The committee met on May 12th and again discussed a long list of agenda items. We very much want the Body Corporate committee to represent the owners of the estate and action the items that each resident feels are important. To that end, we have arranged for a website that belongs to the Body Corporate that will contain useful information, ie By-Laws, copies of past issues of the newsletter, parking policy, gardening schedules and a calendar of events. But most importantly it will provide easy access for your input into community matters with a feedback link. The site is still under construction but it can be found at : calmwatershores.com Any contact or feedback in the interim can be placed in the Body Coporate Letterbox at the gate.
Water Meters
At
the
last
committee
meeting
it
was
confirmed
that
everyone
in
the
estate
now
has
a
water
meter.
The
Gold
City
council
refuses
to
enter
the
estate
to
read
meters
and
separately
bill
each
resident.

SSKB have been asked to prepare a quotation for the Body Corporate to read the meters and separately bill each resident for their own consumption with their Body Corporate levies. The water consumption charges are currently billed to each resident based on their Contribution Entitlement i.e. fixed share not your actual consumption, resulting in owners of vacant lots paying much the same as a household of 6 people. Residents may be encouraged to use water more wisely if they actually pay for their own consumption. The water consumption increased in the estate by 18.57% in the 6 months ended 16/10/09 versus the previous 6 monthly billing cycle. The base cost also increased by 19.78% leading to very hefty increases in water costs. There will be more on this in future newsletters.
Landcare.
The landcare team has completed most of the additional works that the committee requested to bring the gardens back to their pristine condition. Now that winter has set in the garden cycle has moved to the Winter cycle which reduces the frequency of the lawn mowing and weeding in line with the growth. This also saves cost.
Speed Limit
Just

reminder
the
speed
limit
within
the
estate
is
40
Kph.
Please
advise
your
visitors
that
this
applies
to
everyone.
The monthly collection of garden refuse still continues to take place on the first Monday of each calendar month.
Other
News:
ROADS
Most
people
will
have
seen
that
the
road
repairs
have
been
completed.
We
have
received
a
response
from
Leightons
contractors
that
they
take
no
responsibility
for
the
deterioration
of
the
road
surface
and
kerbing.
They
only
warranted
the
work
with
Vanwell
(original
developer)
for
a
period
of
one
year.
We
are
advised
that
to
take
them
to
task
would
be
a
very
costly
legal
exercise
which
we
may
not
win.
The
value
of
the
legal
costs
would
pay
for
a
lot
more
repairs
so
we
have
decided
not
to
pursue
the
legal
avenues.
If
you
become
aware
of
any
potholes
forming
in
the
roads
please
contact
a
committee
member
or
leave
some
feedback
on
the
website
so
that
they
can
be
rectified
before
becoming
too
large.
Be Seen Be Safe
The
parking
policy
has
now
reduced
the
amount
of
hazards
that
pedestrians
have
to
contend
with
in
the
estate.
It
is
a
good
idea
when
walking
after
dark
to
be
visible
to
traffic.
The
traditional
dark
winter
clothing
is
very
difficult
to
see
at
night.

Remember that dogs should be on a leash when being walked and any excrement should be removed in a plastic bag. This is a simple courtesy to your neighbour and is also a requirement of the By-Laws. 2.9 (d) & (e).
