INCOPORATION OF GREEN BUILDING


TECHNOLOGY DURING THE CONSTRUCTION
PROCESS IN WESTLANDS, NAIROBI

CHAPTER ONE
INTRODUCTION
 Green technology is the application of designs that are
environmentally friendly and use resources efficiently. (Bon-
Gang Hwang & Wei Jian Ng, February 2013)
 Sustainable construction means using renewable and recycled
materials when coming up with new structures and also
minimizing the energy consumption and wastes when operating
the building.
BACKGROUND OF THE
STUDY
 There is no definite moment when green technology began
 The greenest country around the world is Singapore
 It aims at making 80% of its buildings green by 2030.
 In Africa; Ghana is implementing laws that ensure all upcoming
buildings are green.
 In East Africa Tanzania; The concept of green building is being adopted
slowly.
 In Nairobi Kenya the adoption of green technology is very slow as
more Kenyans still opt for glass skyscrapers rather than sustainable
buildings
THE PROBLEM STATEMENT
Construction process have contributed to an
Increase in pollution.
There is an increase in the amount of energy being
used.
Increase in the cost of construction and
maintenance of the building.
OJECTIVES OF THE STUDY
Main Objectives
To investigate how green technology can be incorporated in the ongoing and
upcoming constructions in Kenya.

Specific Objectives
i. To identify the ways and designs in which green technology can be
incorporated during the design and construction process of the building.

ii. To assess the level of adoption of green technology in, Westlands.

iii. To assess the factors affecting the implementation of green technology in


Westlands, Kenya.
RESEARCH QUESTIONS
I. What are the ways in which green technology can be
incorporated during the construction process?

II. What is the level of adoption of green technology in


Kenya?

III. What are the challenges surrounding the implementation of


green technology in Kenya?
SIGNIFICANCE OF THE
STUDY
 The research aims at identifying the best ways to incorporate
green building technology in Kenya
 It also aims at identifying the constrains causing the
contractors not to adopt the concept of green technology
 Identify the best ways to create public awareness of green
technology to members of the public
SCOPE OF THE STUDY
 The research will focus on the incorporation of green
technology in commercial buildings in Westlands area in
Nairobi.

2.2 THEORETICAL
FRAMEWORK
2.2.1Perception and awareness of green technology by different people
 The consumer wants green buildings but majority cannot afford it.
(Osama .E et al., May 2014)
 The millennials have a limited idea of green building technology .
(Maranatha Wijayaningtyas et al, February 2018)
 For the artisans and the local community, the concept of green
technology is foreign, as very few people understand what it entails.
(Mutinta Sichali, et al, July,2017)
 The perception is affected by peoples believes, level of green
endorsement, clients preferences and observation of the building
with the existing schematics.
2.2.2 Green building rating systems
 Different countries use different green building rating systems,
 They are used to certify the buildings in accordance to their degree of sustainability. (Altin,
January 2016).
 Kenya uses LEED EDGE and Green star Rating systems.
2.2.3The principle of Sustainability
The main principles of sustainability;
I. Minimization of resource utilization, (conserve),
II. maximization of the usage of resources (Reuse),
III. the use of renewable or recyclable materials (Renew /Recycle),
IV. the protection of the natural environment (protect nature),
V. creation of a healthy non-toxic environment (non-toxic)
VI. creation of quality buildings (quality

2.3 EMPIRICAL

2.3.1 Ways in which green technology can be incorporated during

2.3.2 LEVEL OF ADOPTION OF GREEN BUILDING
TECHNOLOGY
 Kenya is adapting the greenIN KENYA
technology but at a very slow rate
 Kenya gave a climatic action plan to the United Nations, in the Paris Climate Summit of
2015.
 The rising adoption of green building is due to the global effort to construct sustainable
buildings and reduce the use of energy. ( Peter Khaemba & Tony Mutsune, November
2014)
 Societies such as the Kenya green building society (KGBS) help in promoting the
construction of green buildings.
 There is effort by some designers to adopt the green building technology.
 2.3.3 Challenges surrounding the implementation of green technology in Kenya
 Lack of incentives.
 Lack of enough expertise.
 Lack of Technology.

SUMMARY OF THE REVIEWED LITERATURE
 There is an increase in the number of buildings coming up on a daily basis
leasing to an increase in pollution
 Very few people understand what green building technology entails
 Contractors are not willing to engage in green building technology due to
the risks attached to it
 The principles of sustainability help in guiding the contractors on how to
obtain a green building.
CHAPTER THREE
RESEARCH METHODOLOGY
3.2 Research Design
In this study, exploratory and descriptive research designs will be used
throughout the research process.
3.3 Target Population
. In this study, the study population will be the contractors and
consultants of upcoming high-rise buildings in Westlands
3.4 SAMPLING FRAME
The sampling frame, in this case, will be the contractors and
consultants of the upcoming high-rise buildings in Westlands since
they can be able to give detailed information on how they have
managed to incorporate the green building technology into their
construction sites.
3.5 SAMPLE SIZE AND SAMPLING TECHNIQUE

3.6 RESEARCH INSTRUMENTS


 This research will entail collecting primary data which is arguably
more reliable. (Kabir. S.M.,2016)
 In this case, data will be gathered through observation, interviews
and questionnaires. Due to the Covid 19 pandemic, some of the
interviews might be done online via google meetings or even zoom.
This might prove to be challenging since one need access to network
and the knowledge of using the given app.
3.7 DATA COLLECTION PROCEDURE
 Due to the covid 19 pandemic, the researcher will use online means such as
meetings, emails or even telephones to conduct the interviews and also even
administer the questionnaires.
 For the data that cannot be collected online, the researcher will have to go to the
location but must carefully observe the Covid 19 protocols.
3.9 ETHICAL CONSIDERATIONS
 Protection of the rights and dignity of research participants.
 Confidentiality and the avoidance of deception
 Avoide breaching of confidence.
 Avoid the infringement on personal privacy according to the proposed Data
Protection Bill of 2012 (the Republic of Kenya, 2012).
 In order to honor other authors' works, the researcher shall acknowledge them
using the APA method in their research.
 3.8 DATA PROCESSING AND ANALYSIS
 The data obtained will be either be expressed as numbers or in word format.
 The analyzed data will be presented in form of charts or histograms for the
quantitative data. (Lyansheko.V et al., 2021)
 There will be the use of Statistical Program for social sciences software to
analyses the information and data collected.
 The obtained data that shows the relationship and the themes between the
variables will help in describing interpreting and explaining them at the same
time while referring to the relevant literature.
 With reference to the results obtained from the study the relevant answers and
solutions to the research questions will be made and the necessary
recommendations made with regard to green building technology.
 The results obtained from the research will aid in identifying the relevant
relationship between the study variables.
