Welcome to the first committee newsletter for 2012. It has been a while since our last edition but it is hoped that the information on what has been going on BODY CORPORATE has been in our community NEWSLETTER ISSUE NO. 6 : eb site getting to you all through, more informative committee minutes and our committee wJune 2011 (calmwatershores.com). The web site is our easiest and fastest way to get up to date information to you. Our community managers (Focus) also email out any urgent communications to those that have registered their email address. So it is important to ensure your current details are supplied and kept updated, whether you are an owner or tenant living in the estate. Committee Positions 2012/13
Applications are now open for committee positions in 2012/13. Applications close on 30 June and can be made to Focus Community Managers on the form posted out to all owners recently. Serving on your body corporate committee can be a rewarding experience. All that is required is a little of your spare time and some enthusiasm for your estate. No other experience is required. While the amount of time committee members have been able to offer in the past has always varied greatly it does help share the burden if you have a couple of spare hours per month. It is an important committee task to oversee all our estates contracts and expenditures, to ensure that as owners we are all getting the best value for our levies.

Change of Estate Managers and Garden Maintenance Provider


As a result of voting at the recent estate EGM on motions put forward by your committee there are a number of changes to occur on 1 July on the way our estate is managed. Focus Community Managers who currently supply our estates secretarial and administration services will also take over the role of Estate Managers. This role was previously carried out by Oyster Cove International Management (OCIM). This means that Focus should be your first point of contact for any matters relating to Calmwater Shores Estate. Focuss office number is 5554 5557 or email [email protected] It is important to note that OCIM still provide a management service to the Principle Body Corporate (Oyster Cove Waterfront) of which we are still part. So for matters that are controlled by the PBC i.e Waterways, Lock issues and Security, OCIM should still be the contact point. I know this seems a little confusing, however either one will direct you to the correct area. Following an exhaustive tender process and vote at the EGM, Scape Shapes Landscaping will be taking over all our estates landcare functions. Our current maintenance schedule will be retained so there should be no noticeable effect to residents.

The committee are pleased that these changes along with those made last year when our administrative arrangements where moved to Focus will have achieved significant savings for the estate that will be reflected in our levies. Thanks must go to a small group of our committee that have spent countless hours of their time on these projects.

Estate Intercom
Quotes are still being sought for a replacement intercom/gate access system. Progress has been slow as we have been unable to find an off the self system for an estate our size that would allow a video signal. This issue is still being worked through with a number of potential suppliers and manufacturers. This option is being pursued so that a number of different systems can be priced and offered to owners for eventual selection. In the mean time our existing system has been operating OK despite the recent heavy rains that have in the past caused major problems. Due to the recent heavy workload of some committee members on other important and pressing issues this is still a work in progress. If any members of the estate have any expertise in this area and are prepared to contribute any advice it would be most welcome. Please contact the committee through our email, [email protected]

Speeding in Estate
At the AGM last year a Sub Committee was formed to try and come up with some solutions to the problem of residents and visitors speeding through the estate. There was significant concern raised at the AGM about the safety of children and pedestrians at the hands of the few that continue to exceed the 40kph speed limit. One of the sub committees proposals was put to the recent EGM in the form of a motion to support the installation of speed humps. This motion was lost by a small number of votes. However, the problem of speeding still exists. PLEEEASE have some respect for your neighbours and limit speed to 40kph and ask your visitors to comply with the limit. We will continue to seek solutions to this problem. Last week we lost one of our baby Plovers on Calmwater Crescent dont let it be a child!

Green Waste Pick up


The green waste pick up on the first Monday of each month continues to be well utilized. Please be reminded that: This pick up is for garden (green) waste only. Some residents continue to place out other household waste this cannot be collected. Please do not place waste out on the curb prior to the weekend of collection. (This creates an untidy image of the estate and defeats the purpose of the pickup). Grass clipping (even if bagged) cannot be collected due to disposal issues.

Other Happenings around the estate


Park Benches Following last years AGM there was a new park bench installed near the lock which seems to be quite popular for residents taking a break when walking the dog. There was also another installed in one of the easement parks. All the other benches have been refurbished. Pathways The stencilled concrete pathways around the easement parks and at the front entry has all been refurbished/recoated to extend the life. This was a small inconvenience at the time but has delivered a worthwhile result. Entry Gates The front entry gates have been repainted and refurbished to remove dents from cars trying to force them open. All the mechanisms and arms have been repaired and we should get many more years service from them. We look forward to seeing everyone at the AGM (Date TBA).

Water Meters
Finally we have had some success with Allconnex and Gold Coast City Council from July 1, in having all water meters individually read in the estate. Your next Water Rates notice will have a component of individual consumption and a share of common property water usage based on your lot entitlement. Thanks to our Community Manager, Chris Chastre, for putting the committee in touch with the right people to faciliate this change. This also is an example of perseverance and many hours of work for a couple of committee members.
