Fan Coil Unit Specification Annexure -A
• FCU unit casing shall be in compliance with BS EN 1886
• Casings shall be corrosion resistant and of rigid double skin construction being adequately stiffened to prevent
drumming, vibration and distortion. Sharpe edges shall be removed and joints sealed with mastic. All chassis
components shall be manufactured from a minimum of 1.2mm thickness outer skin galvanized iron and inner skin with
a minimum 0.8 mm thick perforated 35% openings and minimum 20 mm thick, minimum 48 Kg /m3 density fiber glass
insulation or Polyurethane (Without perforation) insulation.
• Fan Coil Units: All factory−built fan coil units shall be tested in accordance with the latest applicable industry
• Standards as specified herein and be UL or Eurovent listed
• Fan make shall be AMCA tested and certified by AMCA in accordance with 210 for air performance and AMCA 300 for
sound performance.
• Fan bearings are suitable for continuous operation of 200000 hrs at L10 life.
• Select the fan out let velocity at 9 -9.5 m/s
• Fans shall be selected in such way that the operating point does not fall very close to the unstable region, select at

• Provide fuse stat overload device for motor protection and permanent green field connections to motor. Provide isolation
between fan motor assembly and unit casing in at least four (4) locations to eliminate any vibration from the fan to the fan coil
unit casing. Provide isolation between the motor and blower as well as between the blower and casing.
• Country of the Motor shall be Europe, America, Japan. The offered motors confirms to IEC 34, IEC72, BS 5000, BS 3979
AND BS 4999 Standards, the motor meets EN 60034, EN55014, EN 50082 -1/2, EN 61000-3-2, VDE 0839, TEIL 82-2, UL
1004 for safety and carry CE mark. The motor should be insulated to Class B with the enclosure to IP44.

Standards
• Fin thickness shall be 0.12 mm and the fin concentration on the coil shall be restricted to 8-9 fins per inch.
• All cooling coils fan coil units, , shall be coated with a phenolic coating such as Heresite. Cooling coils shall be a minimum
of 4 rows.
• Chilled Water Cooling Coils, Cleanable: ARI certified, of capacities indicated when operating under design conditions and
sized as scheduled. Coils constructed with 12.5 mm copper tubes expanded into aluminum fins and stainless steel frames
and headers. Water cooling coil shall be seamless copper tubing expanded into aluminum plate fins.
• Coils shall have manual air vent and drain connections. Coils shall be pressure tested at 1.5 times operating pressure, but
the test pressure shall be minimum 24 Bars unless otherwise required by higher system working pressures.
• Water velocity in the tubes shall not exceed 1.5 m/s and coil face velocity shall not exceed 2.5 m/s.

• Drain pan shall be externally insulated and accessible. The return air side of the fan coils shall be equipped with a filter
rack suitable for holding the filter in place and shall provide for easy change−out of the filter through a bottom drop−out
panel. Provide 50 mm deep washable filter.
• The stainless steel drain pan shall be rigid and watertight and shall be sized and equipped with baffles to preclude
condensate carryover. An auxiliary drain pan shall be provided in the piping end pocket under the coil drain valves and
control valves. Pan shall be completely insulated on the underside of the pan with 13 mm thick elastomeric foam
insulation Armaflex or Equivalent .

• Dampers shall be provided to return air and fresh air openings on the mixing box sections. Damper shall be made with Aluminum aerofoil
blades in aluminum frames.

Thermal Wheel Heat Exchanger
• Rotating regenerative air to air heat recovery units shall transfer sensible heat and latent heat as indicated between the exhaust
and intake air streams.
• Heat wheels shall consist of a rigid mild steel casing protected against corrosion, containing a sectioned wheel composed of
pure aluminum treated with anti -corrosion
• coating , desiccant 3A molecular sieve.
• The coating or the heat exchange media shall not support bacteria, fungi or mould growth and shall be coated to prohibit
corrosion.
• The media shall be easily cleanable and dry particles up to 800 microns, shall pass freely through the media.The unit shall be
provided with an adjustable purge sector designed to limit cross contamination to less than 0.04 % of the exhaust air-stream
concentration. This media shall be rigidly held in place
• Thermal wheel heat exchangers shall have a minimum thermal efficacy of 70%.

