1. This agreement is made at Basundhara, Baridhara residential area, Dhaka on this day of
25/01/2020 between Mrs. Rownak Jahan, owner of flat 05 th floor, house no 412, road no 09, block
F Basundhara, Residential Area, Dhaka, herein referred as the 1 st party.
AND
Engineer Quazi Rafiur Rahman S/O : Quazi Shafiur Rahman NID NO : 7344900142 herein
called as the 2nd party.
2. Whereas the 1st party is the owner of and in possession of Flat of 05 th floor, house 412 road no 09,
block F Basundhara Residential Area, Dhaka and agreed to give on rent and 2 nd party has agreed
to take on rent for residential use for an initial period of 1 year with effect from 01 March 2020.
The contract may be renewed for same period after mutual discussion. After expiry of the
contract the possession of the flat to be handed over to first party.
3. The said Flat comprising of 03 Bedrooms, 01 drawing room, 01 dining room and 01 living room
with family space, 01 kitchen and 01 servant room.
4. The second party is not authorized to handover the flat to any other 3 rd party and he is also not
allowed to give sublet to any other party/parties.
RENT
5. The rent of the flat for initial one year shall be take 26,000/(Twenty Six Thousands Only) per
month.

6. Service Charge for initial one year of the flat shall be tk. 6000/- (Six Thousands Per Month.)
which includes common electric bill, Common gas bill, and monthly salary of caretaker/guards
and maintenance of common spaces of each flat.
7. The monthly rent along with service charge must be paid in advance by 12 th day of each month.
8. Utility bills of the flat such as Electricity bill, Gas bill etc at actual to be paid by 2 nd party.
9. Security money: Tk. 52,000/ (Fifty Two Thousands Only) to be paid as security money during
signing the agreement. This money/part of the money will be refunded to 2 nd party at the end of
contract after deducting money for any physical damage done to the flat (Without sanitary items).
10. Yearly increase of rent: The rent of the flat will be increased @5% (proposed) of existing decided
rent on completion of 2nd year by the mutual understanding by both party. The service charge will
be revised and decided separately on mutual agreement.
11. Each party to give 2 (two) months’ notice or pay 2 month’s rent in advance for vacating the flat.
MISC point:
12. The 2nd party must abide by the customs and norms for maintaining healthy atmosphere of
peaceful leaving. Adhere to rules and regulation of Basundhara housing society and or the
country in all respect. The second party will be fully responsible for inside security of his rented
flat. The 1st party will not be responsible for loss of any item/items from inside his flat.

13. The 2nd party to take care and not damage/breakage intentionally of tiles, glass, windows, pan,
commodes, electrical fittings, water tapes, basin, and door lock etc. These will be replaced by
first party upon prior information given by 2nd party.
14. Lift will remain switched off (Except emergencies) between 2300 hrs. to 0700 hrs. and 1530 to
1630 hrs. Every day for regular maintenance. No heavy items are allowed in the lift, stair cases to
be used in those cases.
15. This document is not valid for any bank loan and or any such financial transaction with any other
party whatsoever.
