PRODUCT DISCLOSURE SHEET

Kindly read and understand this Product Disclosure Sheet before you decide to take up the Hong Leong Personal
Financing-i/Personal Financing-i Consolidation/Personal Financing-i Add A Financing/Personal Financing-i Consolidation Top Up. Hong Leong Personal Financing-i
Be sure to also read the Hong Leong Personal Financing-i Terms and Conditions. Seek clarification from Hong Leong Islamic Bank
(“the Bank”) if you do not understand any part of this document or the general terms. Date:

1. What is this product about?


This facility is an unsecured Islamic Personal Financing facility, which complies with Shariah principles to assist you in meeting your personal consumption needs.
It is calculated on a fixed rate basis resulting in a fixed instalment payment throughout the financing tenure.
2. What is the Shariah concept applicable?
The Shariah principle used is Murabahah via Tawarruq arrangement. Murabahah is a sale and purchase of an asset where the acquisition cost and the mark-up
are disclosed to the Customer. Tawarruq refers to two sale and purchase contracts. The first involves the sale of an asset by the Bank to the Customer on a
deferred basis. Subsequently, the Customer will sell the same asset to a third party to obtain cash. The mechanics involved:
1. The Bank buys the commodity* at the Financing Amount on a spot basis;
2. The Bank now owns the commodity;
3. The Bank sells the commodity to the Customer at a Selling Price** on deferred payment (instalments). As the owner of the commodity, the Customer may opt
to take physical delivery/possession at his own expense;
4. Next, as the owner of the commodity, the Customer appoints Bank as an agent(wakil)to sell the commodity;
5. The Bank (as the agent of the Customer) sells the commodity at Facility Amount on a spot to a third party for cash;
6. Bank disburses the proceeds (Facility Amount).
*Commodity:
(a) The commodity is in the form of Crude Palm Oil (CPO) or any other Shariah compliant commodities to be traded under the Facility which shall be acceptable
to the parties and as approved by Shariah Committee of the Bank;
(b) The trading is carried out on multi-commodity trading platform such as Bursa Suq Al Sila (BSAS) or any other commodity trading platform, which facilitates
Tawarruq transactions and has been approved by the Shariah Committee of the Bank.
**Selling Price (cost plus mark-up – Murabahah);
(a) The Selling Price refers to the price to be paid by the Customer to the Bank in exchange for the commodity.
(b) It is a maximum price chargeable to the financing facility subject to further rebate.

Note: Any payment which is more than the scheduled monthly instalment will be treated as an advance payment. Such payment does not in any way reduce the total
profit payable and is not redrawable. The advance payment will be used to pay the next instalment due. The bank will refund any excessive payment after the facility
is paid off.

6. What if I fail to fulfill my obligations?

Should you fail to service your payment obligation in a timely manner, the following compensation charges (Ta’widh) shall apply:
a) During Facility Tenure
(i) For default of any payments during the tenure of the Facility, at the compensation rate of one per centum (1%) per annum or such other rates approved by Bank
Negara Malaysia on the overdue scheduled payment, calculated from the date immediately following the date of such default until the date of receipt of
payment in full;
(ii) For default causing the Facility to be terminated or brought to court for judgment prior to the expiry of the tenure of the Facility, at the compensation rate of
one per centum (1%) per annum or such other rates approved by Bank Negara Malaysia on the outstanding balance (outstanding principal and accrued profit);
(b) After Expiry or Maturity of Facility Tenure
For default of any payment exceeding the tenure of the Facility, at such rate which shall not be more than the Bank Negara Malaysia’s prevailing daily overnight
Islamic Interbank Money Market ("IIMM") rate or such other rates approved by Bank Negara Malaysia on the outstanding balance (outstanding principal and
accrued profit) of the Facility subject to any rebate (Ibra') that may be applicable, calculated from the date immediately following the expiry of the tenure of the
Facility until the date of receipt of payment in full;
(c) Post Judgment
For default of payment of Facility after court judgment has been obtained against you, at such rate which shall not be more than the Bank Negara Malaysia’s
prevailing daily overnight Islamic Interbank Money Market ("IIMM") rate or such other rates approved by Bank Negara Malaysia on the basic judgment sum of the
Facility subject to any rebate (Ibra') that may be applicable, calculated from the date the judgment is made until the judgment sum is fully settled.

The compensation amount shall not be added to the outstanding principal and shall not be more than the outstanding principal.
The Bank may set-off any credit balance in your deposit accounts maintained with the Bank against any outstanding balance in this financing account by giving
you seven (7) calendar days prior written notice. Legal action against you will be taken if you fail to respond to reminder notices. Legal action against you may
affect your credit rating leading to credit being more difficult or expensive to you.

