2012.
It
has
been
a
while
since
our
last
edition
but
it
is
hoped
that
the
information
on
what
has
been
going
on
BODY

Our
community
managers
(Focus)
also

those
that
have
registered
their

So
it
is
important
to
ensure
your
current
details
are
supplied
and
kept
updated,
whether
you
are
an
owner
or
tenant
living
in
the
estate.
Committee
Positions
2012/13
Applications
are
now
open
for
committee
positions
in
2012/13.
Applications
close
on
30
June
and
can
be
made
to
Focus
Community
Managers
on
the
form
posted
out
to
all
owners
recently.
Serving
on
your
body
corporate
committee
can
be
a
rewarding
experience.
All
that
is
required
is
a
little
of
your
spare
time
and
some
enthusiasm
for
your
estate.
No
other
experience
is
required.
While
the
amount
of
time
committee
members
have
been
able
to
offer
in
the
past
has
always
varied
greatly
it
does
help
share
the
burden
if
you
have
a
couple
of
spare
hours
per
month.
It
is
an
important
committee
task
to
oversee
all
our
estates
contracts
and
expenditures,
to
ensure
that
as
owners
we
are
all
getting
the
best
value
for
our
levies.
The committee are pleased that these changes along with those made last year when our administrative arrangements where moved to Focus will have achieved significant savings for the estate that will be reflected in our levies. Thanks must go to a small group of our committee that have spent countless hours of their time on these projects.
Estate
Intercom
Quotes
are
still
being
sought
for
a
replacement
intercom/gate
access
system.
Progress
has
been
slow
as
we
have
been
unable
to
find
an
off
the
self
system
for
an
estate
our
size
that
would
allow
a
video
signal.
This
issue
is
still
being
worked
through
with
a
number
of
potential
suppliers
and
manufacturers.
This
option
is
being
pursued
so
that
a
number
of
different
systems
can
be
priced
and
offered
to
owners
for
eventual
selection.
In
the
mean
time
our
existing
system
has
been
operating
OK
despite
the
recent
heavy
rains
that
have
in
the
past
caused
major
problems.
Due
to
the
recent
heavy
workload
of
some
committee
members
on
other
important
and
pressing
issues
this
is
still
a
work
in
progress.
If
any
members
of
the
estate
have
any
expertise
in
this
area
and
are
prepared
to
contribute
any
advice
it
would
be
most
welcome.

Speeding
in
Estate
At
the
AGM
last
year
a
Sub
Committee
was
formed
to
try
and
come
up
with
some
solutions
to
the
problem
of
residents
and
visitors
speeding
through
the
estate.
There
was
significant
concern
raised
at
the
AGM
about
the
safety
of
children
and
pedestrians
at
the
hands
of
the
few
that
continue
to
exceed
the
40kph
speed
limit.
One
of
the
sub
committees
proposals
was
put
to
the
recent
EGM
in
the
form
of
a
motion
to
support
the
installation
of
speed
humps.
This
motion
was
lost
by
a
small
number
of
votes.
However,
the
problem
of
speeding
still
exists.
PLEEEASE
have
some
respect
for
your
neighbours
and
limit
speed
to
40kph
and
ask
your
visitors
to
comply
with
the
limit.
We
will
continue
to
seek
solutions
to
this
problem.
Last
week
we
lost
one
of
our
baby
Plovers
on
Calmwater
Crescent
dont
let
it
be
a
child!
We ask for your co-operation so as to not further increase the cost of this service.
Water
Meters
Finally
we
have
had
some
success
with
Allconnex
and
Gold
Coast
City
Council
from
July
1,
in
having
all
water
meters
individually
read
in
the
estate.
Your
next
Water
Rates
notice
will
have
a
component
of
individual
consumption
and
a
share
of
common
property
water
usage
based
on
your
lot
entitlement.

for
putting
the
committee
in
touch
with
the
right
people
to
faciliate
this
change.
This
also
is
an
example
of
perseverance
and
many
hours
of
work
for
a
couple
of
committee
members.
