SWOT Analysis

A SWOT analysis is a structured planning method used to determine the strengths weaknesses
opportunities and threats in a business.

SWOT Analysis is a popular technique used to analyze some company’s present business
situation. It provides us with an overview of company’s major strengths and its critical
weaknesses. The external opportunities and threats that the company faces in the external
environment are also highlight this approach. The Internal component of Analysis is concerned
with the basic strengths and weaknesses of the organization. Thus, it depicts the internal
environment of the company. The strengths of the company may be its financial or human
resources, processes, operational methods, marketing strategies, segmentation techniques or any
expertise that the company may feel as its core competencies. Contrary to this, any discrepancies
in these factors, at the same time, may become the weaknesses of the company. Hence, it is the
internal environment of the company that shapes its business strategies and provides direction to
survive in the marketplace. The external component deals with the factors that the company faces
in its external competitive environment. These factors are categorized as opportunities available
for the company in the market place and the threats strained by its competitors. The opportunities
of the company may by its ability to satisfy the ever arising needs of its customers better than its
competitors, new available markets, room for setting new operations, falling of barriers due to
globalization trend etc. If a firm fail to avail the opportunities as soon as they arrive, these
opportunities become threats for that company. This is because your competitors will avail that
opportunity in their first attempt and attain first mover advantage over you.

56
Strengths:

 The Nishat Hotels and properties is giving to affordable packages then others.
 In local as well as international Markets, it has a good image because of good quality.
 Goodwill in terms of commitment and delivery on time of an order.
 Hotel is on mall that a great opportunity if you want to go shoping.
 Have expert personnel in each department.
 Environment and its rooms to feel luxury style
 Room service is available whenever you need

Weaknesses: -

 Not Enough rooms are available

 Resturant Hi-Tea is not good
 -Poor marketing activities.
 Their lacking punctuality for delivering products to the dealer.
 Sticky followed the policy no compensate with the guest High cost for importing raw
materials.

Centralized decision making:

The decisions are made by the upper management, which is weakness of the Nishat hotels and
Properties, because authority is not delegated to branch level. Manager cannot take initiative regarding
different decisions. They cannot work freely.

Opportunities:

The Nishat hot els and Propert ies has an opportunit y to enjoy a yea r-round influx of
customers to it s modern structure. In other words hotel provides some unique experience to
its customers, then it’s highly probable that it would attract more customers. It could be in the form of
view, comfort level, or any other unique thing that differentiates you from the competitors. Then you
can cash out this unique experience.

Dynamic prices charging different prices for the same service. For instance, all the rooms of the hotel
are the same and they have the same facilities. But the upper rooms have a better view. If any customer

57
wants a better view, then they have to pay more. If managers apply dynamic prices well, then they can
profit from it very well. It means you have to grab the opportunity and find a way to profit from it.

Hotel and restaurant should have the capacity to accommodate both local and foreign tourists at the
same time. Sometimes, vacations of local and foreign tourists are matched. Such places become
overcrowded; therefore, you should know how to tackle such situation.
Hotel should have a website and a page on different social media platforms. Tourists shouldn’t have
any difficulties to reach out to you. If you’re available online, then you can ask them for booking and
payment.

Threats

 If there is any boycott, roadblock or some political protest in the country, then such political
unrest isn’t good for the hospitality industry. Such events discourage tourists to visit any
country, because why any tourist would like to visit a country where all the shops, markets,
roads are blocked. There’s no place to go, no transport to travel, and everything is locked
down. Such issues affect the hotels and restaurants the most.

 Currently, the pandemic of coronavirus (COVID-19) has caused the locked down
worldwide. All the shops, markets, public and tourist places are locked down everywhere,
people have no other choice but to stay at home. Only grocery stores are open for the public
to buy edible things. Such pandemic has affected the hospitality industry like hotels and
restaurants the most. The longer it lasts, the more it will affect the businesses.

 Nishat Hotels and Properties should be increased their rooms only almost 200 rooms are
their sometimes hotel is on full occupancy and there is no room available for accommodate
a guest. It is a bad impact on hotel. Then other hotels grape your guests.

Conclusion:
This research project has been a great experience for me seeing the theoretical knowledge. This
project report will also help me in my future projects for being done more efficiently.

 The Nishat Hotels and Properties is a good position day by day in hotel industry. Its Elegant
Design attractive the people and its plus point is Emporium mall it’s a good opportunity
for Nishat hotel,
 The Nishat Hotels and Properties design making is centralized every design making by
high authority and I think it is not a good point for employee because design analysis is
another a learning objective that how to handle a situation for making on time decision.
 Every department has a group and lead by its head so I feel departments not corporative
with each other.
 Another fact that we have observed by studying the Nishat Hotels and Properties working
environment on domestic level Nishat build a strong brand align its elegant design and
luxury style rooms and restaurants more companies attract to booked their events.
 They are doing business because this sector has a great potential and they can make great
profits.
 The Nishat hotels and Properties is leading a market by increased its properties in
Islamabad it’s a great opportunity to employee as well as industry for more profit.
 The company must change its accounting policy for valuation of investment properties.
Investment properties are valued on fair value model where it was valued on cost
model. The accounting policy has been revised as the management believes that new
policy will provide better presentation and will be helpful for competitive analysis.
 Overall Company has good conditions to meet its expenses and liabilities in an easy
way.
 One thing is bad that is time duration there is no off time. Timing must be managed
and employer should be managing the time after 6 o clock no one is set in the office
employer must be regulate the policy.

Recommendation

Nishat Hotels and properties are the leading brand in Pakistan with elegant and luxury style. But

with my opinion and recommendations are:

 We see the different analyses Nishat Hotels sometime are very good and achieving its

budget and sometimes not achieving its budget. I suggest that employer gave authority in

some cases to employee (Higher Authority) to take decentralized designs to achieve its

budget with its own way.

 Expand their rooms that is quite enough when occupancy is high and there is no room left

guest not in Check-in that is negative impact on it.

 Must be improved work environment by leadership not to be done by boss.

 Must be improved its La-Cuchina restaurant items

 Different training session should be arranged or giving motivational speech to employees

to work better

 Must be develop equal employer opportunity policy should be same foe everyone

 Overall it’s a good environment

 Product rates are quite high like room service items restaurant buffet but one thing is good

that is discount on MCB cards (30% & 40%).

 Nishat gave 25% discount restaurants to its employee but I think it gave more not for

restaurants but on banquets also.

 There should be a monthly magazine of The Nishat Hotels and Properties products in which

the company can give awareness about the good features of the products of company
