CONTRACT OF LEASE
KNOW ALL MEN BY THESE PRESENTS:
I, JOHN PRATS, of legal age, single, resident of 123 Street, Jaro,
Iloilo City, hereby leases unto JOSE UY, of legal age, married, resident of 143 Street, Jaro, Iloilo City, that certain premises at Third (3 rd) floor of Panaderia ni Pa-a Building, Jaro, Iloilo City, under the following terms and conditions:
1. That the term of this lease shall be one (1) year;
2. That the monthly rental of the leased premises shall be Twenty
Five Thousand Pesos (P25,000.00) payable at the last day of the month;
3. That upon the signing of this Contract, the LESSEE agrees to
pay advanced rentals for three (3) months as security deposit;
4. That the premises leased have been received by the LESSEE in
good, habitable condition;
5. That the LESSEE shall use the leased premises exclusively for the operation of the review center in conducting continuing education and review classes for BAR examinations;
6. That the LESSEE is expressly prohibited to sublet the leased
premises to any one, without the express consent of the lessor in writing;
7. That the LESSOR shall pay the real property taxes levied of the leased premises corresponding to the aforementioned parcel of land while the LESSEE shall pay the real property taxes levied on the building and other improvements that shall be introduced by the latter;
8. That any fixed improvements or renovations that will be
introduced in the subject stall shall become the property of the LESSOR after the expiration of the term of this Contract;

9. That the LESSEE shall notify the LESSOR at least 30 days in
advance should the LESSEE decide to abandon the leased premises;
10. That violation of any of the above terms and conditions will produce ipso facto the rescission of this Contract.
