RENTAL AGREEMENT

This Rental Agreement is made and executed on this 25th day of January 2024 by and
between:
Mrs. V PADMASHREE
Residing at: #15, Flat No. 302, AD CRYSTAL
Aishwarya Crystal Layout, Opp. Manipal County Road,
Singasandra, Bangalore - 560 068.

Hereinafter called the "LESSOR/OWNER" (which expression shall mean and Include
wherever the context so requires admits his heirs, executors, representatives and assigns) of
the ONE PART:

Residing at: Verubotla Palli Village,
Kaluvoya Mandal, SPSR Nellore Dist.
Andhra Pradesh = 524343.

Hereinafter called the "LESSEE/TENANT" of the OTHER PART:

The terms Lessor and Lessee shall mean and include the parties themselves, their heirs, legal
representatives, administrators, successors, assigns etc.

WITNESSETH AS FOLLOWS:

Whereas the Lessor is the sole and absolute owner of the residential premises which is more-
fully described in the Schedule hereunder and hereinafter called the
"SCHEDULE PREMISES" and the Lessor intends to let-out the said premises and the
Lessee for want of residential premises intends to take the said Schedule Premises on rental
basis under the following terms and conditions.

1. DURATION: The rental agreement has commenced from 01-04-2023 for a period of 11
(Eleven) Months Only. The rent shall be enhanced once in every 11 months rent will be
increased 5%.

2. RENT: The monthly rent payable by the Lessee to the Lessor for the Schedule Property
shall be Rs. 16,000/- (Rupees Sixteen Thousand Only). This amount shall be paid every
month on or before 05th day of every English calendar month.

3. ELECTRICITY CHARGES: The Tenant shall pay monthly electrical charges as per the
bill without fail.

4. INTERNAL MAINTENANCE: The Lessee shall maintain the Schedule Property in a state
of good order and condition and shall not cause any damage or disfigurement to the Schedule
Property (fixtures and fittings) therein always expecting fair wear and tear.

5. LIABLE FOR DAMAGES: It is agreed that any damage caused by the Lessee in the
Schedule Property shall be made good by the Lessee promptly.

6. DEPOSIT: The Lessee has paid a sum of Rs.40,000/- (Rupees Forty Thousand Only) by
way of Cash as security deposit, which the Lessor hereby acknowledges the said amount.
This advance amount will be repayable by the Owner to the Tenant without any interest
whatsoever while vacating the premises by the Tenant.

7. USER: The Schedule Property shall be used by the Lessee only for RESIDENTIAL
PURPOSE and shall not use or permit the same for any unlawful purpose or activities any

default in this regard shall enable the Lessor to take physical possession of the premises
immediately without notice.

8. TERMINATION OF LEASE: Either parties may terminate this agreement by ANG giving
1 (One) month prior notice before the expiry of the Lease period.

9. SUB LEASE: The Tenant shall not sublet or under let the schedule premises to third party
without written consent from the Owner. Any default in this regard will enable the Lessor to
take physical possession of the premises immediately without notice.

10. The Lessee shall not store hazardous and inflammable articles like explosives and
petroleum products etc.,

11. PAINTING CHARGES: The Tenant shall pay one month rent towards repainting at the
time of vacating the premises.

SCHEDULE PROPERTY

All the piece and parcel of the 2nd Floor property situated at: # 15, Flat No. 201 AD
CRYSTAL, Aishwarya Crystal Layout, Opp. Manipal County Road, Singasandra,
Bangalore - 560 068. Consisting of One Hall, One Kitchen and Two Bed Rooms with Two
bathroom and Toilets with electricity and water facility.

Fittings: Bulbs: Nos, Ceiling Fans- Nos, Geyser - Nos.

IN WITNESS WHEREOF the Lessor and Lessee above mentioned have hereunto se their
respective hands to this rental agreement at Bangalore on the day, month an year above
mentioned and signed this Agreement before the following witnesses.
