RENT AGREEMENT

This agreement made and executed at Raipur on this 4th day of March 2021.

BETWEEN:

Mr. Virat Verma, S/o Shri Late S.K Varma R/o Vinayak Sadan (I/F Jagganath temple,
Gayatri Nagar, Raipur Raipur 492007(C.G.) hereinafter referred as the “LESSOR” (which
expression shall unless it be repugnant to the context or meaning there of be deemed to
include their heirs executors administrators, assigns and legal representatives of the part)

AND

Smt. Anuradha Vashishta, W/o Shri Kuldip Vashishta, R/o 602/1, MIG Chilfi heights,
Bhavna Nagar Housing Boards, hereinafter known as Lessee and party to the Second Part.
hereinafter referred as the “LESSEE” (which expression shall unless it be repugnant to the
context or meaning there of be deemed to include their here executors administrators assigns
and legal representatives )
WHEREAS:

WHEREAS the Lessor possesses shop no: 7 & 8 measuring approximately 200 square ft
situated at Jagganath Temple, Gayatri Nagar, Raipur (C.G.) and WHEREAS the Lessee
approached the lessor to lease out the said Shops and the lessor agreed to the same on the
terms and conditions hereafter mentioned.

NOW THIS LEASE DEED WITNESSETH AS FOLLOWS:

1. In consideration of the monthly lease payment herein agree to be paid by the lessee
and also the covenants contained herein, the lessor agreed to lease out the above
Shops to the lessee on a monthly lease payment of Rs. 6,000/- (Rupees Six thousand
Only) per month. After completion of the term of this agreement, the same shall be
renewed with mutually accepted terms.

2. That the lessee acknowledges and confirms the rights & possession of the lessor on
the aforementioned property and would be entitled to enjoy the peaceful possession of
the aforementioned property during the tenure of this agreement until and unless this
agreement is terminated by lessor in accordance with this agreement. Lessee assures
that she or her any representative or her family member or friend shall not try to
obtain the title or possession of the aforementioned property directly from Jaganath
Mandir Samiti or any other person or entity through sale deed/lease/ or assignment or
any other mode and if any attempt to do the aforementioned is done by the lessee than
it would be null and void in the light of this agreement. Lessee shall not try to obtain
the possession of the aforementioned property by prescription or adverse possession
and if any suit is brought before the Court of law then the claim of lessee shall be void
by the virtue of this agreement.

3. The Lessee can acquire any license as required / statutory for the purpose of business
from any govt authority.

4. The Lease shall be commenced with effect from 4th March, 2021 for the duration of
eleven months.
5. The lease may be renewable for a further period at the option of both the parties on
the terms and conditions as described below. But the Lessee shall intimate to the
Lessor of his intention for renewal at last one months prior to the expiry of this lease.

6. Lessee shall keep the premises in clean and hygienic condition at the lessee’s cost.

7. Lesse shall keep all interior, furniture and fixtures received at the time of possession
in good shape & condition. Any damage or breakage caused by lessee shall be made
good by lessee.

8. The monthly lease payment herein agreed shall be exclusive of electricity charges
(which is payable on the basis of electricity consumed as per electric meter installed
and billed by CSEB) maintenance charges, if any, and as applicable which will be
borne by lessee and for which Lessor shall not be liable at any point of time during
the period of lease.

9. That the Lessee will be required to undertake annual repairs, maintenance,


whitewashing etc of the premises at their own cost as and when required. The Lessee
can do the Furnishing of the Premises as desired and can also Install Main Signage.

10. The Lessee shall use the said leased property for running the business of Pooja items
and Poshaks (Dresses of god). She shall not conduct any illegal or immoral activities.

11. The Lessee shall not let or sub-let either the whole or any part of said property to
anyone else, or assign his right in any manner other than with the Lessor’s prior
written permission.