• The wheel manufacturer shall guarantee wheel efficiency and shall provide certified wheel selection and performance
curves for approval with a maximum drop in efficiency of 10%.

• The wheel shall be certified by an independent test laboratory for cross contamination using tracer gas SF6 or equivalent.
Cross contamination shall be less than 0.5%.

Kitchen Extract Fan Specifications Annexure -C
Tenant is to required design , supply, install , commiss , balancing and testing of the Kitchen extract Fan and system.
• Backward inclined Belt Driven SISW Centrifugal with motor, belts etc. out of air stream especially configured for food service
applications. Fan shall in accordance with be UL705 & UL 762 & NFPA96 for kitchen applications and rated to 400 0F. All steel fan
components shall be epoxy coated and suitable for outdoor installation. Motor insulation classification shall be Class H. Fan shall be
supplied pre-wired weather proof junction box, grease collector , Ventilated curbs, integral galvanized Curb cap, Fully welded inlet
box, Vented Weather Cover, High Temperature Sealant Provided between Scroll casing and sides, grease collection box, curb cap
mounting base and Disconnect switch Box.
• Fan shall also be AMCA certified. Static pressure drop calculations based on shop drawings shall be submitted by Contractor for
approval. The above Fan shall meet commercial kitchen application (Grease) and construction shall be as NFPA 96 . Fan shall be
selected for grease removal must include a weather hood, bolted access door and 25mm drain connection. An out let guard is
strongly recommended , an up blast discharge is recommended. The fan discharge must be a minimum of 1016 mm above the roof
line . Fan out let velocity to limit to 10.5 m/s, select efficiency at 70 to 80%Tenant has to provide 1 working and 1 stand by fan. Use
fire rated flexible connection between Fan and extract duct.
• External static pressure (ESP) for Kitchen Extract Fan shall be minimum 850 Pa and tenant is required to submit ESP calculations
for approval , if as site conditions ESP is required more than 850 pa, the highest ESP shall be considered to select the kitchen
extract fan.
Kitchen Extract Fan Shall be mounted on vibration spring isolator rated with Fan load and sufficient deflection.

• The Tenant is responsible for providing a purpose-made, proprietary Double-skin (Combination) canopies operate by combining
extract with supply to improve performance of the ventilation. kitchen exhaust canopy of reputable manufacturers, such as
Halton, Gaylord, Vianen International, Greenheck , Cantech or equal approved type. Locally manufactured Hoods are prohibited.
• The location, size and design of the canopy must be determined by a specialist. The following Landlord’s specifications apply
• Canopies are to be designed and installed in accordance with the applicable NFPA, ASHRAE and HVCA standard DW171 codes.
Where the codes conflict, the higher specification will apply.
• Canopy to include stainless steel Cyclonic / high performance baffle type grease filter (Primary and secondary filters are mandatory)
UL/ ULC classified.
• Canopies shall have fresh air make up air plenum with all around sufficient thickness acoustic lining and plenum front face finished
with perforated diffusers to have a minimum face velocity of 0. 50 m /s
• Canopies must be inclusive of a grease eradication prevention system, being either, UV lights with / without hot water wash
system with UV lights or ESP , UV & Carbon filters with / without hot water system in line within the localized ductwork
• Tenants may not install any supplementary extract fans

