1 INTRODUCTION

Women Business Incubator


In general , what are business incubator means ; It is an integrated environment that
provides all the tools, technologies and all kinds of support for startups to grow and succeed by
incubating them in a small place . Also provide management and entrepreneurs consulting and
financial support services, as well as solving problems and overcoming the difficulties that
entrepreneurs face during the establishment of their startups .

* The project will mainly target females ; women and girls in society (everyone who wants
to establish their own project) .

So The project focuses on supporting women who own their private projects, in addition
to those who have a skills and don't exploit them, also support new graduates and those who bear
the responsibility of spending on their families or on themselves . This can be summarized as ; The
main goal of the project is to create a private business for every woman, whatever her condition,
using her energies, without relying on any specific category. Taking into consideration , trying to
design with the targeted group who are in Irbid and based on their needs after interviewing them .

1.1 Project definition

1.1.1 Project brief

What is a Business Incubator for Women ?


An integrated environment, providing many business development services for women and
girls and meeting their needs, by incubating them in appropriate environment , in order to grow ,
succeed and stabilize their projects in another meaning ; starting with the idea and ending with
establishing small businesses and launching them commercially . On the other hand, it provides
consultancy in management, entrepreneurship and financial support services . It also helps them
market their products and how to monetize them . And overcoming the difficulties that they might
face during the establishment of their start-up companies or small projects , such as ;

 Low skills of women and girls in professional and craft work . Also lack of methods to
promote their products .
 They suffer from remote workplaces .
 Weakness in transportation for training institutions .
 Most small projects end after a period of time from their start , due to the lack of
economic feasibility studies for their projects and their lack of basic skills in managing
and sustaining those projects .
 Difficulty of paying money to obtain a training program by the existing institutions .
 Lack of legal awareness of labor laws , legislation and what related to them , (work and
workers rights).
 The high cost of delivering products to customers .

1.1.2 The needs for this project (Why this project and why this site ) .

Why this project?

Because of the widespread lack of success of home


projects among women around us, there are many women
who bear their family expenses or even girls who need to
spend money on themselves . Although these women and
girls are talented and skilled in various businesses, they
lack external support, the confidence of state institutions,
and adequate funding means, and they face difficulty in
managing their project financially and marketing .

The percentage of unemployed women who hold a bachelor's degree reached 79.2 % , but
it didn't exceed 26% among males , which shows the extent of unemployment among Jordanian
women . The domestic work sector is very large in Jordan , 55% of working women are involved
in the informal sector .(Al-Mamlakah 2023)

- The number of females in Irbid is 480,943.


- The percentage of females without children is approximately: 333,873.
- The unemployment rate for females in Irbid is 34%. (The unemployment rate is high
among university degree holders, reaching 78.9% for females in all of Jordan).

Why this Site :

Location: Jordan - Irbid - Al-Ramtha - Irbid development area .

The site is located in the " Irbid development area "in Al-Ramtha disrict , which will be a
high business development area . So the idea is familiar with the region .And The location is close
to Shmal Start and Center of Excellence in JUST University which serve the same idea in
Entrepreneurship . So we can be the connection point for all services .On other hand it Close to
JUST University, where the Female are. (IDA ,Dar al omran 2023)

1.1.3 Historical background

The origins of startup incubation can be traced back to the 1950s, when the idea was first proposed in a
research paper written by American economist Joseph Schumpeter.that certain companies could be nurtured and
supported with resources and mentorship to help them grow and ultimately succeed. ( Artesian 2021 )

The first of these incubators was established in Silicon Valley in the late 1970s, and since then, hundreds
of incubators have been created around the world. One of the earliest incubators was founded in 1981 by Bill Draper
and his sons, Tim and Steve Draper in Silicon Valley. called the Draper Venture Fund .( Artesian 2021 )

This led to the emergence of Y Combinator, a seed accelerator founded in 2005 by Paul Graham in
California . Y Combinator provided early-stage startups with funding and mentorship, as well as access to a network
of experienced entrepreneurs and investors. It was the real genesis of the modern model for startup accelerators . The
success of Y Combinator sparked a wave of startup accelerators, which provide similar resources to early-stage
companies. These accelerators have become increasingly popular over recent years . ( Artesian 2021 )

Today, startup incubation is a multi-billion dollar industry that encompasses both accelerators and
incubators around the world. These organizations are helping entrepreneurs bring their dreams to life by providing
them with access to resources and mentorship that can help them turn their ideas into successful businesses. (Artesian
2021 )

Although the concept of startup incubation originated in the 1950s with Joseph Schumpeters research paper,
it has since evolved into an integral part of the modern business landscape. ( Artesian 2021 )

1.1.4 Vision (What is new in this project)

Vision :
Helping women to reach what they aspire to , with a focus on empowering female
social entrepreneurs and a special emphasis on the women single headed households who led
micro businesses.

