DURATION: The duration of the lease shall be for a period of 11 (eleven) months only,
commencing from 25-10-2020 and is subject to renewal thereafter under mutually agreed
terms and conditions by the Landlord and the Tenant.
2. RENT: The monthly rent payable by the Tenant for the Schedule Property shall be Rs.
22,000/-(Rupees Twenty Thousand Five Hundred Only) plus maintenance Charges Rs.2,500/-
(Rupees Two Thousand Five Hundred Only) per month. This amount shall be paid every
month within the 5th day of the subsequent month. Any further delay tenant needs to pay
5% extra as penalty.
3. DEPOSIT: The Tenant has paid to the Landlord a sum of Rs. 1,50,000/- (One lakh Fifty
Thousand Rupees Only). The Landlord hereby acknowledges the said amount and the same
shall be held by the Landlord as security deposit during the continuance of the lease and/or
any extension thereof and shall be repaid to the Tenant free of interest at the end of the
period of the lease.
4. ENHANCEMENT: The rent payable to the Landlord by the Tenant as aforesaid in clause no.2
shall be enhanced by 5% of the last amount at the end of every 11 months.
5. ELECTRICITY CHARGES: The Landlord has provided separate meter for electricity charges
consumed by the Tenant and charges shall he paid directly to the concerned department
regularly.
6. INTERNAL MAINTAINENCE: The Tenant shall maintain the scheduled property in a state of
good order and condition and shall not cause any damage or disfigurement to the Scheduled
Property therein always excepting fair wear and tear. If any damage caused by the Tenant
the respective amount can be deducted from the security deposit.
7. LIABLE FOR DAMAGES: It is agreed that any damages caused by the Tenant in the Scheduled
Property shall be made good by the Tenant promptly.
8. REPAIRS: The Tenant shall get all minor repairs and replacements of any nature done at its
own cost but major structural repairs to the schedule premises such as leakage of roof or of
electricity or replacement of electrical wiring or defective sewerage system and such other
major defects shall be carried out by the Landlord as and when required.
9. USAGE: The Scheduled Property shall be used by the Tenant only for Residential Purpose
and shall not use for any unlawful or business purpose. The Tenant will not store hazardous
and inflammable articles like explosives and petroleum products.
10. SUB LEASE: The Tenant shall not be entitled or permitted to assign, underlet or sublet the
scheduled premises or any part thereof or part with possession of the demised property or
any part thereof to anybody whatsoever
11. ADDITIONS AND ALTERATION: The Tenant shall not make any additions or alterations in the
premises without written consent of Landlord.
12. PAINTING and REPAIR CHARGES: At the time of vacating Tenant has to pay One Month Rent
towards Painting Charges and any repairing charges for normal wear and tear, these
charges will be over and above of any other charges/penalty mentioned in the 14 th and 16th
condition.
13. INSPECTION: The Landlord or their representatives shall inspect the Schedule Premises at all
reasonable hours with prior information.
14. TERMINATION OF LEASE: The lease shall be determinable under all or any of the
circumstances, namely:
i) By the efflux of time
ii) In the event of non-payment of rent by the Tenant for more than ONE month
iii) In the vent of breach by either party of the terms, conditions and covenants
hereof
iv) By giving Two month's proper notice from either of the parties in writing

In the event of any of the above said points breached by the tenant, the tenant has to
vacate the house with immediate effect and pending rent + two months rent (for notice)
will be deducted in deposit. This penalty will be over and above of any other
charges/penalty mentioned in the 12th and 16th conditions.

15. HANDING OVER THE POSSESSION: The Tenant shall deliver back the vacant possession of
the scheduled premises to the Landlord immediately upon the expiry of the said term or on
earlier termination if any, in good and tenantable conditions, subject to reasonable wear and
tear, upon which the Landlord shall return the security deposit free of interest immediately
to the Tenant without any delay.
16. If Tenant vacates the premises before 11 months, Tenant are liable to pay One Month Rent
as Penalty, this penalty will be over and above of any other charges/penalty mentioned in
the 12th and 14th condition.
