MELINDA S. ALFARO , Filipino, of legal age, single, with residence and postal
address at No. 9011 J. Ricafrente St., Greenfield Subd., Rosario, Cavite, hereinafter referred to
as the VENDOR;
-and-
CHRISTER SON C. CUDIAMAT, Filipino, of legal age, single, with residence and
postal address at No. 048 Brgy. Lambingan, Tanza, Cavite, hereinafter referred to as the
VENDEE;
WITNESSETH:
That the VENDOR is the registered owner of a parcel of land, with an aggregate area of
128 sq. meters, more or less, situated in the Municipality of Tanza, Cavite, covered and
described under Transfer Certificate of Title No. 1035901 of the Registry of Deeds for the
Province of Cavite, more particularly described as follows:
That the VENDOR hereby warrants that she is the exclusive and absolute owner in fee
simple of the above-described property; that the same is absolutely free from all liens and
encumbrances whatsoever and hereby affirms as a positive fact that there are no other transaction
with the Registry of Deeds for the Province of Cavite that will affect the rights of the VENDEE
and / or third parties regarding the same property.
IN WITNESS WHEREOF, the parties have hereunto affixed their signatures this

ACKNOWLEDGMENT
BEFORE ME, the undersigned notary public for and in the ________________,

That the VENDOR is the registered owner of a parcel of land , with an aggregate area of

Province of Cavite, more particularly described as follows:
That for and in consideration of the amount of TWO HUNDRED FIFTY SIX
THOUSAND PESOS ONLY (P 256,000.00), Philippine Currency, receipt of which is hereby
acknowledged by the VENDOR to their entire satisfaction, the VENDOR hereby SELL,
TRANSFER and CONVEY the above described property unto the VENDEE his heirs,
administrators, assigns and successors-in-interest.
SPECIAL POWER OF ATTORNEY
I, CHISTER SON C. CUDIAMAT, Filipino, of legal age, single and a resident of 048 Brgy.
Lambingan, Tanza, Cavite have made, constituted and appointed, and BY THESE PRESENTS, do hereby
APPOINT, NAME and CONSTITUTE, NELIA L. DELGADO, of legal age and a resident of 374 Bacao
II, General Trias, Cavite, to be my true and lawful Attorney-in-Fact, for me and in my place and stead to
do and perform the following acts and deeds, to wit:
1. To act as my representative in the processing of the titling to my name of the property located in
the Municipality of Tanza, Cavite under TCT Nos. 1035901; to transact with the Bureau of
Internal Revenue (BIR), Registry of Deeds, and other private and/or government institutions
relative thereto; to secure Tax Clearance, Certificate of No Improvement/Certificate of Non-
Delinquency, Tax Declaration and any and all necessary instruments, to demand receipts
therefore; to act as my representative in any and all matters relative thereto and to claim and
receive the Transfer Certificate of Title of said property.
2. To execute, make, sign, file. endorse, claim, ask for, demand, claim, receive and/or withdraw any
and all papers and documents relative thereto.
HEREBY GIVING AND GRANTING unto my lawful Attorney-in-fact full power and authority to
execute and perform every act necessary to render effective the power as though myself, have so
performed it, and HEREBY APPROVING ALL that she may do by virtue hereof with full right of
substitution of her person and revocation of this instrument.
