Refurbishment

Summary
Working in a small team you will develop to RIBA stage D the design of the M&E services for a
small air conditioned building. You will analyse the client requirements and the design
constraints; improve the building performance; propose concept designs; and develop and
communicate them through engineering drawings.

The coursework will contribute 100% towards the module assessment. Each group will be
asked to carry out a peer assessment: details are in a separate document.

1. Introduction
The aim of this module is to give you an opportunity to apply and integrate knowledge and
techniques learnt in other modules to a realistic building design. You will learn how to use
advanced building simulation software to analyse building thermal performance, investigate
energy reduction strategies, produce concept designs for building services systems, and make
recommendations for the use of renewable energy technologies

2. The Client
GeoTech is a spin-off company from School of Geography, Earth and Environmental Sciences
at Plymouth University. With the aid of a Local Enterprise Partnership the company is relocating
to a existing building in the Truro Business Park.

The company designs geographical information system (GIS) software for the oil and gas
industry with the majority of clients based overseas.

3. The Building

GeoTech House1 was built in the late 80s and the fabric requires serious upgrading to meet to
meet current building regulations. The building is naturally ventilated with a radiator heating
system and an inefficient cast iron sectional boiler.
The nature of the clients business means that the majority of offices will need to be air
conditioned owing to the high equipment heat loads and tight limits on environmental
conditions.

Google Street View shows that the actual building on the site is not GeoTech House but Western
Electrical Wholesale; you need to use your imagination.

4. Part 1: IES Competencies
In week 6 following the IES instructions you will be individually assessed on you IES
competencies. The test will be carried out under examination conditions and uploaded to
blackboard.

5. Part2: Client Brief

The structure of the coursework is based on the work stages described in the Building Services
Job Book (Hawkins, 2009). It is important that you download a copy of this guide from
Info4education as it describes the deliverables and provides templates and check lists.
A common reason why projects fail is that the design team fails to appreciate the Client’s needs
and business objectives and the constraints imposed by the environment in which the project is
being delivered (e.g. financial, time, legal, spatial etc.). Part 1 is all about analysing the
requirements and constraints in a systematic way so as to ensure that you produce an
appropriate design in Parts 2 and 3. As defined in the RIBA plan of work this covers Stage A:
appraisal and Stage B: design brief. Your key deliverable for this stage is a Design Brief as
described in (Hawkins, 2009) and for which a template is provided.
Questionnaire based on RIBA stages A and B criteria, ensure all environmental unknowns
You must:
are covered Actively develop the Client brief
Participate in a design charrette2 to develop the design brief
Prepare a design brief
Assessment: online submission to Blackboard

6. Part 3: Concept Design

There are two deliverables at stage 2: a Concept Design and an Energy Strategy Report.

Upgrade the building fabric to current standards and use IES software to predict building
loads, annual energy consumption and carbon emissions.
Use value engineering methods to decide between VAV and FCU air conditioning
systems.3

7. Part 4: Detailed Design

As defined in the RIBA plan of work this covers Stage C: concept design and Stage D: design
development.

The Building Services Job Book (Hawkins, 2009) lists the inputs, activities and outputs for these
stages and has pro formas that may be used to allocate tasks to team members (pp.84-89).
The selected systems should be developed in sufficient detail to demonstrate that the systems
will work and will fit in the space available. Your designs will be communicated primarily by
layout and schematic drawings (see below) with supporting calculations included in the team
design file.

You should address the following systems:

space heating
mechanical ventilation
air conditioning
electrical installation and lighting
water services and drainage

3
Fan coil and VAV may not be the most obvious choice for this building but we would like you to
compare an all-air and an air-water system.
