Rumor has it that gruff, brooding, and solitary man-of-mystery Isaac Sylvester is back in town, and the only thing folks in Green Valley know for certain is that this prodigal son’s motives are as elusive as he is. He’s been spotted loitering near the old Townsen farm, hanging around the Hill's homestead, and glaring menacingly from the edges of The Donner Lodge’s parking lot. What this hometown-hero-turned-criminal wants, no one knows. Nor can they stop talking about it.
Hannah's last night as an exotic dancer might just be her most memorable.
Hannah Townsen has often been a subject of local gossip. Folks shook their heads when Hannah's daddy ran out on her momma; folks blessed her heart after Hannah's momma had that tragic accident; and folks really talked up a tizzy when Hannah became an exotic dancer in order to pay off her parents' debt and put food on the table. But now, ten years after being dubbed as a hometown-stripper-with-a-heart-of-gold, Hannah has seemingly—and finally—fallen off the gossip mill's radar.
That is, until the enigmatic Isaac Sylvester shows up at Hannah's retirement party wanting so much more than a private dance. . .

I want to thanks the useless ratings (without reviews) because I don't know if you're rating the wait or the actual book. Pre-rating people deserve to be slapped.
I have been so excited for Isaac Sylvester’s story ever since I heard we were getting it. I wasn’t sure how it would go, but I loved the direction Penny took the story.
Isaac is the brother of Jennifer Wilson and is back in Green Valley after being gone for a long time. He’s undercover and the last thing he expects is to find love. Then he meets Hannah. Now, it’s not love at first sight for Isaac. Not by any means. But Hannah… she’s had a crush on Isaac for the longest time.
I loved Isaac and Hannah together. They complimented each other perfectly and they were the absolute sweetest together. The romance was fantastic, but I also liked seeing insight into Isaac’s mission and career and learning more about Hannah, her job, and her career goals.
I also loved getting more Jen, Cletus, Hank, and Charlotte. This book was a lot of fun but also had emotion and humor.
This was my most anticipated read of the year, and I’m so glad to say it delivered everything I wanted! I love this universe of books, and at this point I don’t think Penny Reid is capable of writing something I won’t enjoy 🩷
i just love this author and just when i think i can't adore her more she writes another book that i didn't know i needed but in fact it is now my everything. i have a crush on each hero and heroine she writes and every new book is just a new obsession. basically, i love Isaac. i adore Hannah and i admire Penny Reid. just read this book and then read all her others, you won’t be disappointed 💗
Positives and negatives about this read so I’m starting with the negative to end on positives: - The only real negative that I had about this book is that some of the interim scenes between the action seemed like they needed a bit of editing. I don’t love excess pining but that’s also a personal preference.
Positives: - loved both of the main characters! Both had well done back stories and I really rooted for both characters. - I didn’t realize this was a third book in the series when I started and due to the nature of the others content warnings I probably won’t read them but it also didn’t impact the story too much. Great review!
*on kindle unlimited **spice 🌶️🌶️/5 : somewhat of a slow burn that takes off ***.penjoyed the author’s writing style
Individually complex characters? Sure. Compelling romance? Not so much. The heroine fell flat, the chemistry fizzled, and the happy-for-now ending left me feeling underwhelmed.
Can I have your attention, please?! We have a blurb!!

First comment: *Ahem* This is Hanna and Issac's book!!! Ahhhhh So excited! Hopefully we'll get it next year? There is no date yet, but I am hopeful (must be all the early xmas spirit around).
Not a one star because it has cletus in it... otherwise, what an underwhelming ending of a book...what an idiotic storyline and what a robotic hero...
it is even weirder for me because once upon time I adored penny's books but her last couple of years releases are a huge miss for me... kind of like kristen ashley ... like I love their older books, but this new stuff is not working for me...
And I really didn't have many expectations since I didn't like any of the books in this spin of folk series ... but still, it would be nice to end it with a positive reading experience....
Black sheep, small town, stripper FMC vs virgin MCC, undercover, healing families, found family, and hot hot hot spice.
We have known these characters forever, since the inception of Green Valley basically. We have seen them from the outside and what they have gone through. Hated them and loved them. But we never really knew what they were thinking or what their motivations were. It was amazing being able to finally get their whole background, what really happened, and what they wanted. All while finding their true love.
The chapter titles being quotes from the other 'Green Valley' universe books was perfect.
Penny Reid did it again. I love how she tells her stories. You get to know the characters really well, know why they do things, how the past affects them now, and she makes you fall in love with them. And just when you think it can't get better.... BAM we get amazing spice!
