TECHNICAL DOCUMENTATION
SPACE PLANNING
- is a fundamental element of the building design process. It starts with an
in-depth analysis of how the space is to be used that would generally satisfy
its purpose and needs of the client. The designer draws the plan that defines
the zone of the space and activities that will take place in those zones.

CALCULATIONS
 Used by engineers to determine the loads that a building must withstand
and the properties of members that comprise its structure
 More particularly the load calculation on column, beam and slab and also
engineers must predict what loads they expect to act on the building.
Referred to as specified loads, these include:
o live loads, which are imposed by the occupants, furniture, vehicles,
and equipment
o dead loads, caused by the weight of the building itself
loads inflicted by the forces of nature, such as wind, earthquakes, and
etc.
 After calculating the loads, Factor of Safety (FOS) was added for it is
important for any building design for the safe and convenient
performance of the building during the design life duration.

SPECIFICATIONS
 Is defined as a “part of the contract documents contained in the projects
manual consisting of written description of technical nature of materials,
equipment, construction systems, standards and workmanship

TYPES OF SPECIFICATION

 PRESCRIPTIVE SPECIFICATION – convey the requirements of a


project through a detailed explanation of the materials that the contractor
must use, and the means of installing those materials.
 This type of specifications will typically be formatted in a manner similar
to the following sections:
o GENERAL - consists of information such as national quality
standards, product handling, design requirements, and keeping
quality control.
o PRODUCTS- describe in detail the various products required
for the task covered by the Specification along with the
individual structural and performance requirements of each
product.
o EXECUTION-explain how to prepare the materials and
conduct the installation, including the testing requirements to be
followed

 PERFORMANCE SPECIFICATIONS- discuss the operational


requirements of a project. It details what the final installed product has o
be capable of doing.

 PROPRIETY SPECIFICATIONS- requires the use of a single


approved product type for any particular installation. It is often used in
cases where there is an existing equipment or installation on site

PURPOSE OF SPECIFICATION
 Expressing the quality of constructional material or
strength of the constructional work.
 Expressing the ratio of components used in concrete or
mortar.
 Expressing the type of material such as timber type and
bricks type etc.
 Expressing the color of constructional materials.
 Listing the conditions of the contract.
 Evaluating the cost likely to be expended over the
constructional work.
 Explaining the methodology for conducting
constructional work.
 Explaining the machinery and tools used in the
constructional work
QUANTITY SURVEY AND COSTS ESTIMATES
– an art or knowledge on which materials quantity and entire costs are
determined. It helps in determining all related applicable costs and materials
quantity so that all those factors are determined and the probable funds are
released for the project.
DATA FOR ESTIMATES
 Drawing -understanding the blueprint
 Specifications- depiction of project quality
 Rates – pricing of materials and labor
2 TYPES OF ESTIMATES
1. Original Estimates 2. Detailed Estimates
 Original Estimates – for newly proposed projects. It could be done in
these two ways:
o Rough Cost Estimate- differs on every structure
For building methods
- By per unit method
Unit method estimate = standard units of accommodation x costs / unit

- By plinth area method


Costs of Construction = Plinth Area (Area Under the Roof) x
Appropriate Costs
Additional Costs;
Water and Sanitary = 8% of the Costs of Construction
Electrification = 8% of the Costs of Construction
Gas supply = 4 % of the Costs of Construction
Contingencies = 5% of the (Costs of Construction + Additional Costs)
Estimated Project Cost = (Costs of Construction + Additional Costs
+Contingencies)

- By cube rate estimate


Volume x costs/ unit volume

o Detailed Estimate
- Each item of the project is determined and multiplied
with its unit of rate to acquire the costs
- The following data are required on this type of estimate:
1. Project Report
2. Specifications
3. Detailed Drawing
4. Design Data
5. Rates
- In case of changes on the ongoing construction,
 Revised Estimate – prepared when there is an
occurrence of diversion due to the fluctuation of
prices of more than 5 % on the Detailed Estimate
 Supplementary Estimate – prepared when the
construction work of the project has started and
there should be a change of design and the
expenditure due to design changes cannot be
covered within approved.
 Repair Estimates – for already built or existing structure to be able to
maintain its state.
3 TYPES OF REPAIR ESTIMATES

o Annual Repair Estimates- buildings and other structures are


repaired every year to keep them maintained and usable. It
includes white washing and other minor repairs
o Quadrennial Repair Estimates- repair done on a building or
structure every four years. It includes painting, and repairing of
spoiled plasters and also repairing the doors and windows.
o Special Repair Estimates- repairing of damages or structures
caused by catastrophic events and accidents

BUILDING PERMIT
-a document issued by the Building Official to an owner/applicant to
proceed with the construction, installation, addition, alteration, renovation,
conversion, repair, moving, demolition or other work activity of a specific
project/building/structure or portions thereof, upon the approval of the
accompanying principal plans, specifications and other pertinent documents
with the duly notarized application, which will be found satisfactory and
substantially conforming with the National Building Code of the Philippines
and its Implementing Rules and Regulations. (PD 1096)

Under Chapter 3, Sec. 301 of PD 1096,


“No person, firm or corporation, including any agency of the government is
allowed to construct, alter, repair, convert, use, occupy, move, demolish and
add any building/structure or any portion thereof or cause the same to be
done, without first obtaining a building permit from the Building Official
assigned in the place where the subject building/structure is located or to be
erected.”

The permit shall expire and becomes null and void


o if the building or work authorized therein is not commenced within a
period of 1 year from the date of such permit,
o if the building or work so authorized is suspended or abandoned at
any time after it has been commenced, for a period of 120 days.

REQUIREMENTS FOR BUILDING PERMIT

• Barangay Clearance/Certification, Association Certificate, Consent of


owner, SPA.
• Transfer Certificate of Title, Tax Declaration, Deed of Absolute
Sale, Waiver of Rights, Contract of Lot Award, DENR Tagging
Entry Pass/Stub.
• Contract/Agreement (should include contract price) with general
contractor.
• Contract/Agreement (should include contract price) with sub-
contractors for Electrical, Mechanical, Sanitary/Plumbing,
Elevators, and all other services required by the developer.
• Fully accomplished application forms:

• Sanitary/Plumbing

• Fencing
