DEED OF SALE WITH ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT made and entered into in Sorsogon City, Philippines, this ____day of
_________, 2020 by and between:

JOSEPH RECALDE BUSTOS, of legal age, Filipino, married to Leif Sharon Ditan
Bustos with residence at Aguada Norte, Magallanes, Sorsogon, hereinafter referred to as the
SELLER/VENDOR;

-AND-

DAVEY RAY M. DITAN, of legal age, Filipino, married to Princess Domingo Ditan
and with residence at 109 Marlo Drive MonteVista Subd., Cainta, Rizal, hereinafter referred to
as the BUYER/VENDEE;

WITNESSETH:

That the SELLER/VENDOR is the absolute and registered owner of a house and lot
located at Bo. of Centro, Municipality of Magallanes, Province of Sorsogon, with an area of
Fifty Two (52) Square Meters more or less covered by TCT No. 083-2016000752 issued by the
Registry of Deeds of Sorsogon, Sorsogon with the following technical description to wit;

TRANSFER CERTIFICATE OF TITLE NO. 083-2016000752

“A parcel of land (Lot 3-M-5-D of the Subdivision Plan (LRA) PSD-434208,


approved as a non-subdivision project, being a portion of Lot3-M-5, PSD-05-
012189, L.R.C9GLRO) Record No. 44099). Bounded on the NE., points 2 to 3 by
Lot 3-M-5-C; on the SE., points 3 to 4 by Lot 3-M-5-L, Road; on the SW., points 4
to 1 by Lot 3-M-5-E, all of the subdivision plan; and on the NW., points 1 to 2 by
perpetual road right of way (4 m. wide) portion of Lot 3-M-6, PSD-05-
012189.Containing an area of Fifty Two (52) Square Meters more or less.”

That for and in consideration of the sum of Three Hundred Thousand Pesos
(Php300,000.00), Philippine Currency, receipt of which is hereby acknowledged from the
BUYER/VENDEE, the SELLER/VENDOR does hereby, SELL, CEDE, TRANSFER and
CONVEY, in a manner of absolute and irrevocable unto the said VENDEE, his heirs, successors
and assigns, the above-described property together with the improvement found and existing
thereon, free from all liens and encumbrances whatsoever.

That the above-described property is mortgaged by the SELLER/VENDOR in favor of


the HOME DEVELOPMENT MUTUAL FUND/PAG-IBIG.

That as part of the consideration of this sale, the BUYER/VENDEE agrees to assume as
he hereby assumes all the duties and obligations of the SELLER/VENDOR imposed upon the
latterin the abovementioned mortgage deed.

that the same are their free act and voluntary deed.

acknowledgment is written, has been signed on the left margin of each and every page thereof by
