effective
supervision and material management, when combined with clear instructions! Results are
overwhelming. This Document will serve the purpose of common medium of communication between
teams present on project site while also assure the developer about the role of signatory , level of
seriousness and also fix accountability . Teams can work together and mutually divide the checks to be
done at every stage, coordinate with each other and sigh off confidently as well highlight areas of
concern on the checklist with remarks and notes. With this belief that this manual will not only function
as a quality control checklist and manual but also will suffice the need of a good method statement
reference book for construction industry professionals ,we here by dedicate this document for benefit
of every member .

- Vishwash Harish Gupta is an architect with post graduate qualification


in advanced construction and project management from National institute of construction
management and research (NICMAR), Pune (MAH) and a post graduate from Advanced Institute
of Law Studies (AILS), Pune law college, Pune University. He has worked in the design,
construction and project management industry for more than a decade and handling
professional project management assignments. He is presently working in his family owned
business of real estate development in Nagpur (MAH) Named and known as CHAITANYA SHREE
DEVELOPERS (CSD Realty & Housing). Before joining his family business he has worked in
various other organizations such as Godrej Group of companies, Mumbai and Arya Architects,
Ahmedabad (GUJ) and handles projects in cities like Chennai, Udaipur, Jodhpur, Ahmedabad ,
Jaipur , Bharuch, Bikaner , Pune, Mumbai, Delhi and Hyderabad. He is an independent project
management consultant to RBI (Reserve Bank of India, Govt. of India), independent Project
management consultant to Nagpur municipal corporation (NMC), independent Project
management consultant to Nagpur Improvement Trust (NIT), independent Project management
consultant to Nagpur metropolitan region development authority (NMRDA), Consultant for
PMAY Project with Slum Rehabilitation Authority (SRA) Nagpur Municipal Corporation. His
Business is a member of many reputed organization such as CREDAI, IIA, Nagpur Vidarbha
Chamber of Commerce (NVCC). He is an Accredited Architect by Council of Architecture (COA), a
