Remove all personal belonging off of the property. There will be additional charges for
any large items (televisions, chairs, mattresses, chests,bookshelves, etc) left beside the
dumpsters. The garbage company charges us, so we must pass that charge back to the
resident for this service.

Management will change locks, and professionally clean the carpets. If all keys are returned
there will be no charge no charge for the lock change. If residency in this unit has been 18
months or longer, there will no charge for normal carpet cleaning. For residency under 18
months or for cleaning beyond normal service, all charges will be deducted from the
security deposit.
Completing the above list will enable you to maximize your security deposit refund. Security
deposits will be settled within 31 days (OR) or 21 days (WA) of your move-out date.

of inability to gain access for maintenance or turn-over work or to allow new residents to move in. These damages may include,
but are not limited to: (i) the value of any rent accruing from the expiration or termination of the Rental Agreement until Owner/Agent
knows or should know that Resident has relinquished possession of the unit; (ii) loss of rent due to delays in delivering possession
to a new resident; (iii) any amounts owed to a new resident because of any delays in Owner/Agent’s ability to provide possession;
(iv) the costs of Owner/Agent's employee time dealing with the delayed delivery of possession; and (v) costs imposed by contractors
and other vendors rescheduling their work. Resident will be responsible for all actual damages incurred by Owner/Agent.
