BRIEF BACKGROUNDER
• The land for the project site was purchased by Uppal’s in an open
auction of DMRC in the year 2006.
• The project was first launched in 2007 by name of Metro Park, but
the project was delayed because of sanctions and lack of clarity at
the government level which was sorted out in 2009 and plans were
also sanctioned in the same year.
• But later with change in the in the government norms and master

societies that lack basic amenities like power back-up, water
treatment plant, adequate parking, club house & pool, adequate
greens and most important is the clear title etc .
• Average selling price of an average CGHS apartment in Dwarka is
Rs. 7000 psf however the better ones go up-to Rs.8500/-.
• The DLF Moti Nagar site which is on the same metro line is
presently selling at Rs.12000/- psf for phase I, the resale is
happening between 9500-11000 psf
• Apart from this the other site which is coming up in Delhi is also
along the Metro line developed by Parsavnath Group in North Delhi
with rates touching nearly Rs. 10000 psf
Market Availability
• To own a address in Delhi is a rarity. Not many new options are
available to a prospective mid income buyer if he/she is searching
for an apartment in Delhi.
• Most of the availability in the mid segment is in terms of resale of
DDA apartments or builder floors.
• A closer look of the competitive options in the same region would
be CGHS flat in Dwarka or a DDA flat in nearby Janakpuri, Vikaspuri.
• An average 2BHK (800 sq ft) DDA flat in areas like Janakpuri would
cost 80lakhs as on date and 2BHK 1000 sq ft in Dwarka would be
nearly 70lakhs
• Other options available would be to move out from Delhi to
neighboring NCR cities like Noida & Gurgaon.