1.1.5 Goals and objectives (What the designer want to do)

Goals :
- Supporting and nurturing local women and girls who are in need and able to work , and
empower them economically .
- Highlight the contribution of women in the productive fields such as ; home food
products .
- Highlighting women’s professional skills such as ; Drawing skill, handicrafts, food
preparation, sewing, embroidery and so on , allowing them to market their products . And
motivate others to follow their example .
- reduce women's unemployment locally .

Objectives :
- Providing Busses to facilitate women’s and girls' access to their workplaces .

- " Develop the skills of the women entrepreneurs " by Providing training on using
technology , and marketing , then establishing a mechanism to help them market their
products in traditional ways and through the Internet .

- Conducting legal education sessions for women and girls on legislation related to them,
in particular labor and personal status legislation, income and sales taxes, flexible work
and decent work, business licensing procedures and social security law .

- Providing nursery for children in case they are an obstacle to women leaving the house.

- Providing delivery service to far locations for who renting a spaces .

1.1.6 Project organization

1.1.6.1 Location

Location :
Location: Jordan - Irbid - Al-Ramtha - Irbid development area .

The site is located in Al-Ramtha disrict specifically in the " Irbid development area " .

Al-Ramtha is one of the districts of Irbid Governorate, the second largest population in
Jordan.The area of Al-Ramtha is about 257 km2 , with a percentage of 16.5 % of the area of the
Irbid Governorate. It has The JUST University and King Abdullah University Hospital . Also the
important feature that it has the area of Irbid development . (IDA ,Dar al omran 2023)

" Irbid development area " ; which will be a high business development area . It established
under a royal directive,on an area of 1,800dunums . It also enjoys attractive investment
advantages,especially in a number of sectors . It can provide the main needs of indiviualpower for
this sector, in addition to that Irbid includes six universities and colleges in which about 80,000
students study. (IDA ,Dar al omran 2023)

- The site area about 12.5 donum . It close to Shamal Start , Luminous college ,Webhelp ,
Extensya and Center of Excellence in JUST University

1.1.6.2 Main users

Target group :
- The project will mainly target females women and girls in society (everyone who wants
to establish their own project, with the exception of the category of children , regardless
of ability, language, race, religion, educational level ) . Other users in the project will be ;
Trainers , various employees and Children (nursery) .

1.1.6.3 Main functions and activities

Project Functions :
Project will contain 4 main Functions :

 Business Training Division.


 Start Up Division
 Counseling and Marketing Division.
 Rent Spaces .
 Labor Market Involvement

• Business Training Division : In this section , it transformed the ideas and
innovations into real economic projects that can be marketed by develops personal , technical and
entrepreneurial skills . So women and girls who have business ideas are received , and give them
initial lectures on how to think about the project from business side , usually given by a person
specialized in entrepreneurship , then each one moves to the stage of deep training " each according
to the sector which her project belongs" such as ; " Food preparing , art of all it's kinds ; ( like
makeup and drawings ... ) , knitting , sewing and handicrafts, heritage embroideries ... " , by
providing them full support ; It provides appropriate environment for each project , and it contains
the necessary tools and equipment (which vary according to the type of project), in addition of
expert people , who give lecture on how it works then apply on these equipment at the same time
. After that, they move to the another section, which is the Counseling and Marketing Division .

• Start Up Division : In this section, it engage everyone who has a creative idea that
helps him get the final product , It provides many business development services, meets the needs
of emerging companies by incubating them in different spaces , and provides a set of services that
enhance the success rates and growth of new enterprises and help thinking from a more business
standpoint , in addition to training them under specail supervisor each in their field .

• Counseling and Marketing Division : In this sector , two parts of women or girls
are received , either who were trained in the training department in same incubator, or who already
have a business but they developed in a certain stage and it failed . Experienced business coaches
who mentor and sharing tips , on raising capital and networking , in order to increase success rates
and know who are the customers and how the service delivered to them . Then Addressing the
causes of failure and weakness of the project .

- In the same division , there is Marketing Department : That provided by specialists


in marketing and media , specialize in made a business model , and know the correct way
to market the products . Also it helps in how to promote products and attracts customers
.On the other hand , lectures are given on how to use technology through social media to
advertise their products in order to speed up the purchasing process and generate money.

