    Preventive Maintenance for Smoke Extract


    Fan (SEF)

    1. Scope:
    This document applies for all employees, sub-contractors and suppliers that may be exposed to Physical/Mechanical, Electrical and Psychosocial
    hazard in the course of performing their work including maintenance, repairs, diagnosis, troubleshooting and installation.

    2. Hazard Identification and Risk Assessment:

    3. Applicable Location:
    a. Abu Dhabi International Airport
    b. Al Ain International Airport: All Buildings (Terminal Building, Operations Block and Control Tower, Security Building, Airport
    Maintenance Workshop, Central Store (Future), Telephone Exchange, Fire Crash and Rescue Station (North and South), MET Observer’s
    Office, Power Complex, Chilled Water Stations, Water Work Building, Water Pumping Station, AGL Station (North and South), Freight
    (Warehouse and Terminal), Flight Catering / Equipment, Substations
    c. Al Bateen Executive Airport: Bldg 27 and 50

    5. People concerned:
    Concerned persons are Operations Engineer, Supervisor, Technicians and Sub-contractors.

    6. Hazards:
    a. Safety:
    • Noise: When working in a noisy technical room or area if necessary use hearing protection
    • Temperature when working outside during winter and if summer by organizing the work schedule with enough drinking water
    (Break, PPE…)
    • Injury (hit, falling object…): assess the area of work and protect the dangerous area if needed, use appropriate tools & PPE
    • Rooftop operations: No action when there is bad weather bad weather (sandstorm, wind, rain…)
    • Electrocution, Electrification: use professional and well maintained equipment, lock and tag out before intervention.

    b. Environment:
    • Waste segregation by disposing the rubbish materials the right way

    7. Preparation:
    a. Tools: Screw drivers & torque wrench.
    b. Materials (including spare parts): Clean cloth
    c. PPE: Gloves, Safety Shoes and First Aid Kit.
    d. Other (i.e. coordination with other services):
    e. Emergency spare parts (part in case of the one already in place are damaged): Screws

    8. Work to do:
    Average time necessary to do the work: Depends on the work

    Preventive Maintenance for Smoke Extract

    Starting the work:  Use the lock out/tag out if


    2 Technicians  Verify first the operation of the control system that it should be necessary
    always on Auto mode position

     Check the general condition of the unit  Use safety gloves & sun
    3 Technicians hat if necessary

     Inform by calling to the BMS, stating the unit number and for them to
    turn ON the unit for testing
    4 Technicians  Check if it motorized damper control moves counter clockwise to
    know that it’s working properly

    Bearing & motorized damper check:


     Check the condition of bearing by hearing for any abnormal sounds
    5 Technicians
     Make sure that the motorized damper widely opening and closing
    properly

     Call again the BMS to turn OFF the said unit


    6 Technicians  Check the control system before leaving that it is on the Auto mode
    position

    Log the operating conditions after the system has stabilized and provide  Make sure to fill up
    7 Technicians written report of completed work, operating log and deficiencies detected: completely the details
    requires on the Job Card
     Fill up the job card for the works done at the smoke extract fan unit