This is not the first book in the series, or even the first series in the author's universe. But it can totally be read as a stand alone! Do not let that scare you away. You will have just met the characters before when they were side characters to the main love story. However, if you have read the other books you will feel more emotionally attached to everyone. And so many good Easter eggs.
This was 100% worth the wait. I’m an unapologetic Penny Reid fangirl, and books like this one are the reason why. Her characters are multidimensional. They have regular human flaws, not just for-the-sake-of-the-plot flaws. They’re the right kind of quirky. And when Penny takes a villain from earlier books and opens him up, that’s it. Now we love him. End of story. Such a good HEA for Isaac and Hannah!
4 stars. I was so invested in this book from the second the meet cute (more like meet disaster) happened. It was soooo cringey in the best way and my heart just broke for Hannah… while also laughing at the situation. Isaac was a SUPREME asshole, but as the book progressed, he won me over! But it must be said, I loved loved loved Hannah as a FMC. Right from the get go. Underestimated heroines are my favorite, and that’s Hannah. And honestly, she deserved her HEA. And truly, both characters were really well developed and showed a ton of growth.
The Green Valley setting will always be a winner for me, but some of my favorite scenes were those that included the secondary characters— mostly Hank/ Charlotte and Cletus/ Jen. And given the fact that Hannah works for Hank, and Isaac is related to Jen, we got a lot of screen time with both couples, who happen to be my favorite couples in Green Valley.
Although this can be read as a standalone, I think readers would potentially enjoy it more if they read Beard Science (from the Winston Brothers series) first. It’s not required, but there’s a fair bit of overlap. All in all, I love this world that Penny created. And I love this spinoff series. I don’t know if she has plans for more books, but I am absolutely down to read them. Especially if any of them give us Tina as the FMC.
Thank you so much to Penny for the ARC in exchange for my honest review!
The beginning was SO GOOD AND OMG I WAS LOVING IT!!! And then the excitement just slowly died.
Isaac is the most stoic and the grumpiest and Hannah has been secretly pining for him for a long time. So of course when he buys five lap dances she’s thinking, “Here is my chance to shoot my shot with this dude I love!!” And Isaac is thinking, “Here is my chance to talk to Hannah cause I’m an undercover agent.” This beginning was just 👩🏻🍳💋. I flipping loved it. The awkwardness of it was just incredible. And ultimately this leads to Isaac threatening Hannah with prostitution charges. Gah. Loved it. LOVED IT!
Isaac has insane trust issues. Hannah’s little heart is bruised. They have this case between them. How will these two end up together?!
Well. They just do. And we have 8k inner thoughts that lead us there and not a lot of actual character interaction. I felt like these characters were trying to get me to understand why and how they fell in love without showing me, which is ultimately very disappointing, especially after how fun the beginning was.
LOVED this! We have been waiting so long to learn all about the mysterious Twilight/ Isaac and it was totally worth the wait!!
The meet cute in this book was sexy and hilarious and frustrating. It definitely put both characters outside their comfort zones and it was so fun to look back at once you got more context.
Isaac was such a surprise. He has been this puzzling, unknowable character for so long, it was wonderful to get to understand him. I loved seeing the flickers of insecurity and innocence in an otherwise stoic character.
Hannah was everything I appreciate in a strong and capable heroine and you cannot help but love her. She has been able to accomplish so much just through sheer will and hard work, with so many obstacles stacked against her. Watching her thrive in a job where she is using all her talents was so fulfilling.
Both of these characters had difficult back stories, but Isaac’s was more of a surprise. We knew Isaac’s dad was a bad guy from his sister, Jennifer’s, story but I hate him even more now.
I feel like I need to give a shout out to the unsung heroes of this story, Tina and Hank. Tina for being such a mentor to Isaac over the years and to Hank for helping Isaac really see Hannah, in more than one way (tee hee)
I cannot recommend this one enough and I loved that we got such a satisfying ending!!
I feel like this could be read as a standalone. I mean, you would totally get the storyline and enjoy the romance, but I do think you’d be missing out on nuances that really allow you to savor Hannah and Isaac’s story. I would totally recommend reading this after the Winston Brother’s series and the first two books in this one to get the biggest impact.
I’ve been DYING to know Isaac’s story since Dr Strange Beard… and it was 1000% worth the wait. Penny Reid did not disappoint with this one. I especially loved that every chapter started with a quote from another book in the series. 😍 I’ll admit to being a little torn about how the story was going to end, but ultimately it couldn’t have gone any other way. Isaac and Hannah were so beautifully developed. Ultimately, Isaac had a difficult past to atone for but his development was delightful. I haven’t changed my mind so thoroughly about a character since Sean Cassidy in The Player and The Pixie.
