DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE executed by and between:

TERESITA M. ROXAS, of legal age single, Filipino citizen and a resident of No. 3
Sampaguita St., RGV Executive Homes, Sucat, Paranaque, Metro Manila, herein referred
to as the VENDOR,

-and-

RYAN AESCHYLUS Q. CORPUZ, of legal age, Filipino citizen, single and a resident
of New Lucban, Baguio City, herein referred to as the VENDEE,

WITNESSETH

WHEREAS, the VENDOR is the lawful owner of that parcel of land with
improvement located in Camp 7, Baguio City, which parcel of land consists of ONE
HUNDRED FIFTY EIGHT (158) SQUARE METERS and covered by TRANSFER
CERTIFICATE OF TITLE NO. T-54662 issued by the Registry of Deeds for Baguio
City and the residential building erected thereon is covered by Tax Declaration/ ARP No.
2006-06-008-74021issued by the City Assessor for Baguio.

City of Baguio, Island of Luzon. Bounded on the SE., along
line 1-2 by Lot 14, Blk. 1, Pcs-1-000767; on the SW., along
line 2-3 by Road Lot 1, (10.00m. wide), Pcs-1-000767; on
the NW., along line 3-4 by Lot 12 Blk. 1, Pcs-1-000767; on
the NE., along line 4-5-1 by Lot 1-B-1, (LRC) Psd-43260.
Beginning at a point marked “1” of Lot 13, Blk. 1, on plan,
being N., 58 deg. 35’W., 1308.94 m. from Triangulation

That for and in consideration of the amount of THREE HUNDRED FIFTY
THOUSAND PESOSS (Php 350,000.00), paid in hand by the VENDEES unto the
VENDOR, the latter (VENDOR), by these presents, hereby SELLS, TRANSFERS and
CONVEYS, absolutely and unconditionally unto the VENDEES, their heirs and assigns
the above-described parcel of land including the residential building erected thereon.

IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF


ABSOLUTE SALE, today, ____day of October 2010 in Mandaluyong City, Philippines.

ACKNOWLEDGMENT

BEFORE ME, a notary public, for and in the City of Mandaluyong, Philippines
this_____ day of October, 2010, personally appeared the above-named persons, personally
known to me/have been identified by me based on competent evidence of identity to be the same
persons who executed the foregoing instrument; that they acknowledge to me that their
signatures on the same instrument were voluntarily affixed by them and their witnesses in my
presence for the purpose stated; and that they further declare that they executed the same as their
free and voluntary act and deed.

This instrument, which refers to a Deed of Absolute Sale, consists of two (2) pages
including this page on which this acknowledgement is written, signed by the parties hereto,
together with their two instrumental witnesses on each and every page hereof.