7. What if I fully settle the financing before its maturity?


You may at any time effect early settlement of the Facility in full by giving 3 months’ (three) prior written notice to the bank. The Bank undertakes to grant you
rebate at the point of early settlement. The Rebate shall be calculated in accordance to the formula**:

I Profit Payable for the whole Financing Terms
An illustration of how the Rebate is calculated for a sixty (60) months financing (5 years) with a principal amount of RM50,000 and profit rate of 12.5% per annum,
but with early settlement after twenty (20) months (whereby early settlement notice is served on the Bank before the next Monthly Installment due date), is
provided below:

n = 60 - 20
I = 50,000 x 12.5/100 x 5 = 31,250
R = 40(40+1) x 31,250 = RM14,002.70

Note: **The Rebate will be calculated based on the "Rule of 78" or "Sum of Digits" whereby the method of calculation of the proportion of principal and profit payable
for the entire Facility assumes that the profit forms a larger percentage of the monthly instalments during the early stage of the financing.

8. Do I need a guarantor or collateral?


No guarantor or collateral is required.

9. What do I need to do if there are changes to my contact details?


It is important that you inform us of any changes in your contact details such as telephone number, mailing address and email address to ensure that all
correspondences reach you in a timely manner. To update your correspondence details, please visit any of our branches nationwide.

1. Apakah yang ditawarkan oleh produk ini?


Produk ini merupakan kemudahan Pembiayaan Peribadi Islam tanpa cagaran, yang mematuhi prinsip Shariah untuk memenuhi keperluan penggunaan peribadi
anda. Ia dikira berdasarkan kadar tetap dengan bayaran ansuran tetap sepanjang tempoh pembayaran.
2. Apakah konsep Shariah yang digunakan?
Prinsip Shariah yang digunakan adalah Murabahah melalui penyusunan Tawarruq. Murabahah adalah penjualan dan pembelian aset di mana kos perolehan dan
penambahan dinyatakan kepada Pelanggan. Tawarruq merujuk kepada dua kontrak jual beli. Kontrak yang pertama melibatkan penjualan aset oleh Bank kepada
Pelanggan secara tertangguh. Selepas itu Pelanggan akan menjual aset yang sama kepada pihak ketiga untuk mendapatkan wang tunai. Mekanisma yang terlibat:
1. Bank membeli komoditi* pada Amaun Pembiayaan dengan harga semerta;
2. Bank kini memiliki komoditi tersebut;
3. Bank menjual komoditi tersebut kepada Pelanggan pada Harga Jualan** secara bayaran tertangguh (ansuran). Sebagai pemilik komoditi, Pelanggan boleh memilih
untuk mengambil penghantaran fizikal/hak milik dengan perbelanjaan sendiri;
4. Seterusnya, sebagai pemilik komiditi, Pelanggan melantik Bank sebagai ejen (wakil) untuk menjual komoditi tersebut;
5. Bank (sebagai agen kepada Pelanggan) menjual komoditi pada Amaun Pembiayaan dengan harga semerta bagi pihak Pelanggan kepada pihak ketiga untuk
mendapat wang tunai;
6. Bank menyalurkan hasil jualan tersebut ke akaun Pelanggan (Amaun Pembiayaan).
*Komoditi:
(a) Komoditi adalah dalam bentuk Minyak Sawit Mentah atau apa-apa komoditi dagangan yang mematuhi Shariah yang diterima oleh semua pihak untuk
Pembiayaan ini dan telah diluluskan oleh Jawatankuasa Shariah Bank.
(b) Perdagangan dijalankan di atas platform perdagangan pelbagai komoditi seperti Bursa Suq Al Sila (BSAS) atau platform perdagangan komoditi lain yang
membolehkan transaksi Tawarruq dan telah diluluskan oleh Jawatankuasa Shariah Bank.
**Harga Jualan (kos perolehan dan penambahan – Murabahah)
(a) Harga Jualan merujuk kepada harga yang perlu dibayar oleh Pelanggan kepada Bank dalam pertukaran komoditi.
(b) Ia adalah berdasarkan harga maksimum dikenakan kepada pembiayaan tertakluk kepada rebat lanjut.

