House Rent Agreement
This deed of agreement has been made between Mr. Singa Bahadur Rai aged-61 (citizenship
certificate no. 1646/1914 issued date, 27-04-1990 AD, District Administration office
Okhaldhunga), grandson of Mr. Hung Bir Rai son of Mr. Kul Bahadur Rai a permanent resident
of Okhaldhunga District, Andheri Narayansthan VDC Ward No. 02 (hereinafter referred as First
Party in this agreement)……….1 further Mrs. Solina Budha aged-34 (citizenship certificate no.
562016/390 issued date, 25-10-2011 AD, District Administration office Rukum), daughter of
Mr. Hitlal Budhamagar a permanent resident of Rukum District, Takasera VDC Ward No. 06
(hereinafter referred as Second Party in this agreement); between both parties; the first party will
rent out the whole first floor of three storey concrete building built and registered on the name of
first party at Land Revenue Office Okhaldhunga located at Okhaldhunga district, Andheri
Narayansthan Ward No. 03 Plot No. 209 area 3-10-1-2 (Ropani- Aana-Paisa-Dam) to the
Second party for residential purpose, under the following terms and conditions, and exchanged
its copy to each with each other in accordance with the provisions of the Civil Code 2074. The
position is at the home meeting of the first party.
Conditions:
1. Both parties to rent out the whole rooms on the first floor of 3 (three) storey building
built on the land registered on the name of first party located at Okhaldhunga district,
Andheri Narayansthan Ward No. 03 Plot No. 209 area 3-10-1-2 (Ropani- Aana-Paisa-
Dam).
2. The second party agrees to pay 32,000.00 (in words: Thirty Two thousand rupees only)
monthly for the rent of the house mentioned in case no. 1 to the first party with the
mutual agreement of both parties and has to pay the rent in every months at the end of the
month.
3. After renting the house, the tax to be paid to Nepal Government, house restoration tax, all
the second party has to be paid. The second party has to pay to the first party the
electricity, water and telephone charges connected to the leased real estate.
4. It will be the responsibility of the second party to keep the house in its original condition.
Other than natural disasters, the second party will have to do the repairs. If there is a need
to change the form and shape of the real estate, the first party's prior approval will be
mandatory.
5. The term of this agreement will be into effect from 11-04-2023 AD will remain valid for
5 (five) years. The rent will be increased at the rate of 2.5 percent every 2 years. Both
parties agree that after 5 years, the contract period can be extended again with the
agreement of both parties.
6. Both parties agree that if any party acts contrary to the conditions mentioned in this
agreement, the aggrieved party has the right to seek legal remedies.
7. Apart from the conditions and restrictions mentioned in this agreement, if any other
conditions need to be add or reduce, it can be done by mutual agreement of both parties.
8. The permanent and temporary structures to be done on the said floor, including interior
layout, color, electrical wiring, etc. will have to be done by second party
9. We both agree to comply with the conditions written in this agreement, and in the
presence of witnesses, we have signed this agreement and take one/one copy residing in
the rented house.
10. If any dispute arises in this agreement, the decision made according to the prevailing laws
and regulations will be accepted by both parties.
11. The matters written in this agreement shall be in accordance with this and the matters not
written shall be in accordance with the civil code 2074 and other applicable laws of
Nepal.
