SPECIFICATION

Project : PROPOSED TWO STOREY RESIDENTIAL BUILDING


Owner : NILO TAGUD / AYLA TAGUD
Location : BRGY. 83 3rd ST. PARAISO, SAN JOSE, TACLOBAN CITY, LEYTE

I. GENERAL CONDITIONS
1. The construction of the project shall be done in accordance with the plans and specifications
or the methods or procedure herein specified.
2. The contractor and the owner or his duly authorized representative shall have overall
supervision of the project.
3. The construction of the project shall be done in accordance with the sound and accepted
engineering practice and in conformity with existing building codes and regulations.
4. The owner or his duly authorized representative shall be allowed to inspect the progress of
work accomplishments and decide on matters in conflict which may seem inconsistent to the
contractor.

II. SITE PREPARATION


1. Staking : the staking of the fence shall be done by the contractor
in the presence of the owner or his duly authorized representative.
2. Excavation : The contractor shall make all the necessary excavation for
the foundation to grades indicated in the plans: the bottom of the
excavation for foundation and the footing shall be free from water before
placement of reinforcing bars and pouring of concrete.
3. Backfill : Fill materials shall be selected borrow free from woods, stumps, roots or
other foreign matter, properly tamped to achieve sufficient load bearing
capacity.

III. CONCRETE MASONRY & METAL WORKS


1. Class A (1:2:4) mix for foundation and footing.
2. Class B (1:2 ½:5) mix for floor slabs and wall footing.
3. (1:3) cement-sand mix for plastering, CHB layering.
4. (1:3:2) cement, 3/4 gravel and sand for CHB cell fillers.
5. Concrete hollow blocks shall be approved quality, free of cracks and other defects which may
impair its strength and appearance.
6. all steel are deformed bars in accordance with ASTM-305, fs – 18, 000 psi.
7. all intersection bars shall be tied together with # 16 G.I. wires

IV. LUMBER AND CARPENTRY WORK


Lumber shall be of the respective kinds required for the various parts of the work, well-seasoned,
free from large, loose or unsound knots, saps, cracks, shakes, or other imperfections impairing its
strength, durability, and/ or appearance. Some structural and framing lumber may be of rough
dimensions shown on the drawings. All exposed woodworks, however, shall be smoothly planed
and if necessary well sand papered.
All lumber in contact with masonry shall be painted with an approved wood representative and
termite proofing compound.
All carpentry works shall be of good workmanship.
V. ROOFING

Roofing shall be gauge # 26 Colored Roofing sheets and its equivalent flushing and gutters are
gauge # 26 securely fastened to edges of facia.

VI. PLUMBING MATERIALS AND FIXTURES

Use Royal Tern water closets, lavatories, with complete accessories. Use chrome plated facilities
and fixtures unless otherwise specified.

PLUMBING PIPES AND CONNECTION:


Run all horizontal piping in perfect alignment and at a uniform grade of not less than two
percent (2%). All changes of directions shall be made by the appropriate use of forty five degrees
(45°) wye, long sweep quarter bend, sixth, eight or seven bends. There should be never double
hub or double tee branch be used in horizontal soil or waste pipes. The drilling and tapping of
house drainage waste or vent pipes, use of saddle hubs and bends are prohibited.
Clean out are required under the following conditions:
a.) At every change in the horizontal direction exceeding 22-1/2 degrees.
b.) 1 – ½ meters inside the property line before the house drainage connection.
c.) At the end of the horizontal pipeline.

The digestion chamber of the septic tank must be waterproofed. It should not be less than 0.30
meter of air space left between the top of the roof slab of the vault
All plumbing works shall be done under the direct supervision of a licensed Master Plumber.
No Septic Tank shall be located or constructed under the building.

VII. HARDWARES:

All finishing hardware’s shall be brand new Philippine made. It shall be suitable to the
services required to the fully equip in the most satisfactory operative conditions.

VIII. ELECTRICAL MATERIALS AND FIXTURES

All electrical wiring installations shall be done in accordance with the Philippine National
Code. The service entrance wire shall be #8 THW. A.W.G. in conduit pipe.