12. The Lessee paying the monthly lease and other charges for as herein above agreed
shall be entitled to peacefully occupy and enjoy the said portion without any
interference, objection or intimidation from the Lessor or anyone else claiming
through him.

13. The Lessor or his authorized agents shall be entitled to inspect the said property at all
reasonable times and the Lessee or anyone else on his behalf shall not object thereto.

14. The Lessee shall pay to the Lessor the monthly lease payment regularly on or before
5th of each following month “Account Payee” cheque drawn in favor of the Lessor /
ECS, who will issue a receipt for the same.

15. The lessor shall permit the lessee to install VSAT on the premises and display
signboards in front to the premises, of the size as per the discretion of the builder and
to apply and install telephone, telexes and/ or air-conditioners without causing
damage to the tenanted premises.

16. Simultaneously with the execution of this lease Deed, the Lessee shall pay to the
Lessor a two months’ rent of Rs. 12,000/- (Rupees Twelve thousand Only) by way of
security deposit which shall be refunded without interest/adjusted in rent at the time
of vacation of the leased premises after deduction of any unpaid rent, Electricity
Charges or Maintenance or damages to the premises for the period of the lease.

17. The Lessor shall required giving a notice of one month to the lessee for getting the
tenanted premises vacated if the lessee defaults in the payment of rent for one
complete month. Further if the Lessee vacates the tenanted premises, she is also
required to give two months notice to the Lessor.

18. That at the time of vacation or termination of lease, lessee should restore flooring and
premises including furniture, fixtures and fitting in its original condition as given
during possession, belonging to the lessor and any damage caused shall be borne by
the lessee and lessor has the right to deduct the estimate of such damages from the
refundable security deposit in case the lessee fails to rectify or restore to its original
condition.
19. That on vacation of the premises or the termination of the lease the
structure/furnishing so made can be removed from the premises and be taken away by
the Lessee and lessee shall handover the above mentioned premises in the same
condition in which it obtained the possession from the lessor.

20. That the Lessee shall keep the leased premises in good condition and he shall bear the
normal repair and maintenance charges incurred during the lease period.

21. If the lessee does not vacate the above mentioned premises on expiry of this lease or
earlier termination as mentioned or extended period thereof as the case may be, then
the lessee will be bound by the terms of this extended lease deed to pay a penalty @
500 Rs per day which shall be over and above the rent herein reserved till such time
the above mentioned premises are not handed over in vacant condition to the lessor.

22. The Lessor has cleared/will clear all charges payable as on the date of viz. Electricity
Charges, maintenance charges and other charges payable and lessee shall not be liable
for any dues etc due prior to the date of lease.

23. That if the rental payment is in arrears for one month or in the event of breach of
terms and conditions of this lease to be observed or performed by lessee and such
breach remains uncured for 15 days then this lease agreement shall be liable to be
terminated forthwith by the lessor and the lessor shall be entitled to enter/enter
premises and take the possession thereof. The lessee shall not in any way hinder or
obstruct the resumption by lessor.

24. The courts at Raipur shall have exclusive jurisdiction to try all suits or proceedings in
matters or things in connection with this lease deed.

25. Any dispute or difference whatsoever arising between the parties out of or relating to
the construction, meaning, scope operation or effect of this contract or the validity or
the breach thereof shall be settled by arbitration in accordance with the Rules of
Arbitration of the Indian Council of Arbitration and the award made in pursuance
thereof shall be binding on the parties."

26. That this act embodies entire understanding of the parties as to its subject matter and
shall not be amended except in writing executed by both the parties to this agreement.

27. This agreement has been executed with free will, without any
coercion/misrepresentation of facts.

IN WITNESSTH where of the hands of the Lessor and Lessee on the date, month and year
first mentioned above. The Lessee hereby agrees that he has read all the terms and conditions
of the Lease agreement and he agrees to abide by the terms and conditions of the lease.
Duplicate copy of this lease Deed is delivered to the Lessee.