• Rent Spaces : In this section , financial support or funding is provided by the incubator,
to women and girls in need , for a specified period of time , then provides an empty spaces , in
which they can start their own projects . Even after graduating from incubator and end the period
of training and so on , or who come without training that they just need fund and space .

• Labor Market Involvement: This department is about an office or more than one,
you give them your CV, and then they directs you to where you want where you should belong or
be employed in , and associates you with the labor market so that you can work, or it directs you
to our project, either as a trainee or as a trainer if you have the qualifications to do so.

2 LITERATURE REVIEW

2.1 The most important percentages in Irbid Governorate


Irbid Governorate, located in the north of Jordan, includes (9) provinces and (18)
municipalities. Its population is 1,957,000, (the proportion of the population in Irbid
relative to the Kingdom: 18.57%). (Al-Mamlakah 2023)

 The governorate suffers from the lack of such incubators in it, with
the presence of needy females who are able to work at the same time. Where the
unemployment rate in the governorate: (males :13.5% and females: 34%).(Al-Mamlakah
2023)

- Such incubators; Women's Business Development Incubator and Makani Project - Irbid Center
for Community Services. This indicates the importance of their presence in the province.

 The poverty rate is high in the governorate (15%) compared to (14.4%) in the Kingdom.
(Al-Mamlakah 2023)

 There is a cultural mix (rural and urban), as it is a link for more than one brigade to
gather the largest possible number of women. (4) (Al-Mamlakah 2023)

 There are six vocational training centers that have contributed to providing qualified and
manpower in various fields, but there is a problem in them, namely; Not being
compatible with the requirements of the local market. (Al-Mamlakah 2023)

2.2 Shamal start interview and the Questionnaire .
 Based on my interview with the Jordan Start at Luminus College, and after knowing the
importance of having such centers in Jordan, as well as clarifying the stages that start-ups go
through, and the types of spaces and facilities they have . And the questionnaire I conducted with
the target group , it becomes clear that there are many factors that play a role in choosing a location
.
Before mention the influencing factors , I will present an initial idea of the questionnaire that
made with 210 Female, so that the percentages can be clarified later.

- In the questionnaire, I tried to reduce the questions to make it easier for them to solve
honestly, not just to increase the number. Most of the answers are from different regions in
Irbid , and a few who participated outside Irbid , with different age groups. The largest
percentage interested in this field were from the age of 20 to 30, either how graduates or in
universities.

- The Occupation status of the participants varied between school and university
students, employees, and others . The financial condition of most people is medium .

 FACTORS THAT PLAY ROLE IN CHOOSING THE SITE INCLUDES :

1- Purchasing movement ; The movement of purchasing at the selected site
should be high, to help in the buy-sell process quickly. Also, there should be a large
number of people.

 The selected site, Irbid District, is considered the best site according to other
suburbs; it is a connecting point between the suburbs, as it is considered the
gathering center due to the availability of all services, so it has several buyers. We
need this part in the "Rental Spaces" section, which is part of the whole project.

2- Dominant Culture ; The location must be chosen depending on the mentality


of the target group, in addition to the skills they possess and whether they have the
ability to absorb any new technological information or not. The thinking and culture
of the community regarding the services provided by the center are very important to
success the project.

- According to what the engineer in Jordan Start said, they opened a project in one of
the villages in Jordan, but it failed due to their lack of knowledge about this subject,
or about technology and creating ideas from scratch, or even in developing an
existing product, so the turnout for the center was very low, and they were also from
the youth category. (That means they have the ability to understand the concept of
entrepreneurship.) So it is very difficult to change the thinking of an entire society
and its different age groups.

The culture of the people who live in the location; according to the survey, it
turns out that approximately 83.3 % of the participants are not opposed to the idea and
don't have any social or personal obstacles that prevent them from joining the center,
and only about 16.7 % have these problems. This doesn't mean that societal barriers
don't exist, but they seem to be few.

- With regard to the content of the Incubator , it will be related to the skills of females
in the region , as it notice that their interests met around a group of specific projects,
as shown in the Figure 11 below .

3- * Problem widespread ; The reason for establishing this project must be a
widespread general social problem , and faces many people , not just one or two .

4- * High Impact and High Urgency; The project should be characterized


as "high impact and high urgency" , which means that the client's need is significant
for it , in addition to having a clear societal impact. Therefore, the feed back must be
taken from the targeted people about the project before its implementation and
establishment . (Needs and pain) .

 Concerning the factor of " Problem widespread " and " High Impact and Urgency " of the
project , the survey shows that a large number of females need such projects more than
those who don't (figure 12) . The reasons for their need for these projects are various, as
shown in the figure 13 .

