Belapur Incremental Housing
This modular housing based in Belapur, New Mumbai, is designed by Ar. Charles
Correa. This project, which was constructed in the 1980s, stands as a perfect
example of affordable and high-density housing, which is the need of the hour.

Site Surrounding
Weather
Belapur are in the middle and the summers are that easy to define. The best time to
visit are January, February, March, October, November, and December. The month
with the highest relative humidity is July (88.90 %). The month with the lowest relative
humidity is December (56.23 %). The month with the highest number of rainy days is
July (29.00 days). The month with the lowest number of rainy days is March (0.17
days). Ballarpur’s climate is classified as tropical. In winter, there is much less rainfall
than in summer. According to Koppel and Geiger, this climate is classified as Aw. The
average annual temperature in Belapur is 26.6 °C | 79.9 °F. Precipitation here is about
1915 mm. 75.4 inch per year.

Purpose
Belapur incremental housing project designed for mass affordable housing in New
Bombay (Navi Mumbai) which demonstrated how high densities could be achieved
with low-rise courtyard homes, built with simple materials at a human scale.

Module Types
There are five types of dwellings designed according to plot size, the smallest being just a
single room with a toilet, and the most elaborate a two-storeyed tenement. The houses have
no common walls, but the toilets of two neighbouring dwellings do, for ease of plumbing

services.

Designed based on plot sizes varying from 45sqm to 75 sqm

Materials
Hardscape: Brick, Plaster of white color, Colorful wooden fixtures, Outdoor paving stone
blocks.

Softscape: Coconut tree, Mango tree, Basil tree, Grass and different type local tree.

Conclusion

 This housing project offers the


quality of life of a village with the
sophistication of a city.
 Each cluster permits the
emergence of a local community
feeling, while integrating each
house to the whole settlement at
different levels. The hierarchy itself
is very organic.