As most of Penny Reid books it was a pleasure! It is rather comforting that when we reach for a books by this author we always get interesting story and lovely characters and this book was not an exception. It was nice to visit Green Valley again :)
I have been waiting for Isaac Sylvester’s story for so long! And I was not let me down in my waiting, this fulfilled all that I’d hoped! Now I did start out not liking Isaac and the way he made some quick incorrect assumptions about Hannah. But of course if any author knows how to write a character so that you will fall in love with them despite this type of start, or that you can feel they’ve redeemed themselves, it is Penny Reid.
We started out with Hannah’s retirement from the Pink Pony, or retiring from dancing, as she would be taking over running the club after Hank has moved on at the end of Folk Around and Find Out. Hank wasn’t completely gone though, he was there to help Hannah when she needed him, even at a bachelorette or hen party at the end, as a stripper! Hannah’s life had been rough. There was a reason she went became a stripper instead of going on to college as she’d planned. But now, she’d been able to get her college degree and was ready to put it to work running and hopefully making the Pink Pony even more successful.
Isaac Sylvester is a character I’ve wanted to know more about for so long. Since he is Jenn Sylvester’s brother, and only showed up in mysterious situations, or as “Twilight” one of the Iron Wraiths. He shows up on the night of Hannah’s retirement party and asks for 5 back to back private room lap dances. Hannah has no idea why, and since she’s always had a crush on him, she thinks maybe the other strippers got him for her as a gift. She’s always used him as her “stand-in”, that’s the person she imagines as she’s dancing or giving lap dances.
Well of course Isaac is not there for that. His friend Tina didn’t do her part in setting up the meeting between them, and there are totally some misconceptions on Isaac’s part to start this whole thing out. His reaction and behavior made me not a fan of his! However as the story goes along, and he finds out/realizes how wrong he was, I definitely began to like him.
We knew his family life had been rough just from what we learned of Jenn and her mother and how bad her dad had been. But the extent of what Isaac dealt with was unknown till we get his side in this story. I loved their developing relationship. There were parts that definitely had me feeling all the emotions for and with Hannah. And I loved how the got together at the end. I love that instead of a third act breakup, we had the dangerous thing happen to make us worry about them.
I have to mention that even though it is obvious something more has to happen with the bad guy, it wasn’t in the way or where I had actually expected it to happen. I love that even though Reid writes romance, which in a way has a pattern to follow, she knows how to keep the story fresh and unique every time we read a new one from her.
More than the main couple, I enjoyed all the supporting characters as well. And time spent with Cletus Winston is never time wasted in my opinion, so that was like the cherry on top for this story! I don’t know that we have any more in this series coming, I think this was the last. I think I would love to see Tina’s story maybe in the future, but I can get that she is also happy where she is. I like how the author dealt with the dancers and did the best job she could with showing in the story what their lives are like and how hard it is for them to deal with people’s opinions that are not at all fair. Now I’m anxious for the author’s store to open so I can get the bearded cover to match the other two in the series. Although it’s possible I don’t have the first one somehow? Of course I love the new covers too, so I kind of want to own them all in both formats!
i stumbled across this when i was looking through goodreads giveaways and i just downloaded it on kindle because for some reason i needed to read it immediately. it’s the third in a series and it’s obviously the part of an overarching story that this author has been writing for a while. that aspect definitely kept me from loving this but that’s entirely my fault so yeah.. id recommend starting somewhere in this authors backlist rather that here.
hannah and isaac were cutesy. i actually really enjoyed their relationship and the the tension they had in the beginning. their love story had a very original setup and i loved how that was navigated. my issue lies in the fact that i don’t really enjoy romantic suspense. i could not have cared less about the undercover shit or the crimes or whatever isaac was up to during this book. i really enjoyed seeing them fall in love but i could’ve done without the rest. my enjoyment level and rating is based entirely on things that were not the authors fault so if you like her work or romantic suspense maybe pick this up!!
oh but, the use of the phrase, “i would like to court you” in a modern, small town romance made me want to hurl.
I’ve been waiting for Isaac’s story ever since I first met him in the Winston brothers series. This book turned out to be so much better than I would have thought.
Isaac’s character surprised me, he was so much better than I expected. I think he’s my new favorite Penny MMC. He is so contained and controlled but at the same time, innocent and tremendously cute. I absolutely adored him.
Hannah is such a fighter, she made something of herself despite all the hardships in her life. She is smart, hard working and loyal. She’s also had a crush on Isaac since her teenage years, and obviously Isaac is completely oblivious to the fact.
