SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, CATHERINE B. CATRAL, of legal age, married to JOSE RAYMUNDO


CATRAL, Filipino, with permanent residence address at Brgy. San Antonio
Sagñay, Camarines Sur, but temporarily residing at Grange, USA, do hereby
appoint, name and constitute GILBERT LEOPOLDO G. BRIGUERA, likewise
of legal age, single, with residence at Brgy. San Antonio Sagñay, Camarines Sur.
To be my true and lawful attorney in-fact to act, for and in my stead, to do and
perform the following acts, deeds and things, to with:

1. To sell, assign and dispose of parcel of lands, more particularly described as


follows:

A. A parcel of residential land, being a portion of PSI-J-188511, situated at


Poblacion, Sagñay, Camarines Sur, containing an area of ONE HUNDRED
FOURTY FOUR (144) SQUARE METERS. Bounded on the North East by
National Road; on the South by Pablo Salva; on the West by Pacita Cartago;
and on the North by remaining portion of Leopoldo Orbeta Gacer, Jr. The
above-describe parcel of residential was declared for taxation purposes under
tax declaration no. 97-013-001 in the name of Leopoldo Orbeta Gacer, Jr.
and assessed at Php 43., 200.00.

B. – TAX DEC. 2016-29-013-177

C. An agricultural lot located at brgy. San Roque Sagñay Camarines Sur with
TCT No. 10444 and Tax declaration no. 2016-29-015-107 containing an
area of one (1) hectare.

located at Concepcion Pequeña, Naga City, containing an area of ONE
HUNDRED (100) SQUARE METERS located at Concepcion Pequeña,
Naga City. Bounded on the North by Lot.
A residential lot designated as Lot 1097-A-3-B-I, (LRC) Psd 370311, located
at Concepcion Pequeña, Naga City, containing an area of ONE HUNDRED
(100) SQUARE METERS located at Concepcion Pequeña, Naga City.
Bounded on the North by Lot 1097-A-3-1 0 the East Lot 1097- A-3-A and
South by Road Lot 6, on the West by Lot 1097-A-3-B-2 Lot covered by TCT
NO. 340620.

E. A residential lot designated as Lot 1097-A-3-B-3, (LRC) Psd 370311,


located at Concepcion Pequeña, Naga City, containing an area of ONE
HUNDRED (100) SQUARE METERS located at Concepcion Pequeña,
Naga City, bounded on the North by Lot 1097- A-3-1 on the East Lot 1097-
A-3-B-2 and South by Road Lot 6, on the West by Lot 1097-A-3-C-1 lot
covered by TCT NO. 40622.

F. A residential lot designated as Lot________________, located at


Concepcion Pequeña, Naga City, containing an area of ONE HUNDRED
(100) SQUARE METERS located at Concepcion Pequeña, Naga City.

including the improvements thereon under such terms and conditions


acceptable to my Attorney-in-Fact;

2. To sign, execute and deliver the necessary Deed of Sale covering such sale
including any and all documents that may be necessary or required thereto and
to deliver possession of the property to said vendee;

3. To receive the proceeds of the sale, either in cash or in check and to pay
expenses for capital gains, real property tax and any and all such expenses that
may be agreed upon between the vendee;

4. To do such any other act or thing that may be required necessary or incidental to
carry out effectively any and all of the purposes for which this authority is
hereby given;

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full


power and authority to do and perform any and every act, and thing whatsoever
requisite and necessary to be done in and about the premises, as fully to all intents
and purposes as I might or could lawfully do if personally present and hereby
ratifying and confirming all that my said attorney-in-fact shall lawfully do or cause
to be done by virtue of these presents.