• A maximum pressure drop across the canopy and filter of 250 Pa, but the pressure drop added to the system by
the Tenant’s Works must not exceed 450 Pa (Including hood pressure drop , ducting , VCD and etc.
• Canopy to be selected by specialist.
• Hood Manufacturer shall submit the following documents:
• Hood extract calculation sheets, Shop drawing of the kitchen hood drawings with hood dimensions, extract /
make up air stub out sizes, face velocity across the grease / canopy and velocity and free are a of front face
perforated diffuser and etc.
• Canopy must overhang equipment by a minimum of 200mm
• Minimum canopy depth: 450mm
• Minimum canopy extension into ceiling space: 25mm
• Maximum mounting height to underside of canopy to be: 2100mm above floor level

Charcoal Cooking
• Tenants who cook with charcoal, will be permitted to do so only on condition that the Landlord is fully satisfied with both the
Tenant’s ventilation design and operational plan for storing, handling and disposing of hot charcoals.
• The following additional technical specifications apply:
• High performance type hood complete with odor control , spark arrestors by specialist for heavy duty application
• Combined Kitchen extract Hood incorporating water wash with a cold water mist arrangement provided in the kitchen extract
duct work down stream of the kitchen hood.
• Moisture separator and condensate drainage piping with stain less (SS) tray shall be installed in the Kitchen duct work.
• Velocity at across the canopy shall not exceed 2.5 m/s and Canopies shall have fresh air make up air plenum with all around
sufficient thickness acoustic lining and plenum front face finished with perforated diffusers to have a minimum face velocity of
0.60 m/s.

Kitchen Hood Fire suppression system Specifications Annexure -E
System Description:
• The system shall be an automatic fire suppression system using wet chemical agent grease related fires.
• The system shall be capable of suppressing fires in the following areas associated with cooking equipment : ventilating
equipment including hoods, ducts, plenums and filters; fryers; griddles and range tops; upright, natural charcoal or chain
type broilers; electric, lava rock, mesquite or gas radiant char - broilers
• The system shall be the pre-engineered type having minimum and maximum guidelines established by the manufacturer and listed by
Underwriters Laboratories Inc., (UL).
Wet Chemical Agent
• The extinguishing agent shall be specially formulated, aqueous solution of organic salts with a pH range between 7.8 -
8.2, designed for flame knockdown and foam securement of grease related fires.
Distribution piping
• Distribution piping shall be schedule 40 black iron, chrome plated or stainless steel pipe conforming to ASTM A 120 A
53 or A 106.
Detectors
• The Detectors shall be the fusible link style designed to separate at a specific temperature.
• CARTRIDGES:
• The cartridge shall be a sealed steel pressure vessel containing either carbon dioxide or nitrogen gas. The cartridge
seal shall be designed to punctured by the releasing device supplying the required pressure to expel wet chemical agent
from the storage tank.

Discharge Nozzles
• Each discharge nozzle shall be tested and listed with the R-102 System for a specific application. Nozzle tips
shall be stamped with the flow number designation (1/2, 1, 2 and 3). Each nozzle shall have a metal or rubber
blow-off cap to keep the nozzle tip orifice free of cooking grease build-up.
Regulated Release Mechanism
• The regulated release mechanism shall be a spring loaded, mechanical/pneumatic type capable of providing the expellant
gas supply to one or two agents tanks depending on the capacity of the gas cartridge used. It shall contain a factory
installed regulator deadest at 100 PSI (6.9 Bar) with an internal relief of approximately 145 psi (10.0 bar).
• It shall have the following actuation capabilities: Automatic actuation by a fusible link detection system and remote
manual actuation by a mechanical pull station.
Regulated Actuator Assembly
• When more than two agents tanks are required, the regulator actuator shall be able to provide expellant gas for
additional tanks. It shall be connected to the cartridge receiver unit outlet of the regulated release mechanism providing
simultaneous discharge. The regulator shall be deadset at 100 PSI (6.9 Bar) with an internal relief of approximately 145
PSI (10.0 Bar). The regulated actuator assembly shall contain a regulated actuator, regulator expellant gas hose and
agent tank housed in a stainless steel enclosure with cover. The enclosure shall contain knockouts to permit installation
of the expellant gas line.