Isaac is a very dedicated undercover agent and this is meant to be his last mission. He is adorably straight laced and gets a completely wrong impression about Hannah at the start. However he’s also very self aware and capable of admitting when he gets things wrong. He’s the sweetest hero.
I also loved seeing Cletus and Jenn again and it felt so satisfying to see Isaac repair his relationship with his sister (with a helpful push from the awesome Cletus). and Tina is just the best. 😅
Penny is really the queen of meaningful love stories and has the best array of characters. I love everything she writes.
It’s Thanksgiving and I’m turning to my authors that I consider comfort reads. And TBH, I’m already emotionally invested in this fictional world that I was delighted book 3 just arrived in this spin-off series.
I don’t dip into contemporary romance often but when I do, Reid is one of my favorites.
Sniff, sniff- this felt like a love letter to Reid’s fans. Though it was a great send off, it gives me the itch to go back and reread the Green Valley series. 🥰🥰🥰
Got tired of waiting for the release date. It’s been forever since I read the preview at the end of the last book and I need to mentally write this off now
Yeah, so, hmmm, really not sure how to rate this. I guess I did kind of like it so I'll round up to 3 stars, but it had a lot working against it so like maybe upper 2 stars...
🎵I think I’ve seen this film before and I didn’t like the ending…”🎶
This shit feels real familiar. Penny’s got another extremely hot man in his late twenties/early thirties(?) who’s never had sex before 😪 I’m tired of this, grandpa. I will say Isaac’s life lent more plausibility to this situation than most of her Winston virgins/born again virgins, so there’s that, but I just really don’t love a virgin H, sorry 🤷🏼♀️ It also doesn't help that I expected Isaac to be a hardened criminal. Can't remember if we were disabused of that notion in a previous book, but idk, he was in an MC, he was awful to his sister. I wanted a bad boy. I thought I was getting a big, bad, biker. What I got was a marshmallow. A marshmallow who kills people, but a marshmallow nonetheless. Also, Hannah's forever crush on a guy that she doesn't know and is never around and blahblah, also familiar, also happened before in a Winston book.
And then the second part of the lyrics…I didn’t like the ending of this book 😅 it was teased from early on and I hatedddd that idea. I held out hope it wouldn't come to that but as it was repeated and repeated I came to terms with the fact they were gonna do it when it was absolutely not necessary and selfish so yeah it was just kinda a downer the whole time and made me eager to finish the book so I could move on to something more fun which sucks because I’ve been looking forward to this book for so long!
Speaking of, I’m not a diehard PR fan, some of her books I absolutely love and some I loathe 🤗 but the stripper with the heart of gold and the MC recruit criminal who abandoned his family sounded fun! It was teased at the end of a book and I couldn't wait, but then she swapped it with Bananapants release due to personal reasons, fine, could've been exciting for me if I wanted to read Bananapants, but author's ruining their own character's HEAs with nonsense in their next gen spinoffs is SO FUCKING ANNOYING. Quinn would not go a decade without talking to his son after what happened to his own family. Never, ever, ever. Janie also wouldn't let that happen. There is no reason or justification other than him being a shit dad or Desmond being evil or something and neither of those is acceptable. So noppppe. Never reading that, that book does not exist 😌. *Bananapants rant over* So anyway that swap sucked, but THEN, she pushed it back again so one of her many Kickstarters wouldn't overshadow the release, feels like something we could've known the first time we pushed it back, but OKAY. So all that to say my want for this book and getting denied and pushed back again and again just made the expectations that much higher and needless to say it didn’t meet them.
