beyond the agreed scope of our services stated in our engagement letter.
2. We assume no responsibility for the legal matters included. No opinion of title is rendered by this report and
a good title is assumed. The authenticity of the documents considered for valuation is not verified as it is
beyond scope of work as per contract.
3. We have endeavoured to visually identify the land boundaries & the precise position of the structures; it is
recommended that a Licensed Surveyor be contacted in case of unavailability of the layout plan. Property is
identified through person available at the site and as per bank instruction.
4. The physical condition of the improvements was based on visual inspection. No liability is assumed for the
soundness of the structure since structural audit were not made at the site.
5. We can make comment about in which zone property is legally situated only if we are provided by zone
certificate or non-agricultural certificate. The report is released assuming the property is not under agricultural
use & if the property is in an agricultural zone or later used for agriculture our valuation report will be revoked.