5- Services ; In Jordan Start Center, there is no need to Benefit of the


surrounding services, due to the availability of all needs within the institution itself.

- After asking the engineer at the Jordan Start Center and explaining to me the type of
services that may be needed , it became clear that external services are not of great
importance . It is better to provide everything that the user needs in the project to
avoid create unexpected problems.

6- Expectations ; or outlook for results . Will the incubator really develop and
support the target according to his needs in that site ?

7- Distance ; The location of Jordan Start is far from the start-ups, but it does not
constitute a large percentage of their problems, due to the availability of secure buses
for all.

- As we notice in people's answers, the problem of distance is a very


common problem, as it was the largest percentage of answers about it, so
it was necessary to secure special buses.

known in ancient times as Arabella or Arbela . It is divided


into nine departments called alweya which is the plural of Liwaa . It
has the second largest metropolitan population in Jordan after
Amman, and the highest population density in the kingdom, with a

Amman. The city is a major ground transportation hub between

it , near the common border with Syria , the second largest population in Jordan.The area
of Al-Ramtha is about 257 km2 , with a percentage of 16.5 % of the area of the Irbid
Governorate. It has The JUST University and King Abdullah University Hospital . Also
the important feature that it has the area of Irbid development . The Ramtha Brigade borders
the north and the east the Jordanian-Syrian border, and the brigade separates from Syria

- In this field , the project will include an opportunity for Culinary

educated the basics, but their hope is to launch their own recipes

A- Lecture space : In this space , After the students have


received the theoretical lectures, the applied training begins
here , by the trainer or chef who trains them on culinary art ,

apply what they recieved .

for the students themselves under the trainer supervision. Each trainee has a dedicated

movement, to bring or put what we need . Minimum of two inches between walk-in
walls and building walls to compensates for irregularities in building construction and
provides an air space which increases the walk-in’s operation efficiency.

- The area usually ranges from 12 – 15 m2 .

D- Fridge space : this space is similler to the Walk-in freezer , but the room
temperature is lower than it, it does not reach the point of freezing, and it is similar to
the regular refrigerator in our homes, but it preserves foods within an entire real area .

6 CONCEPT

6.1 Philosophy

The number of women who have a problem with the success of their own projects has
increased, and those who are prevented from working in certain sectors because of the society’s
point of them , so raised limitations for them , and the spread of unemployment among women,
more than men in society , also the spread of family problems in connection with which the rates
of divorce have increased, which resulted in them The high number of women who bear their
family expenses or even girls who need to spend money on themselves . in addition to those who
work in any kind of job in order to secure an expense for themselves in the field of education or
any other field, as observed in the widespread outdoor surround us . This is the main reason for
establishing a business incubator for women, whose main goal is to empower women in our
society, without waiting for any specific party to employ them, and provide all means to establish
their own projects using their energy and skills, and focus on the category of working women who
own their own projects and promote These projects and help them solve the difficulties they face
during their journey and increase all of them their awareness of marketing. And one of the most
important visions of the project is to change the idea of women, and not to rely on the word “there
are no jobs.” Rather, they are able to do their own project by themselves without waiting help of
any specific sector.

Therefore, through architecture, it is possible to gather an incubator for traditional and


creative works , training in any available field, consulting , supportance and employment , all in
the same place , where all means are collected and more than one outlet can be made from which
a businesses can come out.

6.2 Concept

Empowering women by providing a built-in environment that provides a solution to the


challenges and problems they suffer , and discovering the skills that she has . By attracting her via
vital street to gothering center plaza , then they notice the bridge that connects the right and left
zones . They move to the Gallery and through the screens displayed in the external facades , in the
enterence, it presenting the stories and historical successes of women or those emerging companies
from the same project , from there they complete the journey inside the project through the main
bridge that existing again in the double level gallery . Which its' goal is to connect the right start
up zone with left training zone . Also it allow to Mobility through Project in Horizental and Vertical
sides .

The project will have two main paths, the first is for the actual users of the project, who
will move from the main gothering plaza to their intended side . Whether for training or for the
designated place in the start-up . The second path is for the new visitor ; It is natural for any new
visitor to ask about the main entrance to the place, and this will lead him to live the experience
during his arrival to the reception, which will be in the same place as the gallery, and from there
he will continue his journey across the bridge.

Interaction Nodes , in each side ; Training and start up zone , is the center that brings
together students in which knowledge exchange takes place for different disciplines, from which
everyone moves on to his field .

a gallery , cafeteria , rental spaces that shows a

connects the training zone with the welcome zone,passing
through the interaction zone, where there is an exchange of
