The proposed eighteen (18) storey PTA office block will be on a 1-acre piece of land (LR. No
1/184) along Lenana road in Kilimani area, Nairobi. Figure 1 below shows the location of the
proposed office block.
The scope for the development, which is under construction, is the same as that which was
approved by the City County of Nairobi in 2018.) as shown in Table 1-1 below. The proposed
development will house the following facilities:
1. A conference room;
2. Retail shops; and,
3. A sky garden.
A Traffic Impact Assessment had previously been prepared, with traffic counts carried out on the
14th Dec 2016, 18th and 19th January 2017 at the following five (5) intersections:
1) Galana Road/Lenana Road intersection;
2) Argwings Kodhek Road/Galana Road intersection;
3) Argwings Kodhek Road/Wood Avenue intersection;
4) Wood Avenue/Lenana Road intersection; and
5) Ring Road Kilimani/Lenana Road intersection.
These five (5) locations were chosen because they are the most critical in evaluating the current
and future traffic operating Levels of Service (LOS) and street capacities around the proposed
office development.
Based on the analysis, the report recommended the following improvements to the surrounding
road network:
1. Widening of Ring Road Kilimani and Lenana Road;
2. Eliminating right-turns at the Wood Avenue/Lenana road intersection: as shown in
Figure 1-2 below;
3. Introducing roundabouts at the Galana road/Lenana road intersection, and Argwings
Kodhek road/Wood Av intersection as shown in Figure 1-3 below; and,
4. Eliminating right-turns at the entry to the proposed PTA office block as shown in Figure
1- 4.
1) To review previous Traffic Impact Assessment report proposals for improvement of external
road network within the project vicinity;
2) Study the traffic flow within the project study area noting points likely to experience traffic
bottlenecks.
3) To review capacity of the road sections and intersection to handle generated/attracted
traffic owing to the proposed structures and recommend necessary solutions to ensure
delays and traffic operating conditions are within acceptable limits.

The following data and services should be provided by the client during Phase 1 of the project:
(i) Previous TIA reports, traffic data, parking data and floor plans;
(ii) Assist in liaison and arranging for permissions to enter the study area.
During Phase 2 of the project we will require the client to assist by providing an accurate and up-
to-date topographical map of the study area and the adjacent external roads. This will enable us to
prepare the detailed designs.
