Good day.
Upon investigation, the undersigned found out that this property was declared in the
name of Esmeraldo Margin per TD 1449 (1st GR). However, during the 2nd General
Revision, a typographical error was committed and the declared owner was changed
to Emeralda Margin instead of Esmeraldo Margin.
Hence, the undersigned would like to restore the name of the declared owner of TD
No. _________________________ from Esmeralda Margin to Esmeraldo Margin.
Attached in this report is the First and Second General Revision Tax Declarations of
the said property.

Enqriue Castro. However the said property was declared new under his name during
tax mapping under Tax Declaration No. 0114 being Lot No. 5488.

we found out that Lot No. 5549 declared in the name of Mota, Melquiades was
inadvertently place in Section 03-007 instead of Section 03-008 in our tax map.

The undersigned referred this problem with the tax mapper chief, Sir Noel. Upon
investigation, we found out that there was an error in the subdivision of the whole
land during the tax mapping as reflected in our map. Hence, we adjusted the tax
map and followed the subdivision plan made by the DENR.
Now we could not accurately trace anymore the previous owner of the lot vis-à-vis
the new owners as subdivided by the DENR and titled by the DAR, hence we agreed
that all the lots in the northern part will be credited to Nicolas Languing while those in
the southern part will be credited to Virginia Taer.

Upon investigation and per actual inspection, TD No. 2017-09-0002-00429 (5th GR)
in the name of Matilde Morta Mosende is not 310 sqm as declared in the tax
declaration. In reality, Matilde Mosende’s lot area is only 156 sqm. This is because
during the cadastral survey, the adjacent lot declared in the name of Lincuna,
Faustino was inadvertently included in Matilde Mosende’s name.
Now, the heirs of Matilde Mosende caused for the transfer of the said lot into their
name. Hence, there is no more remaining portion of Matilde Mosende’s lot.

It can be noted that there are four different transfers of properties in this transaction
as seen in the attached Extrajudicial Settlement of the Estate of Richard Alegado

All of the mentioned properties in the extrajudicial settlement are untitled, except Lot
No. 689-P, which is covered by TCT T-404. In this TCT, the siblings of Richard

Sir:
This refers to the deficiencies of the papers of Mosende, Rufino M. (Heirs of). as
noted in routing slip no. 19-05-01222, specifically the one written by ASE Division
regarding the clarification of who is Rufino Mosende.
Upon asking the representative Ms. Ronita Jornales regarding this, she said that
there are three Rufino Mosende - namely Rufino Mosende Sr., Rufino M. Mosende
Jr and Rufino J. Mosende III.
Matilde Morta Mosende, the widowed wife of Rufino Mosende Sr donated the
property as stated in the Deed of Donation Inter Vivos to her grandchildren.
However, when the OCT came out, the name of the registered owner became Heirs
of Rufino M. Mosende Rep By Ronita N. Jornales instead of the names of her
grandchildren as stated in the Deed of Donation.
The name Rufino M. Mosende, which appeared in the OCT actually refers to Rufino
M. Mosende Jr, the son of Matilde Morta Mosende , and the common law husband of
Ronita N. Jornales. Meanwhile Rufino Mosende, the name which appeared in the
Deed of Donation Inter Vivos is actually Rufino J. Mosende III, the grandchild of
Matilde Morta Mosende.
