This RENTAL AGREEMENT executed this the Eighteenth day of December, Year Two
Thousand Twenty-Three (18-12-2023) at Bangalore.
BETWEEN
Mr. NATARAJ S. L., owner of premises at #708, 15 th A - Main Road, Yelahanka New
Town, Bangalore - 560064, hereinafter called the "LESSOR", which term shall mean and
include his heirs, legal representatives, executors, administrators and assigns etc. of the
FIRST PART.

AND
M/s. Trivik Developers LLP, represented herein by its duly authorized representative
and Designated Partner, Mr. J. Krishna Chaitanya Varma, hereinafter called the LESSEE,
which term shall mean and include his heirs, legal representatives, executors,
administrators and assigns etc. of the SECOND PART:
WITNESSETH:
WHEREAS the Lessor is the absolute owner of the office building bearing #708, 15th A -
Main Road, Yelahanka New Town, Bangalore - 560064 (Scheduled Premises) with
absolute rights for development, construction, sale, rent and lease of the said premises.
AND WHEREAS the Lessor is legally competent to rent any part of the said property and
enter into proper Rental Agreement in respect of the same with any individual, company
or firm.

5. CHARGES FOR ELECTRICITY: The LESSEE shall bear and pay the charges for electricity
consumption separately as per the separate meter provided. The LESSEE needs to pay
this to concerned authorities without arrears during this tenancy period.
6. WATER CHARGES: The electricity consumption for supplying water shall be paid by
LESSEE.
7. ADDITIONS AND ALTERNATIONS: The LESSEE shall keep the scheduled premises in
good and tenantable conditions, and shall not carry out or make any alterations,
modifications or repairs in respect of the scheduled premises without prior approval or
concern of the LESSOR. The LESSEE shall not put up or install any permanent structure
on the scheduled premises.
8. USE OF PREMISES: The LESSE shall use and enjoy the premises with utmost care and
caution breaking and/ or any of the amenities, furnishing, accessories etc. the LESSEE
shall make good the loss of the LESSOR. The LESSOR shall be entitled to deduct such
amount/s to make good the loss from and of the advance/deposit with the LESSOR
and/or shall also be entitled to recover the same from the LESSEE on this behalf.
9. MAINTENANCE: The LESSEE shall use the Lift facility and the maintenance charges
towards the Lift shall be shared by the tenants. The LESSEE shall keep the scheduled
premises in good condition subject to normal wear and tear and shall not cause or
suffer any damage thereto. Any damages to the fixtures and fittings of the premises,
which shall be used by the LESSEE during the lease period, shall be reimbursed by the
LESSEE or the same shall be deducted by the LESSOR to of the deposit paid by the
LESSEE.
10.REPAIRS: Repairs that are no fault of LESSEE, The LESSEE will get multiple quotes and
will be done by LESSEE after agreement from the LESSOR at LESSOR’s expense.
11.DELIVERY BACK OF POSSESSION: On the termination of the tenancy period, the
LESSEE shall deliver back vacant possession of the scheduled premises to the LESSOR
in the same condition in which it was let out subject only to change by natural wear
and tear. The LESSEE shall not remove change/cause to change any of the fittings and
fixtures to their place or position.

12.PROVISON FOR EARLIER TERMINATION: In the event of the LESSEE failing to pay
the rent for a period of two months consecutively or committing a breach of any other
terms and conditions of tenancy, the LESSOR shall be entitled to terminate the
tenancy and re-enter upon the premises. The lease may be terminated by either party
by giving two (2) months’ notice in writing.
13.PROPERTY TAX: The LESSOR shall bear and pay the property taxes, rates, and cesses
payable to the Government/ Development authority regarding the premises.
14.PAINTING CHARGE: The LESSEE shall paint the interiors of the premises at the time
of vacating, if he fails to do so, one-month rent will be deducted from the advance
amount.
15.INSPECTION AND ENTRY: The LESSOR and/or his representatives shall be entitled to
enter upon the premises with a prior appointment to inspect the same to satisfy
himself that the premises are being used under the terms of tenancy.
SCHEDULE
All that piece and parcel of the shared portion of the building in the office building
bearing #708, 15TH A - Main Road, Yelahanka New Town, Bangalore – 560064.
IN WITNESS WHEREOF the parties hereto have executed this Rent Agreement on the
day, month and year first above written in the presence of witnesses at Bangalore.
