Vertical Transportation For Tower(890 nos)
• 2m wide two staircases for each tower.
• The design of Vertical escapes are designed as a easily
accessible by occupants in order to escape throughout every
floor and also enable fire fighters to enter the building. As, the
above mentioned vertical staircase are connected to every
floor and directly connects to the outer part of building.
• Tower A&B – 2 passenger Lifts(2mx1.5m), 1 service
lift(2.0x2.5).
Tower A&B
• Even Lifts were easily accessible and directly connects to the
outer part of building.
• Service Lift can be used as a stretcher lift and also for furniture
transportation from lower floors to upper floors.
Vertical Transportation For Club house(530 nos)
• Club house consists of 3Lifts and 2 staircase.
• 2passenger lifts(2m x 1.5m), 1 service lift(2.0x2.5) all three
lifts were started from lower basement to clubhouse.
• One staircase where started from lower basement to
clubhouse(2m wide).
• Another staircase where at gym which connects from lvl 0 of Club house
club house to lvl 1.
• Another single flight staircase where from stilt landscape area
to pool area.
Core placement

• Central core consists of 4 lifts and 2 staircases of 4m wide


lobby. Core connects 3 units on every floor.
• One shaft is beside staircase for Electrical room.
• The planning is such that there is natural ventilation in
the core.
• Extremely convenient of access and in some cases may
be equidistant for all side
• Simplifies area division & provides good flexibility of
tenant distribution in the some way
• Horizontal utility runs may also relatively equidistant
from the core
• Service core also consists of 2 levels of UG basements
and 3 Level of podium parking which accommodates
Parking, services and reception on 1st podium which is at
road level.
• The hatch part were vertical transportation core for residential towers and club
house.

• Ramps are not provided in set back lines.
• The Width of drive ways were 6m and the 8m drive way which is along the

• In this building 890 floating population is considered 2 staircase are provided for 445
nos. in one tower.
• The min width of stairs is 1.2m according to standards – 2m width is provided.
• Lifts: 2passenger Lifts(2m x 1.5m), 1 service lift(2.0 x 2.5).
• According to standards one lift needed to provided for 60 units. In this building we
have 2 passenger lifts for 100 units and one service lifts.
• At least one service lifts is required according to standards, In this building we have
each service for both towers.
• 2passenger lifts(2mx1.5m) accommodates 20 passengers and service lift
accommodates 2500kgs.
• Floating population 590nos considered for clubhouse and followed same standards.
• Parking standards: Min of 5% is visitors parking is required.
• Comparison of standards with unit areas.

• Services
• The Ventilation shaft which is attached with
single bath-room were 0.9 x 1.6(1.5sqm).
• The ventilation shaft which is attached with
two bath-rooms were 0.9 x 2.0(1.8sq.m).
• Larger shaft area in unit were 3sq.m.
• The void which is provided for electrical lines
were 1m wide along the staircase.

• Section showing refuge floors which is 4% area of the


habitable zone above Refuge floors : 5th, 11th, 17th, 23rd
& 29th. People can use this in the time of any emergency
like fire accidents etc.
• The minimum area of the bathroom shafts were 0.8sq.m.
According to standards.
• The minimum width shall 0.9m.
Water requirement:
• Dry season – 117L/day for one person.
• M.C.G.M provides (113L/day) + STP recycled water(103L/day) = 220L/day.
• Wet Season – 117L/day for one person.
• M.C.G.M provides (78L/day)+ RWH(35L) + STP recycled water(69L/day) = 186L/day.
• Location of tanks – Lower basement( 2No.s).
• For Fire fighting – 400KL ( Location of tank – Ground).
Rain water harvesting:
• Four recharge pits at ground Lvl with one 150KL Capacity tank at Ground Lvl.
Strom Water drainage:
• Followed natural water drainage pattern were the storm water collected through
the storm water drains and will discharge in to municipal SWD.
• Size of SWD = 500 mm dia with slope 1:200.
Sewage and waste water:
• Sewage generation : 146L/day.
• Capacity of STP : 110KL in tower A & tower B, Clubhouse( 50KL).
• Location of the STP : Lower basement.
Solid waste management:
• Dry waste – 120kg/day.
• Wet waste – 281kg/day.
• STP Sludge – 22kg/day.
Mode of Disposal of waste:
• Dry waste: Non recyclable: To M.C.G.M.

Thermal Comfort:
• Building is oriented towards east-west where prevailing sea breezes
passes through every units. Enclosure of the two towers trap
maximum winds from the west to east.
• The floor to floor height of typical floor is set at 3.6m to encourage
natural light and ventilation to indoor and minimize the need for
excessive lighting and cooling system.
• Maximum outer most part of the units is fixed with full height double
glazing glass with slab projection helps in having ample amount of
natural light enters into rooms and slab projection helps in maximize
the direct sunlight and provides shade, protects from rain.
Visual Comfort:
• Every unit is designed in a way were it provides enough daylight to occupants in
every room.
• External views: Surrounded by nature and beauty Aquaria Grande is an upmarket
residential tower located in Devidas lane. Each apartment boasts of a wrap
around balcony enabling a magnificent view of the Borivali National park and the
Gorai Beach.

• Physical Comfort:
• Every apartment provides spacious and revolving balcony to have a walk and for
