Building automation is the automatic centralized control of a
building's heating, ventilation and air conditioning, lighting and
other systems through a building management system or building
automation system (BAS). The objectives of building automation
are improved occupant comfort, efficient operation of building
systems, reduction in energy consumption and operating costs, and
improved life cycle of utilities.
A building management system (BMS), otherwise known as
a building automation system (BAS), is a computer-based control
system installed in buildings that controls and monitors the building's
mechanical and electrical equipment such
as ventilation, lighting, power systems, fire systems, and security
systems.

A BMS consists of software and hardware; the software program,


usually configured in a hierarchical manner, can be proprietary,
using such protocols as C-Bus, Profibus, and so on. Vendors are
also producing a BMS that integrates the use of Internet
protocols and open standards such
as DeviceNet, SOAP, XML, BACnet, LonWorks and Modbus.
SCADA
Building management systems are most commonly implemented in large projects
with extensive mechanical, HVAC, and electrical systems. Systems linked to a
BMS typically represent 40% of a building's energy usage; if lighting is included,
this number approaches to 70%. BMS systems are a critical component to BUILDING
managing energy demand. Improperly configured BMS systems are believed to
account for 20% of building energy usage, or approximately 8% of total energy MANAGEMENT
usage in the United States.[1][2]
SYSTEM (BMS)
BACnet stands for Building Automation and
Control Network, and it was developed by the
American Society of Heating, Refrigerating
and Air-Conditioning Engineers

BUILDING MANAGEMENT
SYSTEM (BMS)
 In addition to controlling the building's internal environment, BMS systems are
sometimes linked to
access control (turnstiles and access doors controlling who is allowed access and
egress to the
(building) or other security systems such as closed-circuit television (CCTV) and
motion detectors.
 Fire alarm systems and elevators are also sometimes linked to a BMS, for
monitoring.
 In case a fire is detected then only the fire alarm panel could shut off dampers in
the ventilation system
to stop smoke spreading and send all the elevators to the ground floor and park
them to prevent
people from using them.
 Building management systems have also included disaster-response mechanisms (such
as base isolation) to save structures from earthquakes. In more recent times, companies
and governments have been working
to find similar solutions for flood zones and coastal areas at-risk to rising sea-levels.
 One such example is the SAFE Building System by Arx Pax Labs, Inc.,[3] which is
designed to float buildings, roadways, and utilities in a few feet of water.
 The self-adjusting floating environment draws from existing technologies used to float
concrete bridges
and runways such as Washington’s SR 520 and Japan’s Mega-Float.[4]

BMS/BAS AND FACILITY
MANAGEMENT
 Building Management/Automation Systems (BMS/BAS), a
staple of facility operations in the digital era, were developed
to control these energy excesses.
 BMS can call for cost-intensive retrofits and installations that disrupt operations, discouraging many building
teams from making the adjustments needed to reduce costs and emissions.
 When the systems are installed, it needs to be ensured that the systems are configured in a way that optimizes
efficiency and/or reduces cost, as BMS/BAS only allow building teams to automate control, without giving
insight into how much building systems should be adjusted and why.

 In short, BMS/BAS automate the control of resources like heat


pumps, lighting systems, and HVAC boxes, which simplifies the
jobs of chief engineers and building operators.

 Energy Management Software (EMS) is designed to address


the energy effieciency used in the buildings

BMS/BAS can often be cost prohibitive and lack the analytic insights that continually guide
a facility manager’s decisions. This gap in the market is the sweet spot for Energy
Management Software (EMS). EMS has managed to scale down installation in regards to cost
and equipment, while delivering increasing savings and energy efficiency, working either
standalone or in tandem with a BAS/BAS in order to optimize its operations.

TELECOMMUNICATION
SERVICES-KLCC
• The connectivity of KLCC is provided from main subscriber distribution frame
to the end-user workstations, minimizing re-cabling and cable-removal.
• Via optical fibre loop
• Cable plant infrastructure( vertical and horizontal) : using patch panels for
both optical fibre and unshielded twisted pair (category-5) wiring.