6. Apakah yang akan berlaku jika saya gagal memenuhi tanggungjawab saya?
Jika anda gagal untuk membayar ansuran bulanan anda pada tarikh matang, caj pampasan (ta'widh) akan dikenakan seperti berikut:
a) Semasa Tempoh Pembiayaan
(i) Bagi kegagalan mana-mana pembayaran semasa tempoh Kemudahan, pampasan pada kadar satu peratus (1%) setahun atau apa-apa kadar lain yang
diluluskan oleh Bank Negara Malaysia akan dikenakan ke atas pembayaran tertunggak yang dijadualkan, dikira dari tarikh sejurus selepas tarikh kegagalan
itu sehingga tarikh penerimaan pembayaran penuh;
(ii) Bagi kegagalan yang menyebabkan Kemudahan ditamatkan atau dibawa ke mahkamah untuk penghakiman sebelum tarikh luput tempoh Kemudahan,
pampasan pada kadar satu peratus (1%) setahun atau apa-apa kadar lain yang diluluskan oleh Bank Negara Malaysia akan dikenakan atas baki tertunggak
(baki prinsipal tertunggak dan keuntungan terakru);
(b) Selepas tamat atau Tempoh Matang Pembiayaan
Bagi kegagalan mana-mana pembayaran melebihi tempoh Kemudahan, pada kadar yang tidak melebihi kadar semalaman harian Pasaran Wang Antara
Bank-Bank Perbankan Islam ("IIMM") di Bank Negara Malaysia atau apa-apa kadar lain yang diluluskan oleh Bank Negara Malaysia akan dikenakan ke atas baki
tertunggak (baki prinsipal tertunggak dan keuntungan terakru). Kemudahan tertakluk kepada mana-mana rebat (Ibra') yang berkenaan, dikira dari tarikh sejurus
selepas tamat tempoh Kemudahan sehingga tarikh penerimaan pembayaran penuh;
(c) Setelah Penghakiman
Bagi kegagalan pembayaran Kemudahan setelah keputusan mahkamah diambil terhadap anda, pada kadar yang tidak melebihi kadar semalaman harian Pasaran
Wang Antara Bank-Bank Perbankan Islam ("IIMM") di Bank Negara Malaysia atau apa-apa kadar lain yang diluluskan oleh Bank Negara Malaysia akan dikenakan
ke atas jumlah penghakiman asas. Kemudahan tertakluk kepada mana-mana rebat (Ibra') yang berkenaan, dikira dari tarikh penghakiman dibuat sehingga
jumlah penghakiman dijelaskan sepenuhnya.

Jumlah pampasan tidak boleh ditambah ke atas jumlah prinsipal yang belum diselesaikan dan tidak boleh melebihi jumlah prinsipal.
Bank boleh menolak selesai sebarang baki kredit di dalam mana-mana akaun anda yang dikekalkan dengan Bank untuk menyelesaikan baki di dalam akaun
pembiayaan dengan memberi anda notis terdahulu selama tujuh (7) hari. Tindakan undang-undang akan diambil jika anda gagal untuk membalas notis
peringatan. Tindakan undang-undang terhadap anda boleh menjejaskan penilaian kredit anda yang boleh menyebabkan kredit menjadi lebih sukar atau lebih
mahal untuk anda.

7. Apakah yang berlaku jika saya menyelesaikan sepenuhnya pembiayaan sebelum tempoh matang?
Anda boleh melakukan penyelesaian awal kemudahan secara penuh pada bila-bila masa dengan terlebih dahulu memberi notis awal selama tiga (3) bulan secara
bertulis kepada Bank. Bank akan memberikan anda rebat bagi penyelesaian awal. Rebat akan dikira mengikut formula berikut:

N Tempoh Pembiayaan (dalam bulan)
I Keuntungan yang perlu dibayar sepanjang tempoh pembiayaan
Contoh bagaimana Rebat dikira untuk penyelesaian awal selepas dua puluh (20) bulan bagi Pembiayaan selama enam puluh (60) bulan (5 tahun) untuk amaun
principal sebanyak RM50,000 dan kadar keuntungan 12.5% setahun (apabila notis penyelesaian awal diberikan kepada Bank sebelum tarikh matang Ansuran Bulanan
berikutnya), ditunjukkan di bawah ini:

I = 50,000 x 12.5/100 x 5 = 31,250
R = 40(40+1) x 31,250 = RM14,002.70

Nota:**Rebat akan dikira berdasarkan “Peraturan 78” (Rule of 78) atau “Hasil Tambahan Digit” (Sum of Digits) di mana kaedah pengiraan kadar prinsipal dan keuntungan
kena dibayar bagi keseluruhan Pembiayaan dirumus membentuk keuntungan peratusan terbesar ke atas ansuran bulanan pada peringkat awal Pembiayaan.

8. Adakah saya memerlukan penjamin atau cagaran?


Penjamin atau cagaran tidak diperlukan.

9. Apakah yang perlu saya lakukan jika terdapat perubahan pada butiran perhubungan saya?
Adalah penting untuk anda memaklumkan kepada kami mengenai sebarang perubahan butiran perhubungan anda seperti nombor telefon, alamat surat-menyurat
dan emel untuk memastikan anda menerima semua surat-menyurat tepat pada masanya. Untuk mengemaskini butiran perhubungan terkini anda, sila kunjungi
