Dear Client,
For purpose of estimation of this proposed development in Epping and considering the design document at hand we
utilized superficial estimation method to provide a preliminary estimate for construction of this project. It should be
noted that figures(monetary) utilized in this estimate are for a flat site, medium finish and assumption of minimal
dewatering expenses, any factors such as sloping sites, latent ground conditions and design resolutions shall lead to a
change in this estimate.
The cost given is based on total floor areas measured between inner faces of external walls using the FECA and UCA
method where all fully enclosed areas and unenclosed areas are categorized accordingly and costed as such. For your
perusual we have attached the Rawlinson definition for FECA/UCA. Due to pricing difference between Internal Apartment
elements and basement we have priced basement separately instead of adding it to FECA. External garden, landscaping
features are included in Provision Sum and with level of detail of plans shall be costed further.

The design documents had sufficient information to accurately be utilized in estimating software, CostX and scale of
1:100 aided in the accurate calculation of FECA/UCA’s.

Assumptions whilst calculating this area also included detached laundry, linen and bath areas to FECA. For purpose of
this estimate additional elements such as landscaping details and features to basement were omitted. PC amount of
shall account for these additional elements. Rates assumed for this build are to be of medium/standard finish and any
variation to this specification/rates shall be accounted for the revised estimates upon receiving of new design plans.
COVID – 19 – The Cost to Complete does not include for any cost impact or programme delays that may arise
from this pandemic or future government actions/directions/legislation to counter the spread of the virus.
