RENTAL AGREEMENT

THIS RENTAL AGREEMENT is made on 01 ST Of APRIL 2022

BETWEEN Naveen S/O M Maheswaran, No.5 VPV Nagar 4th Street, Thudiyalur,
Coimbatore - 641034 (Aadhar No:xxx). (Hereafter called the Lesser") of the one part
AND
Vignesh S/O Loganathan residing at 34, anna street, Sivanandha colony , coimbatore-
641027 (Aadhar No: xxx). (Hereinafter called the "Lessee") of the other part
WHEREAS the Lesser is the sole lesser of property described in the schedule and the
Said property Said property is the absolute possession and enjoyment of the Lesser
AND WHEREAS THE Lesser has agreed to rent the said property to the Lessee and the
Lessee also agreed to take on the said property on rent on the terms and condition
hereinafter appearing.,
NOW IT IS AGREED AND DECLARED as following:
1. Commencement: That the Lesser has agreed to let and the lessee had agreed
to take on rent therefore mentioned property: the said rent is to commence on
01.04.2022 and shall be for the duration of 11 month from the said date.

2. Rent: That the lessee has undertaken to pay the sum of Rs.12000/- (Rupees
Twelve Thousand only) as rent to the Lesser on or before the 5 th day of the Month in
advance,
3. Advance: A sum of Rs 40,000/- (Rupees Fourty Thousand only) has been paid by
Lessee.
4. The lessee has been granted only for the purpose residing only.
5. Repairs: The lessee shall keep the premises in good repair and shall deliver
Vacant Possession thereof to the Lesser on termination of the notice of the rent in
case the Lesser gives or delivers a notice of one month of the lessee to vacate the
Premises; the lessee may also redeliver the possession of the premises to the Lesser
earlier than the date fixed for the termination of this rent provided he gives a
Notice to the less or intimation his intention to the premises on the expiry of the
Period mentioned in the notice.
6. Sub-letting: The lessee shall not be entitled to sub-let the premises to any Other
Person except with the written consent of the Lesser previously obtained.
7. Holding over: In case lessee holds over or does not deliver possession of the
House on the period fixed in the rent or on determination of the tenancy as Provided
above, the lessee shall continue to be liable for payment of the Proportionately for the
period if the lessee so remains possessions or prevents the Lesser from taking vacant
possession of the said premises.
8. Inspection: The Lesser shall have the premises white-washed and effect the
Repair. And shall be entitled to inspect the premises at all reasonable times. The
Lessee shall keep all the fixture and election fitting ,water connection in good
Running Condition and shall pay all charges, duties, taxes, that may, in law, by
payable in him or imposed in respect of the said of the premises or which Lesser
is not necessarily bound to pay.
9. Taxes & Other Charges: The Lesser shall be liable to pay the property tax and
other taxes such as urban land tax. Income tax and wealth tax and water charges
relating to the property.
10. The lessee shall pay the electricity consumption charges due to the said Property
Regularly every month.
INWITNESS WHEREOF the Lesser and the lessee haven executed this deed of rent which
shall be binding on them and their respective successors- in interest.
