NON-EXCLUSIVE AUTHORITY TO SELL

         THIS IS TO AUTHORIZE ALIVRA SEVEZ TIAMSON GERON, of legal age, currently


residing at _______________________________ to do and perform any and all of the following acts:
 
As the BROKER / AGENT to negotiate the sale of the parcel/s of land I owned located at
______________________________________ more particularly described as follows:
 



That the said aforementioned Transfer Certificate of Title over said property/ies include
and contain all the permanent improvements and buildings located and situated thereon. 

That the net price is One Billion Five Hundred Million Philippine Currency (Php 1,
500,000,000.00) and free from any encumbrances and / or other fees. Wherefore, the terms
of payment shall be of fifteen percent (15%) Earnest Money and the full payment shall be
given on Cash/MC/Wire Transfer basis.

That the broker/s and agent/s shall receive a commission fee equivalent to Five Percent
(5%) of the agreed price payable upon the execution of the instrument.

That payment of Capital Gains Tax and VAT, payment of Documentary Stamp Tax, legal
fee, Attorney’s or Notarial Transfer Tax due hereof and all expenses for the registration of the
Deed and Transfer of the corresponding Transfer Certificate of the Title shall be for the exclusive
account of the BUYER.

That this Non-Exclusive Authority shall become ineffective only after thirty (30) days
commencing this day of October 5, 2020 until November 5, 2020 terminating such authority,
and it is extendable upon my consent with a written notice of extension or renewal of ATS.

Sole Discretion: The Owner may take any action or decide any matter under the terms of the
NON-EXCLUSIVE AUTHORITY (including any consent, approval, acceptance, option, election or
authorization) in its sole and absolute discretion, for any reason or for no reason, unless it is
related to this ATS and contains specific language to the contrary. Any approval or consent that
the Owner might withhold may be conditioned in any way.

Amendment or Waiver: This AUTHORITY TO SELL may be amended only by a writing duly
executed by the Owner. No waiver of any provisions of this ATS or any of the rights or remedies
of the broker/trustee with respect hereto shall be considered effective or enforceable unless in
writing, duly executed by the Owner. Such waiver or consent shall be effective only in the
specific instance and for the purpose for which it was given by the Owner.

That I execute this NON-EXCLUSIVE AUTHORITY TO SELL to attest and declare the
truth of the foregoing facts and for whatever legal purposes that it may serve.