I wanted way more redemption for Isaac. I think Jennifer had it right when she let him have it. I think his actions were selfish and he could've found a million other ways to keep in contact with her, but not live in Green Valley if he didn't want that/if it wasn't safe. Slight career change but still in law enforcement. Different city, but visitable, ya know, normal I can't live in my hometown stuff, but for some reason Penny had to blow this shit up. The plot finally went somewhere to make his actions less selfish and more necessary but that was also annoying 🤪 lol and he was gonna do it anyway even if the case went perfectly and there was no need so basically I didn't love the crime aspect of this book. It wasn't well done or intriguing, it was very random and obvious and sloppy. Any criminal with half a brain could figure out the leak in two seconds but okay. Also this criminal who's so evil and bad but he doesn't touch strippers just laughs at them while they strip tease him in weird costumes? 😶 So scary... Idk man I just wanted more from this book. Hannah was pretty cute and I loved how multi talented and humble she was. Her life and family situation was pretty depressing so again, I see why she might want to move, but we didn't need to go with the ending we got 🙄
ANYWAY. This was alright, I liked some of the cameos and getting to know Tina lol never expected to like her. I also love a man having the wrong idea about someone and treating them poorly like Isaac did in the beginning before finding out Hannah’s the best and slowly falling in love with her. But I can't say I'm happy to have read this book, at this point I'm mostly just happy it's over. Hopefully I like my next read more🙏
One of those books that starts SO strong before fizzling out by the end, I found this to be wildly uneven. I really loved the chemistry and instant connection between the characters, the way the heroine has been harboring a crush for years, and that it’s the hero who ends up doing the chasing. I loved the shy and quiet hero, a man who is completely out of his element. What I didn’t love was how much of the relationship development happened off the page, and how much time is spent on the details of the business. After an opening that grabbed my attention in a big way, there were chapters and chapters with the characters barely interacting, a ton of work (strip club) talk, and lots of internal monologues. By 80%, the heroine was acknowledging that she barely knew the hero, and I was like… yeah. So this rating probably leans closer to 3 stars, but there was so much that I sincerely enjoyed that I’m choosing to round up my rating.
The story follows Hannah, an exotic dancer who is stepping down to help run the business. During her “retirement” party, Hannah is gifted a present - a private dance with the man she pictures every time she’s on the stage. Though Hannah and Isaac don’t know each other, she’s had a crush on him for years, so this private dance does feel like a gift… at least until things go very awry. Turns out, Isaac is an undercover agent, and he needs Hannah’s help with an investigation. As the two grapple with the awkwardness of interacting after THAT dance, they slowly get to know each other better. Unfortunately, the complexities of Isaac’s job are likely to get in the way before they can even get started.
I’d consider myself more of a casual Reider, in that I’ve read some of her older books, but prefer the new ones. So I didn’t have any thoughts on either character, really, before diving in. I loved the tension of their first interaction, and the way they’d unintentionally revealed things about themselves that they hadn’t planned. I also liked the workplace setting, though there were WAY too many details about the day to day operations of a strip club. It absolutely felt preachy and over the top at times, and it also stalled the love story in the middle. Sure, Isaac and Hannah had lots of thoughts about each other, but they didn’t speak many of them out loud. For that reason, the spice always seemed super random, like it picked up out of nowhere. I liked some of the surprises, as well as Isaac’s sweetheart personality, but the romance had a lot of issues. Ultimately, I devoured the first half, then kept running into things that pulled me out of the story. I liked a significant portion of it, but a few changes would’ve made a world of difference.
This might be one of my most anticipated Penny Reid books (obviously not including Billy and Scarlett lol). There has been so much lore around Isaac Sylvester. He has been one of the enduring side characters in Penny Reid’s Green Valley universe, and we have been patiently (not so patiently) waiting for his internal point of view. We wanted to understand his motivations because, it’s impossible to not love his sister, Jenn the banana queen, and all that she and Cletus endure together. So right out of the gate I was 100% sold on this story. When it was hinted that Hannah was going to be his love interest I realized how much she too deserved her point of view to be told. Hannah has been a much more secondary character in the universe, the stripper with the heart of gold who everybody pitied. But boy does she deserve a happily ever after! Overall, I’m so impressed by this book, I’m so happy with the love story that Isaac and Hannah get! It feels like a beautiful conclusion to the Green Valley universe, but I want more. I never want to say goodbye to these characters!
Also, Tina, who has always been a foil or ditz or corruptible, absolutely shined in this book. She is loyal, she is kind, she is funny and she is completely herself.
Thank you to the author for the ARC and exchange for an honest review.
IF PENNY REID HAS NO FANS THEN I AM DEAD. Her books just do it for me, and they never miss. Go pick this up when it's on KU on Thursday!
I have been waiting so long for this book. It did not disappoint. No notes. We finally got Isaac's redemption story!!
I loved being able to revisit all our favorite Green Valley characters like Jenn, Cletus, Dave, Tina, Hank, etc. but it didn't distract from Hannah and Isaac's story.
The sun sets at 4:30 and everything is depressing, so brb while I re-read the whole Winston Brothers series.
Good story. Issac has been teased about since the start of the Winston books. No intimate scenes other than the Hero and heroine. But the heroine is a retired stripper so some readers may have issues with that, no details.
Content Warnings for the Plot Discussion of child abuse (in the past) including restricted calorie/food intake (might be difficult for anyone with an eating disorder). Many chapters focus on what happens at strip clubs (exhibitionism, lap dances, strip teases, crossing boundaries, etc.) Physical violence against men and women, gun violence in a law enforcement setting, bad guys ridiculing women.
