Q1 Maintenance work in buildings is generated by number of factors. Thus, the


need for proper understanding of causes and agents of building deterioration is
important to curtail the occurrence of defects in buildings. Explain with an
appropriate example THREE (3) factors of building principles that are very
important and may affect that maintenance works in future. (C4)

Q2 Maintenance is important to ensure the buildings perform optimally throughout


its life span. As a building maintenance engineer consultant, you will assign to
explain to the building owner on the differences between preventive
maintenance and contigencies maintenance with an appropriate example for
each explanation. (C4)

Q3 The prime objective of maintenance is to maintain the performance of the


building fabric and its services to provide an efficient and acceptable operating
environment to its users. As a result, any building during its total economic
life, it has to be maintenaned. Determine the following type of maintenance
works required for the resort hotel building nearby the sea which has been
occupied for more than 30 years. (C5)

i) Cleaning and servicing


ii) Rectification and repairs
iii) Replacement works

Q4 Proper maintenance of the buildings is very important and need to be given top
priority by the organization. Maintenance capacity planning determines the
required resources for maintenance, including the required craftsmen,
administration, equipment, tools and space to execute the maintenance load
efficiently and meet the objectives of the maintenance department. Based on
this, proposed a suitable maintenance organization chart that used out-sourced
staff to support maintenance department. (C5)

Q5 Real time monitoring and control for maintenance management may be


necessary and helpful to control and manage effectively the maintenance work
in the building facilities. Thus to enhance maintenance management
performance, the building information modeling (BIM) approach is an
advantage for managing and maintaining facilities effectively. Interpret the
application of BIM is able to facilitate effectively the process of controlling
and managing building maintenance works. (C5)
