(Hereinafter called the Second Party / Tenant)

The expression of both the parties wherever they occur is the body of this agreement shall
I mean & include their respective heirs, successors, occupier's, Administrators, Legal
representative and assigns etc.

Whereas the First party is owner of the land situated in Hariaon, Bhadohi-22t4OL and has
H .greed to let out approx 1O,OOO Sq Ft of the said land on monthly rent to the Second party.

fi NOW THIS AGREEMENT WITNESSETH AS UNDER:-

1. Whereas the Second party has approached to the First Party to let out the above said
: property for commercial purpose and that First party is in position to let out the

aforesaid property for renting and tenant is agreeable to accept the same for the

2. That the rate of the rent of the said premises is settled at INR 10000/-(Rupees Ten
Thousand only) per month exclusive of Water, Electricity, and other incidental charges.
3. The tenancy shall be effective from 1st day of each English Calendar month and end
with the last day of each month. The tenancy has started w.e.f, 01.07.2019 and shall
remain enforced for the period of next 10 years on mutual consent.
4. That the Second party shall use the said premises for commercial purpose.
5. That is case the Second party fails to pay the monthly rent to the First party
consequently for the period of three month, then the Second party shall have get
vacated the premises in question immediately

That the Second Party shall pay the electricity charges as per the Eldctricity bill raised
by the Electricity Board.
7. That the Second Party shall permit the First party or any of his authorized person to
enter the said premises at reasonable time for inspection purpose.
8. That both parties shall have to give three month advance notice in written to each
other, in case of vacating the premises in question before the expiry of tenancy.
9. That the Second Party shall not use the rented premises to carry out business in items
like arm & Ammunition, dangerous material, Fire hazard-material, health-hazard
material, Material prohibited by Government Law etc.
10. That the term and condition as stated above shall be binding on both the parties. The
terms and condition of this agreement are final and are irrevocable.
