The cost of lodging is a significant component of practically every trip, thus it is important to consider accommodation development while trying to draw in visitors from other nations. The long-stay tourism industry is crucial since longer visitor stays result in more revenue. Following this, other research on long-term lodging of all forms has been conducted, with an emphasis on both the tourist and real estate sectors. The best tourist option in Thailand is long-term travel. Therefore, it is anticipated that the tourist demographic will change in future, leading to the emergence of the retirement home niche market as a part of long-stay tourism. To address an issue, this study assessed tree species diversity, aboveground biomass (AGB), and aboveground carbon (AGC) storage of the watershed forest in Phayao Province, Thailand. Data collection was conducted in 18 plots along nine watersheds along the topographic gradients. Tree height and diameter at breast height (DBH) were collected. AGB of vegetation was estimated by using the allometric equation. Likewise, AGC storage was evaluated from half of AGB. A total of 133 species belonging to 105 genera and 39 families were recorded from the watershed forests (1.8 ha). Mixed deciduous forest (MDF) and dry evergreen forest (DEF) exhibited high density and high diversity index, respectively. The highest value of total AGC storage was found in the MDF with 91.2 ton C/ha, following by DEF (78.3 ton C...

The project life is set at five years and uses a discount rate of 6.75% per annum. The initial investment is six million Baht, which comes from bank loan and owner funding equally. The main use of initial investment is building with applied Lanna architecture, decoration, and office equipment. The results show that the net present value (NPV) is 2,055,058.61 Baht, the benefits cost ratio (BCR) of 1.41, while the return of the project (internal rate of return: IRR) equals 18.06% and the payback period (PB) is 3.64 years. This study also changes the proportion of bank loan for the sensitivity analysis. The study also finds that NPV, BCR, and IRR are greater than zero, one, and lending interest rate, respectively. The study, therefore, concludes that the financial feasibility of project is a worthwhile investment.
